The lakeside community of Holden Heights has easy access to SoDo

Holden Heights stretches from the green shoreline of Lake Holden to the retail-heavy SoDo District. This Orlando neighborhood has lakefront homes on its south end and parks on its north side. These placid features are only minutes from the shopping centers and trendy restaurants of SoDo, part of the SoDo neighborhood. Plus, the neighborhood’s on ramps to Interstate 4 make it a straight shot to downtown Orlando.

Waterfront homes in an HOA-free community

Interstate 4 divides the neighborhood in half. On the south side, properties along the lakefront range from two-bedroom ranch-style homes to five-bedroom Mediterranean-inspired designs. Backyards slope down to the water, where private docks often store boats or kayaks. “My dream is to live on Lake Holden,” says Rochelle Warriner, a Realtor with United Realty Preferred. “It’s a beautiful area with no HOA, all older homes.” While there’s no mandatory homeowners association, lakefront residents can join the voluntary Lake Holden Property Owners Association. For $50 per month, members can go to association events, attend board meetings and float in the annual holiday boat parade. Homes usually sell from the lower $200,000s to the lower $500,000s.

North of the interstate, small homes are laid out on a grid of streets. Most houses were built before 1960, but dozens of new homes have been added since 2020. Homeowners on this side of Holden Heights also don’t have to pay HOA fees. Prices vary from the lower $200,000s to the upper $400,000s.

Getting outside on Lake Holden and at Grand Avenue Park

There isn’t a public access point to Lake Holden, but those who live on the lake can swim, paddle and wakeboard across its 265 acres. “It’s a gorgeous, skiable lake,” Warriner says. On the weekends, boats drop anchor near the lake's island, where people disembark to swim and drink the day away. The north end of Holden Heights is far removed from the lake, but there are several parks. In 2021, renovations added new playgrounds and fitness equipment to Grand Avenue Park. A few blocks away, the Holden Heights Community Center hosts job training and after-school programs.

Local produce, craft brews and shopping in SoDo

Just outside of Holden Heights, the SoDo District centers around South Orange Avenue. This is the city’s prime businesses district south of downtown. Notable spots include:

  • Freshfields Farms, a grocery store that sources meat and produce directly from farmers and packing plants
  • RockPit Brewing & Distilling, a destination for beer, cocktails and live music
  • SoDough Square, a pizzeria serving Detroit-style pies
  • Sodo S.C., a shopping center with Target, TJ Maxx and LA Fitness

Commuting to downtown, Disney and other job hubs

It’s only about 5 miles to downtown Orlando. South Orange Avenue and Interstate 4 both lead downtown, a drive that usually takes 10 to 20 minutes. Tens of thousands of people work in downtown's Central Business District, but that’s not the only employment hub nearby. Others include:

  • Orlando Regional Medical Center, a hospital with 4,300 employees, is 2 miles away.
  • Orlando International Airport, one of the nation’s busiest air travel hubs, is 8 miles away.
  • Walt Disney World Resort, the Orlando area’s biggest employer, is 15 miles away.

Magnet program at the highly rated Boone High

Orange County Public Schools zones students in the neighborhood to Boone High School. The highly rated school is home to a Criminal Justice, Law and Finance Magnet program. Freshmen can apply to join the program and spend four years studying one of the three career fields through lectures, job shadowing and internships.
