North Philly charm

Just three miles north of Center City, North Philadelphia West offers an urban lifestyle with an abundance of row homes. The community is notably bordered by Temple University and offers residents with many nearby and walkable amenities.

Affordable row homes

Many of the neighborhood’s row homes were built in the early 1900s, featuring traditional Philadelphia architecture. Most are made of brick and painted differently, adding a pop of color to each block. “You’ll see influences from Brewerytown,” says Jon Sanborn, real estate agent and investor with Brotherly Love Properties. “Many investors have come in over the past decade and rehabbed a lot of these homes.” Prospective residents can get a fully restored home for about $250,000 to $300,000. Sanborn says this is an excellent opportunity with prices ranging from $80,000 to $150,000. The neighborhood also has some areas featuring three-story brownstone row homes with more than 3,000 square feet of living space, which go for around $450,000.

Local eateries and markets within walking distance

No matter where residents live, they can step out of their front door to the sidewalk for a short trip to restaurants and shops. Most local businesses have set up shop in row homes all over the neighborhood. Stop by Sunny’s Diner for some chicken and waffles or other breakfast menu items. For some soul food, be sure to check out Seigs Crispy Chicken. Grab some wings and a drink while catching a game at Red Top 24 Bar. There are lots of mini-markets within walking distance for a quick shopping trip. While they all offer various convenience store products, some, like Cibao Food Market, are popular spots for hoagies.

Getting around the city with ease

Don’t want to walk or drive? Get around town on a SEPTA bus or hop on a train, which travels all over the city. Residents can also get around the city by driving along Broad Street.

Abundance of schools close by

Kindergarten through eighth-grade students are split between several schools within The School District of Philadelphia, including William Dick School, which embellishes the community with its bright and colorful mural. William Dick offers various programs for students like Spark, which allows seventh graders to explore career paths by visiting job sites with guidance from a mentor. Both William Dick School and Strawberry Mansion High School, which most students will attend afterward, have C-minus grades on Niche. Temple University also lies along the eastern side of the neighborhood, with some student housing buildings along Broad Street.

Spend the day outdoors

When classes are over, kids can partake in the after-school program at Hank Gathers Youth Access Center. The recreation center is a frequently visited spot for locals, with a well-kept playground and basketball court. For more outdoor fun, head to Fairmount Park just a mile away. As Philadelphia’s largest park, it offers more than 2,000 acres of woodlands, enjoy a picnic on the rolling hills and play sports with friends.
