Two different subdivisions in the heart of Plano
Situated about 3 miles from the heart of downtown Plano and just minutes from outdoor escapes is the residential community of Clearview – which includes both the Town West and Ruisseau Place subdivisions. “Clearview is an affordable, well-maintained neighborhood in a good location with easy accessibility to Dallas and anywhere in the area,” says Steve Hendry, a broker with Re/Max Premier, who has almost 50 years of experience in the industry. “It’s a good family neighborhood, but its affordability makes it popular with homebuyers just starting out. My clients were first-time buyers when they moved there. They really loved their house and the neighborhood and were sad to have to list the house.” With its central location and great schools, it’s clear why folks flock to Clearview.

Traditional and ranch-style homes
Clearview is home to multiple subdivisions, including Town West and Ruisseau Place. “Both are master-planned communities, a common trend in Texas,” says Levi Lascsak, Realtor with Exp Realty, who has four years of experience. Residential streets with tidy front lawns and paved sidewalks give way to a range of single-family homes that range from the $300,000s to the upper $400,000s. Town West features ranch-style and traditional houses with brick facades and rear-access two-car garages. Ruisseau Place offers almost exclusively two-story traditional homes with front-attached garages and monthly homeowners association fees under $50. Average lot sizes hover around 7,400 square feet, with backyards large enough for barbecues, patios and the occasional private pool to escape the summer heat.

Art walks to hot air balloons
Like most cities, Plano hosts various annual events throughout the changing seasons. Favorites include the Downtown Plano Art & Wine Walk. From April to November, locals can spend the second Thursday of the month strolling the streets of downtown’s arts district, enjoying live music, and sampling wines while perusing works of art. Residents and visitors flock to Plano every September to view the sights of hot air balloons taking flight during the Plano Balloon Festival.
Commutes and essential establishments
“Clearview is conveniently located near major highways. It appeals to homebuyers who want a modern feel with easy commutes,” Lascsak says. Highway 75 sits east of Clearview, while President George Bush Turnpike is nearby. Yet homeowners closer to 75 may wake up to the sounds of cars zooming by. Public transit options include bus stops along West Parker Road and Parker Road Station, about 2 miles away, for train rides to Dallas. Jetsetters can catch a flight at either Dallas Loves Field Airport, 22 miles away, or Dallas-Fort Worth International Airport, 30 miles away. Other essential establishments include Medical City Plano and diverse houses of worship, such as Reclamation Church, Grace Chinese Baptist Church and Korean Young Nak Presbyterian Church.
Clearview is a short trip down US 75 to Downtown Dallas for additional shopping choices.
The Parker Road Station DART is an excellent way to get around the surrounding areas.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
