"It really feels like its own little enclave within Oxnard, secluded from traffic and businesses," says Realtor Xavier Flores with Keller Williams West Ventura County, who specializes in Oxnard and Ventura. "It's a great spot for military personnel looking to live close to work and for people to cool down from the busyness of LA." Whether it be work or play, life here revolves around the ocean. The salty breeze carries from oceanfront condos to streets of beachy homes landscaped with coastal flora and tall palms. Residents can surf, swim and relax in the Mediterranean climate without commercial activity on the beachfront.

All roads lead to the beach

"Proximity to the beach is everything here," says Flores, "it's the main source of activity." Residents are always within a couple of miles of multiple beaches and oceanfront parks. Folks on the east side of the harbor walk or drive down the road to Port Hueneme Beach, where they can enjoy casual beach days, basking in the Southern California sun. Anglers can also cast a line from Port Hueneme Pier. When it comes to adventurous ocean sports, surfing is the area's main pastime. Boarders gravitate to Silver Strand Beach, where the waves converge to form the most gnarly breaks and barrels. Oxnard Beach and Channel Islands Harbor, just west of the port, tend to be the busiest waterfront spots, where folks can check out events at Harbor View Park and peruse the expanse of docks and marinas.

Beachy condos and homes

Port Hueneme's residential communities sit on the north and east sides of the Harbor, with most on the east side closer to the beach. "There are mostly condos on the beach, so people can get ocean views for a great value by Southern California standards," says Flores. Two-bedroom condos within walking distance of the beach start at $400,000, and larger units with sought-after Pacific views can reach $700,000. Some of these more expensive condo communities, such as Surfside, provide amenities like gated entrances and a community clubhouse. Single-family options near the beach start around $700,000 for three-bedroom ranch-styles and reach just under $1 million for four-bedroom Mediterranean Revivals and colorful beachy homes with spacious lawns.

Waterfront seafood spots and small shopping centers

The community's secluded feel adds to the relaxing atmosphere but also comes with limited shopping and dining options. Surfside Seafood, the lone beachfront restaurant, sits right on the sand, making it a local favorite to dig into fresh seafood after surfing and soaking up the sun. There are a few more dining options a short walk from the beach, including spots for Filipino, Vietnamese and Korean cuisine. When it's time to restock their pantry, folks make the short drive to Ralph's at Mandalay Village Marketplace, which also has a Ross, Petco and spots to grab a bit like The Habit Burger Grill.

Walk to Hueneme Elementary School

Despite sharing boundaries with Oxnard, Port Hueneme has its own kindergarten through eighth grade district – Hueneme Elementary School District, which is graded a D-plus overall by Niche. Kids get their start at C-rated Hueneme Elementary, a short walk from most homes near the beach. The neighborhood is a part of Oxnard Union High School District, graded a B-minus overall. Neighborhood students finish at Hueneme High, graded a B-minus.

Waterfront concerts and farmers markets

The Concerts by the Sea concert series is a go-to event on summer afternoons. Folks grab a spot at Harbor View Park to listen to an eclectic lineup of artists in the salty breeze. Harbor View Park also hosts the Channel Islands Farmers Market, where folks can sample the region's best produce.

One of the neighborhood's obvious draws is that Military Personnel and folks who work at the Harbor can have less than a mile commute to work. Point Mugu Naval Air Station is also just 7 miles east. Commuting to other cities isn't quite as convenient because it takes some driving through city streets to get to Route 101 on the north side of Oxnard. It's a 13-mile drive north to Ventura and a 24-mile drive south to Thousand Oaks. Those who don't wish to commute by car can drive 5 miles north to the Oxnard Transit Center, which offers a 26-minute train ride to Ventura.
