8 acres+/- on the Pemi River w/384 feet of frontage on river &a sandy beach & island. There is a historic roughed in drive,that was rough in before 1969 but that not been maintained so will need repair. This old rd leads to high plateau area that is the perfect site to build on but as you can see from FEMA map that about 1/3rd+/- of this is above the FEMA maps Zone A(flood plain). There are 3 plateaus. The first that is about 15 to 20 feet below Rte 3 at the southern end. The old road use to go above the culvert which creates a brook going perpendicular from road to the river. This decent is another 15-30ft depending on where you are on lot to second plateau Then down again to a 3rd plateau and then 5 to 6 feet to the river. The lot is sparcely wooded but in the 70s it was the secondary horse pasture and trails to swimming on horseback. This would make a wonderful Pemi River farm with several hundred feet of frontage on river inc nice beach. While some of lot is floodplain, there are still many uses for the flood plain portions including crops, animals, camping area…. and with possibly 2-3 acres(estimate from FEMA map)where can you can built overlooking the Pemi River with enough high and dry land to have a very private location. The Pemi is in the river corridor so a shoreland plan would have to be filed w/state by the buyer once they determine what they plan to cut and where they plan to build.The current owners have used it as a camping place for their out of State family to get together since purchasing it in 2003. NHDOT accidentally covered the driveway with highway barrier not noticing that it was a driveway. It is in process of getting them back to move it. Address is an estimate based on neighbor 911 number being 1800.
