While some of lot is floodplain, there are still many uses for the flood plain portions including crops, animals, camping area…. and with possibly 2-3 acres(estimate from FEMA map)where can you can built overlooking the Pemi River with enough high and dry land to have a very private location. The Pemi is in the river corridor so a shoreland plan would have to be filed w/state by the buyer once they determine what they plan to cut and where they plan to build.The current owners have used it as a camping place for their out of State family to get together since purchasing it in 2003.
