Tenant shall pay all utilities, including electricity, water, sewer, and internet services. This is a fully furnished property, and all furnishings, appliances, and household items shall remain on the premises and be maintained in good condition. Tenant agrees to use reasonable care in preserving the condition of the furnishings and shall cover the cost of repair or replacement of any damaged, missing, or excessively worn items beyond normal wear and tear.
A security deposit equal to one month's rent is required prior to occupancy. The security deposit may be applied toward damages, missing furnishings, excessive cleaning, unpaid rent, or other lease violations, in accordance with applicable law.
No smoking is permitted anywhere inside the property. Subleasing, assignment of the lease, or permitting additional occupants not listed on the lease is strictly prohibited without prior written consent of the owner. The property shall be used solely as a private residence by the approved tenant(s).
Tenant agrees to maintain the property in a clean and orderly condition and to promptly notify the owner of any maintenance issues. Upon move-out, the property, including all furnishings, must be returned in substantially the same condition as at the commencement of the lease, reasonable wear and tear excepted.
