This house is within walking distance of the soccer field, pool complex, tennis courts, playground and sand volleyball courts. You are just a few miles from shopping including a brand new Publix, The Marsh Walk, great restaurants, and Huntington Beach State Park. The house at 207 Minnow Lane is currently the only home available for sale in this community. The last two comparable sized homes sold within 2 months proving that it is a quality community in much demand. The all brick 4 bedroom (including the large bonus room), 2.5 bath home is like new. As you enter the foyer, you have the formal dining room on your left and the office (or formal living room) behind french doors on your right. The garage has plenty of room for 2 cars and there is a 7X11 alcove for storage. All window treatments convey. This was a second home from 2009-2015 with very little use. From 2015 to present, it was occupied by an older women as a full time residence. Appliances are in great shape and the HVAC is almost new. It has two zones with the bonus room/4th bedroom on it's own thermostat. The back yard is a treasure. There is a large screen porch, and a 12x12 slab patio. The view is of the fountain on the pond which is visited by a variety of wildlife. Have pets, no problem, the yard is fenced and plenty of room for a small pool. There is a sprinkler system installed to keep the lush landscape green. Although the lot is small, there is an additional 35 ft buffer on the right (HOA owned for pond maintenance). The adjoining corner lot on the left is situated that when they build, they will be so far back from the pond that you might not see the house from the screen porch.
