Minimum credit score: 680
Applicants may be denied for unpaid judgments, collections, open bankruptcies, or a pattern of late/missed payments.
Positive rental references are required; unfavorable references may result in denial.
Applications may also be denied for:
Nonpayment or repeated late payments
Lease violations or damage beyond normal wear and tear
Disturbances affecting other residents or property
Prior eviction within the last 5 years
All applicants 18+ must consent to a background check. Screening includes verification of identity, rental history, credit, eviction records, and criminal history. Applicants may be denied for convictions that pose a risk to the safety or peaceful enjoyment of the property.
Providing false or misleading information may result in automatic denial.
No co-signers accepted – all applicants must individually meet the criteria.
Application Fee
Screening is conducted by a trusted third-party service. Application fee ($29.99 plus applicable taxes) is collected by the third-party screening service.
The fee is refundable if the property owner has not begun screening or if the unit is no longer available.
Once screening has started, the fee is non-refundable.
Holding Deposit
If your application is accepted, a $500 holding deposit is required to reserve the rental home and remove the property from online listings.
Until the holding deposit is received, applications from other prospective tenants will continue to be considered.
The holding deposit is applied toward the security deposit. Once received, it is non-refundable, except if the unit becomes unavailable due to no fault of the applicant.
