2234 and 2238 N. 17th Avenue, Phoenix, AZ 85007 are both for sale individually or simultaneously in the Fairview Place Historic District. Fairview Place Historic District is a downtown Phoenix neighborhood of modest homes that are cozy and unpretentious. Four architectural styles are represented, including Southwest, Tudor, English Stone Cottage and Transitional Ranch. They average in size from 900 to 1,400 square feet. The homes are well-built with nice attention to detail. When this neighborhood was developed in the 1920's it was outside the city limits of Phoenix. A 1928 newspaper advertisement boasted that a home in Fairview Place would offer ''a distinct social and business asset.'' The suburban trend was underway and homes were built well into the 1940's. (See the MORE comments secti In 1990 a neighborhood association was formed and the all-volunteer group of interested neighbors measured, photographed and researched each of 342 homes. During the same time period, neighbors planted 360 trees in the parkways. There is a neighborhood newsletter and various social get-togethers each year which allow folks to become better acquainted. In 1994, Historic Designation was granted and Fairview Place was placed on the National Register of Historic Places. This designation entitles each qualifying home to a reduction in property taxes. Fairview Place is adjacent to the Del Norte, and Encanto historic districts, and is very close to Encanto Park (2 blocks). The boundaries of this historic neighborhood are generally between Encanto Boulevard and McDowell Road and 17th Avenue to 15th Avenue. In 1994, Historic Designation was granted and Fairview Place was placed on the National Register of Historic Places. This designation entitles each qualifying home to a reduction in property taxes. Fairview Place is adjacent to the Del Norte, and Encanto historic districts, and is very close to Encanto Park (2 blocks). The boundaries of this historic neighborhood are generally between Encanto Boulevard and McDowell Road and 17th Avenue to 15th Avenue. Both 2234 and 2238 N. 17th Avenue were constructed in approximately 1937. They are "sister" houses in that other than an enclosure of part of the outdoor space at the rear of 2238, giving it approximately 110 additional square feet in size, the two houses have the identical footprint. Both are historic homes. Each house is exceptionally well-built with masonry construction; plaster walls and ceilings inside and poured concrete a€“slab on grade concrete foundations. Each house has its original footprint other than the enclosure of the small section of the outdoor patio on the 2238 house. Both have composition roofs and new or newer heating and air-conditioning "gas-pack" units. The house has two high-quality ceiling fans as well. There is recessed lighting in the kitchen and living areas. On the interior, the 2238 house has finished concrete floors in the living, dining, bedrooms and hall, with ceramic tile bath, kitchen and laundry flooring. All bath cabinets have been completely refinished, as have the tub and bath sink. The original tile surround and vanity tile were in such good condition the owners left them as they were when completed in 1937. The bath medicine cabinet was enlarged and additional lighting added in the bathroom. The concrete flooring is in a lovely "brick-colored" dark red-brown which is so Arizona and this was the original color of these concrete floors !! The kitchen has been completely modernized with light-maple cabinets, Corian-style counters, all stainless appliances, including refrigerator,oven, gas cooktop, microwave, dishwasher and disposal. The adjacent laundry area has the same cabinets and counters and a stackable GE laundry pair in white. The side-laundry door is new with interior blinds. The laundry also contains an "instant-on" hot water system. Near the rear exit from the house is a built-in bookshelf, and the exterior doors are a "bi-folding", allowing the door system to be opened on cool days and the door system contains interior blinds. The back yard is surrounded by a six foot concrete block wall for privacy and safety and has a twelve foot rolling gate at the alley for access by vehicles if desired.There is a paver-patio with covered pergola and a beautifully desert landscaped back yard on drip irrigation system with timers. (Front yard is traditional style to go with the historic exterior but is also on drip irrigation and sprinklers on timers.) The back yard is completed by a carport with extra storage. The 2234 house interior has pergo-style flooring in the living and dining areas, and newer 16" floor tiles in the kitchen and laundry. There is recessed lighting in the kitchen. The cabinets are traditional painted style which have been completely refurbished on the top and newly constructed on the bottom to accommodate modern appliances (as the depth of the counters was not up to modern dimensions). The counters are done in traditional 4" square tiles of an off-white with black accents. The appliances are in and new tiled floors were added to the bath with the same refinished tub and sink to save the vintage tile work. The bedrooms are carpeted in a brand-new low nap carpet design. This house has four new ceiling fans in the kitchen, dining, living and front bedroom areas. The laundry area adjacent to the kitchen has the same ceramic floor tile and the house comes with the white washer-dryer pair. The hot-water heater is new within the past 2.5 years, as is the heating and air "gas-pack" system (which is only about 2 months old). This house also has an outdoor patio in concrete and a well-constructed pergola of wood and metal to reduce the amount of maintenance for the pergola. The yard boasts a beautiful Chilean Mesquite tree with dark a€“almost black bark, which shades a major portion of the back yard. There are also palms, Palo Verdes and other desert plants as well as Bougenvillia along the back wall. Like its neighbor house, 2234 is surrounded by a six foot block wall for security and privacy and the back yard is completely set with drip irrigation on timers. The front lawn is also traditional to match the faA§ade of the house with either sprinklers or drip system on timers as the case may be.This is a rare opportunity to own two homes, side by side in
