The Natural Setting

Constructed in 2005 the home features two bedrooms, two bathrooms, a second-story aerie office space which can also double as an additional bedroom, large kitchen and dining area, built-in bookshelves, separate laundry room, large walk-in closet, extensive patios and covered porches, a three-bay carport, and a floor-to-ceiling Rumford wood burning fireplace. The house is supplied with water by a rainwater collection system into a 10,000 gallon storage tank, but can also be connected to the well.

The Views
Some of the most impressive features of the property are the incredible long-distance views. With a vertical relief of almost 250 feet from the creek bottom to the 1619 foot high peak, the panoramic views stretch for over 25 miles. Surrounding peaks, including Bear Mountain, Hickory Mountain, and Bachelor Peak, along with distant views of the Llano River valley and the town of Llano, provide endlessly fascinating and varied vistas.
Access
The ranch is an easy 15 minute drive from the town of Llano, all on paved highway 2323 and county road 114. An alternative access route provides a more direct path to highway 16 and to Fredericksburg, while also featuring stunning views of Enchanted Rock along the way. Fredericksburg and Marble Falls are a half hour drive away, Austin and San Antonio are both less than a 2 hour drive away, while Dallas and Houston are both a 4 hour drive away. The ranch itself is bisected by a gated private road which provides deeded easement access to two large ranch properties to the east.
The Surrounding Area
The ranch is completely perimeter fenced and is surrounded only by other large ranch properties. Few other structures are in sight and visitors are few down the very unfrequented county road. The town of Llano maintains a classic small town feel while having multiple grocery, feed, and hardware stores for most of one's daily needs. The historic Courthouse Square features a classic working single-screen movie theater, clothing and gift boutiques, coffee shops, a distillery, fresh juicery, nail salon, furniture store, rock shop, art store, and a variety of bars and nightlife. Nearby is the crystal clear Llano river, several city parks, municipal golf course, art gallery, gyms, historical museums, antique stores, and a variety of restaurants including the famous Cooper's BBQ.
