There is no need for air conditioning, except maybe 2 weeks out of the year. The ocean is one mile and 275 yards from the property. There is a nice park to work out across the street. I have a running section mapped out across the street with half-mile markers. Also, it has close access to the 105 and 405 freeways and LAX across the street. We have excellent schools and a great community. There are lots of great restaurants downtown and also several good bars. This town is "Mayberry by the Sea." El Segundo is like a piece of the Midwest dropped in the middle of Los Angeles. Furthermore, we have a great police force and great firemen!
