This 25.25 Acres on beautiful Caney Creek is a ''project'' piece. Seller bought in 2013 & hadn't been back till we went up & kudzu had taken over, vandals were living or Partying In house !We have given no value to the older structure but I did walk up steps & on front porch seemed very stable but you are ''entering at your own risk'' if you choose to- probably could be fixed up but was built in 47. So giving no value I put this in land only. How often can you buy property under the tax appraisial in Sevier County? Has lots of road frontage but it's very steep thru there, has a row on the next property to get on to this property. Seller hired someone to clean this up & he's gotten a lot of it cleaned, Seller will continue work on this & price may go up as work is finished. Caney Creek Runs thru the property, there's some pretty sites in front of cabin & I'm sure great views from the top of the property, but I didn't hike up it to be sure. The guy is bringing rock asap. The row was suppose to go to the left of the barn but barn had collapsed some time ago & crew went to right of the barn instead fearing the old way was not safe. This is some out of the row, I have put a letter into the mail for the neighboring property as i have not been able to reach her by phone. The neighbor owns big tract of land on the right side. I am assuming that at one time this was a farm, I think with it all cleaned up it would be spectacular. But, as said it is a ''project for someone'' and we've priced it as that. The creek is noisy around the barn area and runs thru this whole property. So if your looking for a chance to buy large tract of land with a lot of possibilities...this is for you. The crew that was hired said the one side they didn't get cleared was too wet at the time and would work on it in colder weather...so as said earlier...price may go up as more work gets done. I think it'd be great as farm, development, etc. To develop you would have to put a new road in The row is not 50 ft wide. No signs on property yet will get to it this weekend.
