Location: The ranch is located at the end of East Grand Oaks Drive through its private gate just 11 miles west from downtown Fredericksburg. Hope Farm is only 80 miles from San Antonio and 91 miles from Austin.
Topography, Rangeland & Habitat: The Hope Farm has over 46 ft. of topographical relief with the highest elevation being 2,000 ft. above sea level. The grounds and trees around the improvements are meticulously manicured. There is one draw on the ranch that leads to an earthen dam. Rich soils are found across the farm that support ample native grasses and a variety of trees that offer a scenic park-like setting.
Native trees of the Fredericksburg area include live oak, Spanish Oak, shin oak, Lacey Oak, cypress, sycamore, pecan, cherry, redbud, walnut, cedar elm, willow, persimmon and ashe juniper. Many of these species are found on the farm along with a variety of brush species, succulents and grasses providing excellent habitat diversity.
Wildlife: The Hope Farm is low fenced allowing native and exotic species to move freely through the ranch for water, food, and shelter. The ranch hosts populations of white-tailed deer, rio grande turkey, and a large variety of song birds. Axis deer are known to inhabit the area.
Improvements:
Yellow House: The Yellow House is a character-filled farm home with three bedrooms and two bathrooms. The house has a full kitchen, laundry room, and front and back porches.
Blue House: The Blue House is a two story charming country residence with two bedrooms and two bathrooms. The house has a loft, full kitchen, laundry room, and carport.
Red Barn House: The Red Barn House is a picturesque home with two bedrooms and one bathroom. There is a full kitchen and laundry room.
Tiny Home: The one bedroom and one bathroom Tiny Home is quaint with a full kitchen, laundry room and outdoor fireplace on the front porch.
Pavilion: The Pavilion is the perfect gathering place for meals and entertaining. There is a large fireplace located on one side with a kitchenette and restroom on the other side. Two sides are open to the Hill Country breeze.
Garage/Shop: The Shop is enclosed on two sides with a concrete floor and CONEX container.
Garden/Chicken Coop: The Garden and Chicken Coop area are a great spot to stock your favorite farm animals and harvest fruit and vegetables. The Garden is currently growing peaches, blackberries, figs, wild leek/elephant garlic, common pears and apples.
Fence: The boundary fence is standard height and in good condition.
Road Infrastructure: The primary road is improved entering the private gate and extends to all structures. The internal roads are well kept and provide access across the farm.
Water: The ranch has three water wells that service all of the improvements.
Electricity: Electricity is in place with existing service to several areas of the farm including all structures.
Other: Just 10 minutes from the farm is the famous town of Fredericksburg. Fredericksburg is well known for its rich German history, main street shopping, art galleries, gourmet restaurants, the National Museum of the Pacific War, and over 100 wineries in the area. Touring the unique and extensive numbers of wineries around Fredericksburg has become a draw to people from around the world.
Other attractions include Enchanted Rock State Natural Area, Luckenbach, and the numerous roads with wildflower displays in the spring.
