Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is strictly prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500. Any pet brought to the property without being declared during the reservation process will be considered unauthorized, and a fee of $200 will be charged for any evidence found of an unauthorized pet. Parties and events are strictly prohibited, and any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. Moving of furniture isn't allowed -especially on the balcony, and violation of this will result in a $100 fine. Lost, damaged, or unreturned fobs incur a $150 replacement charge. Do not park in reserved spaces, as unauthorized vehicles will be towed. Per the listing and ownership rules, quiet hours are between 10pm and 6am, and repeated violations will result in cancellation of your reservation with no refund. Guests are prohibited from obstructing or tampering with exterior cameras, and the second offense will result in the reservation being canceled without a refund.

Guests are advised that the pool facilities are seasonal and typically open in mid-May and close at the end of October each year.
