All Service Septic LLC conducted a Percolation Test in 2007 which is on file. * On August 2017 - Kurt Dahl with Pitkin County Environmental Health, 970-920-5438 stated that if the new owner would be putting in the septic system where the original profile pit, was dug in 2007 you could use that percolation test, however, the regulations have changed and you are now required to dig a second profile pit in that same area. * This regulation was changed in 2017. * If you are not going to put the septic system where the first profile pit was dug, you will have to now dig 2 profile pits. * The word Percolation Test has now been changed to Long Term Acceptance Rate (LTAR).* Most likely the new owner when they are ready to build would have the same company who will design the septic system dig the profile pits. * Electric line runs along down valley side or left side of lot. * Utilities shall be extended underground. * Seller did not look into the cost of extending and burying the electric line to house. * You have to hire an electrician to do the work and then hire someone to bury the line. * Well drilled by Shelton Drilling 201l-Total depth 330 ft and 2.5 gpm.* No additional pump tests have been completed since then. * There was no potability test done on the well water to the best of the sellers knowledge. * Note: A 1041 Review Process (which is now called a Activity Envelop or building envelop) was completed 2008 and expired in 2011. In a conversation with Mike Kraemer, 970-920-5526, in July 2017 with Pitkin County Community Development, he stated that the documents on file for the original 1041 can still be used because nothing has changed. * But they are now requiring a Site Plan also, architectural plans, etc. besides the Activity Envelop . * Total cost for both is $4,000. * Seller spent about $50,000 on the 1041 in 2008* Access driveway permit has to be applied for. * A modular home is allowed but must be built to 2015 IRC Code and have the appropriate county required snow load and wind calculations. * No accessory buildings, ie. barns or any building that is roofed is allowed unless they have living quarters in them and has to go through Activity Envelop and Site Plan approval as described above through Pitkin County Community Development. * A church would be allowed but could not exceed 15,000 sq.ft. and a capacity of not more than 200 people. In order to build a church you would have to purchase TDR's (Transferrable Development Rights) for anything over 5,750 sq. ft. * You would have to go through a special review process through the Board of County Commissioners. * Cost about $3,000 for the Land Use Application. * It takes about 90 days and they will take input from neighbors to see if they would like a church in their neighborhood.
