2800-2814 W. Jefferson Blvd. in the West Adams submarket of Los Angeles, a .488-acre development site across four lots at the corner of W. Jefferson Blvd. and 8th Ave. In May, 2024 ownership submitted for entitlement of a market rate 70-unit (+ 5 ADUs),70,675 square-foot, 6-story mixed-use residential project. The approximately 170' x 125'site is located within a 2024 Qualified Census Tract (QCT) and is ED1 eligible for potential affordable housing incentives. West Adams' redevelopment renaissance began about a decade ago with the conceptualization of the Cumulus District mixed-use project at La Cienega and Jefferson Blvd. featuring 1,210 residential units, over 100,000 square feet of retail including a Whole Foods market, a 1-acre public park and immediate Metro transit connectivity. Prolific developer CIM Group has also made an aggressive push over the past decade to acquire properties and redevelop West Adams with new office, retail, hotel and hundreds of apartment units. Current vacancy rate in the submarket hovers around 5% despite significant new construction deliveries over the past few years. Few new construction starts are slated for2024 and beyond making it likely that a project at 2800 W. Jefferson Blvd. will deliver in an undersupplied market.
