Cordova Gardens, named for the elementary school at the neighborhood’s center, is a suburban community full of midcentury ranch-style homes in Rancho Cordova, bordered by the American River. “It’s a fairly affordable area, and you have great access to trails,” says Rene Morales, a local real estate agent at eXp Realty with over 30 years of experience in the Sacramento area. The American River Parkway, a 32-mile bike trail, cuts through the neighborhood’s north end, and locals can access the waterfront at Hagan Community Park. On the south side, Folsom Boulevard is lined with light rail stations and local restaurants. Minimalist ranch-style homes in Cordova Gardens were mostly built in the 1950s, with a few infill properties from the '80s. Lots tend to be uniform and compact, often enclosed by wire fencing and dotted with cypress and maple trees. Wide streets allow plenty of space for street parking, though most homes have at least a one-car garage. Three- to four-bedroom floorplans range from $300,000 to $550,000.
