Sun River is located along the banks of the winding American River, with nearby popular recreation areas and convenient shopping centers. The Rancho Cordova neighborhood has easy access to an extensive network of hiking and biking trails, while less than a mile from U.S. Route 50. “Both Folsom and Downtown Sacramento are within a 20-minute drive of Sun River,” says Ana Alvarez, a local real estate agent with LPT Realty, Inc. “A lot of people move to the east end of Sacramento to be close to the Franchise Tax Board building. It’s one of the biggest employers in the city.” The bungalows and ranch-style homes of Sun River were built between the late 1970s and 1980s, and houses sit close together on 5,000 to 10,000-square-foot lots.
