Having been through the “prepping house for sale” process before, I will say that Ann and her team get the very highest marks across the board. Their recommendations, their transparency, and their professionalism was all top notch. I cannot imagine the process going any smoother than it did and the house sold for much more than I thought it would. Ann is a wonderful realtor. She goes way beyond what is expected, and she and her assistant Steven do everything they can to make the entire process as stress-free as possible. She has a great design eye for what can be done easily and cost-effectively to increase the appeal of your property. We encountered a very difficult situation, and Ann's advice, dedication and support got us to where we wanted to be, with a great offer in a matter of days after listing. All this, and she's a lot of fun, too! I highly recommend Ann to anyone considering moving. Her advice and hands-on help is invaluable in the early stages of prepping for a move, too. We were introduced to Ann during a visit to Northern Virginia. We were so impressed that we asked her to consider selling our house even though our house was located in Hampton Roads. She quickly determined how to do it and developed a plan. After viewing the property she suggested a number of recommendations that improved the marketability. She worked closely with us to set a sales price and coordinated the photographs. The house sold at full price within a few days. Absolutely the best in the business!

Ann Smith went above and beyond in every way to assist us in the sale of our home of eighteen years. She and her assistant Steven made what could have been a long and painful process doable and, at times, even enjoyable. Ann’s advice was invaluable in preparing our home for the market. She provided expert staging advice, making us aware of what needed to be touched up, rearranged, or eliminated. She used her sense of design to direct the photographer to highlight all aspects of our property. She beautifully captured the essence of our home in her written descriptions. Ann and Steven were on site almost daily, pitching in to assist with all tasks, large and small, as we worked to get the house ready to go on the market. They helped us pack multiple boxes and deliver them to storage locations. They took donations to thrift stores and arranged for us to sell items on FaceBook Marketplace. They even spruced up the mulch and brought in gorgeous flowers!

Ann’s gift for attention to detail meant that she quickly knew everything about our home’s history, down to every upgrade and new appliance through the years. She hosted a well-attended Open House and enthusiastically shared information about our house with prospective buyers. We quickly had multiple offers and Ann helped us navigate the complexity of comparing offers with a spreadsheet and her steady and wise counsel.

And then, amazingly, even after we had a ratified contract, Ann and Steven continued their support. Ann collaborated with an agent in Richmond to assist us in the purchase of a new home there. When we traveled back and forth to Richmond for our new home, she checked in on our property in our absence. As we worked to empty the house of its contents and prepare it for new owners, Ann and Steven touched base with us frequently. Steven was always on call to help with moving large pieces of furniture and continued to assist us with packing boxes and making runs for donation or storage drop offs. On our final day, Ann and Steven came to the rescue again and again, with Steven driving a large dresser to a consignment shop and Ann dropping off an overlooked file cabinet to a donation site. She even provided a solution for our final problem on moving day when we found ourselves with several large pieces of antique furniture that were supposed to be picked up by extended family members who lived a couple of hours away and suddenly were unable to make the trip due to illness. Ann generously offered to store them for us until the family members could make the trip several weeks later.

The logistics of downsizing to a smaller home after eighteen years were daunting to us. Ann and Steven brought positive energy and steady support to enable us to achieve this goal. We literally couldn’t have done it without them, and we will always be so grateful. We can’t recommend them highly enough!
