My overall experience with Mrs Curran was incredible! Last year I found myself in a difficult position of needing to sell my first home and had no idea where to start. I was referred to Catherine and shortly after contacting her she wasted no time to come view the house so we could meet and start forming a game plan together. She was very nice and professional and we were already able to go over what was great and what needed improvement as well as next steps of the process. She simplified the whole thing from start to finish. If something needed to be repaired/ improved she knew exactly who to contact which was very helpful and they were always reputable/ great to work with as well so you never had to worry. She was also very good at communication, you would always be updated and the first to know from her if anything came up. She taught me so much when it came to improving the value of your home. The whole transformation from where we started to the time we were ready to sell was amazing, it looked like a brand new house. I would say very knowledgeable and able to break down anything you might need clarification on. I would absolutely refer any friends or family to her when it comes to buying or selling a home and I can't wait to work with her again soon.

Bernice & I met through a fun social event and hit it off immediately. We then planned a social event together. Along the way, I confided in her that my family and I had tried to buy a house before but were sorely disappointed by the process and very discouraged. She listened attentively and encouraged me to keep having the conversation. Eventually, we scheduled a sit down "buyers' meeting" with her and her teammate, Catherine. After talking to them, we felt like we could hope again and begin the home buying process. So we started with baby steps forward. The next step was getting a GREAT lender involved. One who knows what they're doing and who could be patient with us and take us to the finish line. That's where Clay came in. You know, sometimes it's just about finding the right people to help you get where you dream to be.

We were in an INSUFFERABLE rental situation - seriously, a nightmare. In fact, we had had no AC for months (Summers in Virginia are NO JOKE.) Catherine offered to lend us her very own window unit. Wow, talk about AMAZING customer service!! As a result of having no working HVAC, getting away from the rental and into our own home became of prime importance. Once we got our preapproval, we began to search in earnest. Not the easiest market, so even more important to have an experienced team that knows how to win for you. Catherine was phenomenal. Extremely responsive, attentive, detail oriented and patient. We felt like we could reach out anytime and she would always be there. I’m addition, she is ALSO into Ted Lasso, so, I mean, how can you go wrong??

Fast forward to today. We are now moving in to our very own home, just in time for our kids to return to school. It's truly a dream come true and we couldn't be happier. This team lives up to it's name - it's definitely our happy new beginning in Richmond. Next up: housewarming party and we look forward to inviting the entire team because throughout the process they went from providing us with a service to family who will be “stuck” with us forever!! We could not have purchased our home without their expertise and thoughtfulness and we certainly can not imagine our lives now without them!!! Woohoo!

I was helping my parents to sell their existing home and was caught in a situation on whether to sell it to a relative or go thru the process of listing it in the market. I was referred to Bernice by our Filipino friend. Also, she had helped my cousin with the buying and selling of his home and he had only good things to say. The first time I had met with Bernice, she immediately had put my mind to ease. Explaining the process and providing different options we have had at that time. Before she presented the options to my parents, Bernice had spent time a lot of time researching already. She then had met with me and my parents, presented a lot of market data with NO pressure to sell or sign anything. We talked a lot about it and she helped us understand different possible scenarios. She had been incredibly patient and understanding throughout the process and took the time to explain every detail and was available whenever we need her. There were few concerns that we had then. The goal was for my parents to get most out of the selling of their home and to do a rent back until their new home is completed so that they will not have to move twice. Eventually, my parents had agreed to list the house in the market. Bernice immediately started the process and laid out the step by step plan. She explained in details what was it entail to prepare the home for market. She connected us with her stager, Lisa who was awesome to work with as well. She was very involved and spent many hours with us. Lisa was very professional, helpful and has a keen eye for detail and design! She transformed my parents house and looked amazing after the staging has been completed. The house did so great on the market, finalized a contract in 48 hrs from the time it was listed! Much better than predicted and expected.Thanks to Bernice top notch negotiating skills. Bernice and her team truly exceeded our expectations! We were very impressed on how accurate the timeline Bernice had laid out to us. We will not forget to mention how delightful we were to also work with her Operational Manager, Emilie.
She was in charge of a lot of the administrative details and communication. The whole team provided an exceptional customer service, went above and beyond to make sure all our needs, questions and concerns were taken care of. They turned what could have been a stressful process into an enjoyable experience. Bernice helped my dad sell his house and did a great job. We were amazed at the number of offers and the transformation. Although I was hesitant at first - I had an offer from a friend - Bernice showed me through her market analysis that I could make a lot more money. So after my dad's house closed, we went to work on making improvements to my house. We followed the recommendations and even added a few extras for the new buyers. Once again, Bernice did a fantastic job. We got tons of showings and a lot of great offers to choose from. Bernice was always willing to meet us in person for the signatures and to go over the different choices that we had. We were really happy with the results and I couldn't believe how much we got for the house. The house looked really great and I was proud of how great it looked. We were first time home buyers when I was referred directly to Catherine by a friend. She was my first and only call, as after about 2 minutes on the phone with her I knew she'd have us covered. We share a background in advertising, and in her former roll as a project manager, I'd usually recoil as she asks for progress on deadlines I would be loathe to meet. However, this trait was paramount to our comfort and ease in the home buying process. Always available, proactive, but never one to push before we were ready, she was the perfect realtor for me (a bit of a procrastinator) and my partner (someone who makes preparation binders for everything). Whenever we highlighted a house we were interested in (in the search system), we'd receive a quick and concise email about her knowledge of the property, what may or may not work for us, and her assessment of its availability timeline. It saved us LOADS of time and energy to get her input so quickly.

She was hyper responsive when we asked to broaden our search into a new area, and even more so when in the same day we finally found a home we wanted to tour the very next morning. We toured three that day (because might as well), but in each of the houses we toured, she was honest and thorough about things to keep an eye on. We put an offer on the first one that very evening that was accepted the next day, in a moment that struck me at the time as "too easy", and given the then-current real estate landscape, made me suspicious that something would fall through.

The unease was an unforced error on my behalf, as nothing fell through. Her advice on the offer, negotiations on what we could include in the closing, and honest and candid feedback to our concerns had us as tentative homeowners before it could even set in.

And the cherry on top? She presented us with a binder when we showed up, and on closing with everything we needed to know and keep track of. Making my partner straight up JAZZED. And me, resigned to an additional binder in our preparation stack. But it's my favorite one.

Catherine may have set us up for disappointment the next time (whenever it is) we enter another home search. But I reckon that disappointment won't come to pass if she's still doing what she does and we can be lucky enough to leverage her expertise, friendliness, and straight-up heroic levels of preparation in her craft.

A craft that doesn't end after closing, as she's proven to be an invaluable resource in terms of references and advice for the needs and whims of home ownership. I couldn't be more happy with our experience.

She's also cool as all get out to hang out with while being strangers walking through homes that aren't yours.

And even cooler to hang out with at the Happy New Beginnings get togethers. Which we plan to attend regularly if only to check in on our favorite realtor and new friend.

It's a huge responsibility to be the Power of Attorney for our dear Aunt and even bigger when you're tasked with selling her house from far away. We really needed someone who we could trust to do right by us and right by her because all the proceeds were going to her longterm care. First of all, we found Bernice online and were impressed with her reviews. But you can't just trust other people's words. Actions say everything. From the beginning, she listened and was kind and sensitive to our situation. I could tell right away that we made a good choice. She put us in touch with the right professionals! Thank you to Preferred Title, Sherry answered questions for us even off hours! Since I work full time, it was so important to find someone who didn't mind talking after work. Bernice patiently explained every piece of paper to us so that we felt comfortable. She was never rushed, even late at night! Even though my Aunt's house definitely needed some fixing up, we talked through lots of different strategies. She showed us the realistic price ranges through showing us the neighborhood stats and homes that had recently sold. When we considered changing the carpet, she contacted different carpet contractors for us and got us quotes. Our budget was really tight and in the end we went with the recommendation to put the home on the market as is. Wow, by pricing it right, the proper marketing and social media - she's a big social media expert, we were amazed by the popularity of the home and the offers. On the first day, we had about 30 showings! By the end of the day, we had 7 amazing offers. It was hard to choose, but we went with an incredible cash offer that closed in about 10 days. It was SO FAST! And we are so so happy with the result and the funds that we can use towards the care of our beloved Aunt. Go with Bernice and her team. They are amazing and walked us through EVERY STEP! Emilie helped and was also amazing. Trustworthy. Kind. Patient. Expert. Those are the words I think of. For any estate sale or out of town situation, you won't find a more attentive, results oriented real estate team to help.

Bernice helped me with my first home about 7 years ago - and by the way, can I tell you that I am extremely pleased and amazed at how much it has appreciated? I'm really glad I bought back then. It's certainly a different market now. I had watched Bernice grow her rental portfolio and was impressed by what she was able to achieve and wanted to get on the band wagon and start a cashflowing machine myself. Tough to find a deal these days, but there are ways to achieve success if you have the right team backing you. The HNB team is extremely proactive and constantly watching the market for their folks. I can tell you that they move fast and if you do what they say, you will prevail. It didn't take long to find my first rental and, even better, Bernice was able to negotiate successfully for $20K below list! She told me not to tell their secrets so I won't but I will say that as a bystander and someone who has watched this team grow from a team of one to what they are today, they really go all out for their clients. They really go above and beyond to advocate for their clients, and they definitely did for me; I'm just glad that I get to start earning passive income and I can't wait to watch THIS property increase in value. Do yourself a favor and at least interview Bernice and her team if you want to get top of the line service before, during, and after. They make it seem easy, but it isn't. This team works HARD so you can succeed. But this process and the cash flow results has been so positive, I'm going to be on the lookout for rental number 2 soon. Bernice was recommended to me by an excellent consultant I was working with to help identify suitable senior living quarters for my mother. Following Mom’s move, it was time to sell her house, but it was equally crucial for me to have a broker I could completely rely on, as I live out of state. Catherine E Curran was our realtor for the purchase of our second home. It was a cross country move where I was local and my wife was remote throughout the buying process. Leading up to our first viewing with Catherine, I was concerned I wouldn’t be able to focus on properly exploring the homes we were viewing while managing a live video tour for my remote wife. I’m not the type to impose myself on others, so it was very refreshing when I found that Catherine took that responsibility upon herself from the start. She flawlessly managed the back and forth questions of both an in-person and remote client who were at times focused on entirely different aspects of the homes. Her knowledge of all things home-buying and her perspective as an unbiased third party removed from the emotions that could cloud one’s judgment were invaluable. When I first spoke with Bernice about the idea of selling my home, I named a number that seemed impossible to me. You see, I had bought a fixer upper in Hopewell and we still had a lot to do on the house. There were some areas that were totally renovated while others were a work in progress. Well, guess what. She did the research and said that it could probably go for more than I believed could happen - even in this market. Then, amazingly, it went for even MORE than that. There were multiple offers and Bernice got us $60K above what I told her I would be willing to sell the house for in the first place. It was pretty amazing!! She gave us really good advice on where to spend the money in preparing the home and she even got us a brand new roof, practically free. Her team is incredible. We worked with Bernice to buy our first home, and it was time to start the journey again. Our family had grown since them, and we needed something bigger. We had spent years with our eyes on a very hot area of Richmond, but in 2020, the already high demand skyrocketed to another level of fierce competition. We made several offers and were heartbroken several times, but Bernice walked alongside us through it all and never gave up on our dream. She always made herself available for showings (often with very little notice given the speed at which houses went under contract), was a great communicator, and gave great advice on winning strategies. We went through a few different types of homes (e.g., move-in ready, fixer-upper, tear down) and finally decided to bid on a piece of land. As usual, the competition was very tight. I started off with another realtor but felt ignored so I found Bernice - and I'm glad I switched. It was day and night difference! She was very hands on, which I needed because my house was a "work in progress." She helped me make decisions for paint, which upgrades would get me the most bang for my buck, and also helped identify some potential problem areas. She also has a great in house staging service that really brought the house to life and made it look like a home. The end product looked amazing. I was impressed by the quality of the photos and marketing. She even did a Zillow walk through tour, which is so important these days. The process wasn't easy and our first contract fell through but we regrouped and were able to get another great offer. If you are searching for a great realtor in RVA, you can stop right here...because Bernice is the best!
I found Bernice online, read some reviews, and went with a gut feel. I was pleasantly surprised to hear back from her via phone within an hour after filling out the contact form on her website.
As I laid out the situation -- a somewhat complex estate sale that would require some renovations -- she listened patiently and was already offering good advice as we wrapped up our first of many conversations. She immediately understood the situation and got what I was saying, which highlights some of Bernice's greatest strengths: she knows the real estate market, and she understands people. I continued to be impressed with her responsiveness throughout our time working together.
We had a lot to do to get the home ready for market, and Bernice helped us prioritize and come up with a plan of action. It was a huge task -- from decluttering, to refinishing the floors, painting, replacing the carpet, staging, and more. She even helped us list and sell some furniture.
When you have to do all of this, you really need a great team of people so you can maximize your dollars. We saved a lot of money on painting, flooring, and carpet, using contractors Bernice recommended.
The property sold in just two days, over asking price, with multiple offers.

In the beginning, the dream of homeownership seemed like almost an impossibility. My situation was complicated, to say the least, so I really needed the support of the right team coming together to help. The first step was being pre-approved. Thank goodness Bernice introduced me to Vanessa with Prime Lending who truly performed a miracle. Due to having had a bankruptcy and a short sale in my not too distant past, I truly did not expect that I would be able to get pre-approved yet, but she did it! Then when it came to looking for a house...well, I felt like I probably was one of the more difficult clients because of my list of "musts" that I was looking for in our new home. Steve primarily took care of showing me houses, but I also had Bernice and Sarah show me a few. They were unbelievably patient with me, consistently quick to respond and act, and really knew what they were doing. Sarah gave tips such as what to look for in good kitchen cabinets. Bernice & Sarah from the Happy New Beginnings team partnered together to sell our home! While Bernice was our first contact, Sarah helped a lot in the foreground while Bernice remained connected and reachable in the background. Sarah knew A LOT about the area and was so responsive. Well, we got great service - awesome professional photos, staging advice, and our home sold in the first week!

Our journey was a very unique one because our buyer ended up being a church! Well, this involved a whole longer and more involved process as well as a longer close date. This ended up being PERFECT for our situation as it gave us time to help our Aunt pack and move out (she was the owner). We were so glad that our realtors were able to work with our specific needs and circumstances. There were some stressful moments since it involved the county as well, but we were grateful to have two very involved and hands-on realtors by our side. After disappointing experiences with 2 prior big name realtors, we were more than ready to get our house sold. One of our friends recently used Bernice to help sell their house and raved about how happy they were, so we decided to interview her. She had really done her research, really listened to our grievances and goals, and laid out a plan. It was a breath of fresh air because she didn't overpromise - almost the opposite, in fact! We were worried about putting our house up just before Christmas but Bernice helped us stage the home and make it look awesome. As soon as we hit the market we had two showing requests and within hours we had an offer!! We were shocked and in disbelief. We had almost gotten used to waiting and feeling frustrated and disappointed, but, boom! Sold! So fast and what a smooth transaction all the way to closing... it was almost too good to be true.

We met Bernice in a weird way - through Facebook marketplace! I saw some pretty Christmas decorations she was selling and knew that my sister would love them. My sister had lost all her belongings in a fire a few months before. When Bernice found out about this she gave her the whole lot. We were touched. When it came time to sell our home, Bernice helped us make good choices to get our home ready. She helped with paint colors and which home improvements to focus on. Then she had our home professionally staged - it looked amazing! She really goes over and beyond other realtors in her service. There was tons of communication and everything came together in a very organized and professional manner. We sold our house for 40K over what we initially thought we could sell it for! I was tasked with helping my brother sell his home in the West End. I did not like the comps the first realtor brought me so I decided to interview different realtors. I shared my experience with the realtor with my lawn guy. He recommended that I call Bernice.

As repeat client in a crazy market we couldn’t be more pleased with Bernice Sims and her Happy New Beginnings Team!!! What a crazy market, homes are flying off the shelves in this seller's market and you need an experienced realtor who was by our side. Bernice took the time for us and has the skills that won our home. We totally fell in love with a cute cape cod house with mature gardening in the neighborhood that was just perfect for us. It was extremely stressful fight between multiple offers on the home we absolutely loved but Bernice stayed on top of top every detail through-out negotiations. She pulled out all her "secret strategies" that made the absolute difference in beating out the competition. It wasn't easy and we were on the edge of our seats to the final hour. Bernice helped me find and purchase a few parcels of land in the country... What would have probably been a very straightforward transaction ended up being extremely complex and involving. There were numerous "obstacles" to overcome... and a few trips to courthouses and numerous inquiries. There were challenges on a few different fronts. A friend recommended Bernice to me. I am glad that she was my relator!!! Having relocated to another state for a job, I really needed a realtor, I could trust and rely upon and this person was Bernice. She sold my house in Short Pump and helped me in so many ways. Due to being out of state, I had to ask her to make multiple trips to meet contractors, take photos, check on things... We had over 50 showings. We first connected with Bernice at an Open House more than two years ago. I kept her card and we used her to help us sell our little condo. We had hired a different realtor before and the experience was like night and day. The prior situation was chaotic, where seemingly anything and everything that could go wrong happened. There were many occasions where we were left scrambling to address issues and find solutions by ourselves. The previous home buying experience was extremely draining and disheartening, and we gave up for quite some time. Bernice was able to restore our confidence when we were ready to give home buying another try.

Bernice truly cared about our wants and needs, and she instantly put us on an MLS search for the right home. It didn't take long for us to find our dream home - a gem of a house right in the middle of Short Pump! We fell in love. At the time, we bought it was a strong sellers' market, so we were nervous about losing this one. Bernice acted quickly to help us put together a strong offer....the whole process was SO SMOOTH all the way to closing. She was constantly available if we had any concerns or questions. There were several occasions where I texted or emailed her after midnight; and yet I always received a response right away.

We have moved a lot - anyone who's military understands. In the last 10 years, we've moved about 8 times - so we have also met a lot of realtors!!

We were SO glad to have been able to have Bernice and Sarah, who is part of her Happy New Beginnings team, help us.

The situation was crazy! We found out we really wouldn’t have time to find a house AND get settled once we got to VA, only about 10 days, so we were under a pretty tight deadline to say the least. We really needed a true expert in the area and someone we could like and trust and best represent our needs.

We had high hopes. Our last real estate experience was so hectic and a lot of lessons learned and so we really wanted a home that we could just move into and love. And we found it.

After flying into town for only 2 days, Sarah escorted us around and showed us about 20 homes. After deciding on a home and about to put an offer on it, at the last minute, another home came on the market. It was really a miracle and Bernice and Sarah were completely sympatico with our wishes, they knew this home was what we were looking for, they had found our dream home. To get it, it involved them tag teaming to make the deal happen. It was nerve wrecking, but we got it!! We had to make an offer on a home "sight unseen" - Bernice FaceTimed with us while Sarah was busy working on the paperwork - it was quite the adventure!

They also made the whole buying process so easy and less stressful for us! Sarah attended the home inspection for us and scheduled so many things for us so we could worry about all the other things with the loan and getting packed up to move.

All's well that ends well and I'm happy to say that we CLOSED on time, in less than 30 days, and couldn't be happier to start our Happy New Beginning in Richmond - and now we have two new friends here too. Thank you, Bernice and Sarah!

Being in the military, we have moved numerous times! This was our 4th home purchase so we are not new to buying real estate. Some of the things that stood out about working with Bernice are was her flexibility, promptness, and knowledge of the surrounding area.
We were on a very short timeline, literally just outside 30 days of having to move. We called Bernice on a Tuesday and she was so amazing to speak with and basically got us situated to look at houses that Thursday. She lined up all of the houses we wanted to look at and even some that she picked for us just from our brief conversation. The day was long looking at so many different houses but by the time we were done with the last house, we pretty much already knew which one we wanted, so Bernice was able to submit our offer that very same day. Again, super-efficient and extremely knowledgeable.
When we closed on our house, we walked away WITH money! This could only happen because Bernice got us ample closing costs and also recommended a great lender who helped us get an excellent loan product. When you live 8 hours away from the house you're selling, you need someone who is trustworthy, reliable, and good with communication. You need someone who knows the market well, explains things patiently and thoroughly, and who has excellent marketing abilities. This was an estate situation so even more complicated with a POA and we were under a very tight deadline. Bernice sold our house on the exact day she predicted, with four really great offers, all above asking price! She helped us choose the best candidate and the transaction was very smooth.

From organizing contractors to fix inspection issues to keeping everyone in constant communication... We may have been miles away but she kept us close to the transaction so we always knew what was happening. We closed in 20 days! In the price range and location I was looking in, we had to act quickly. It was just too competitive! Bernice (though she is busy) always had time to drop things, juggle her schedule and meet with me to check out a condo – often with very short notice. And then it was time to put in an offer. Again, that was produced quickly. And we lost some (did I mention I was looking in a competitive area?). Bernice was available with good advice and sometimes a shoulder to cry on as we moved on. Happily, I can say I’m in a condo that I love thanks to Bernice’s quick action and negotiating skills. It’s exactly what I was looking for.

Bernice also knows everyone which helped when it came time to finance my purchase. That connection in turn led to finding a new insurance carrier which helped me to save money versus what I was paying before.

It’s difficult to know where to begin with all the wonderful things I can say about Bernice Sim and there is certainly not enough space to do so. She not only helped me prepare and sell my house in Walton Lake, but made us feel like we were part of a team throughout the process. It was quite the journey!!

As a pilot, I am often out of town, in the air, or in a different time zone. Not a problem for Bernice……even when I was literally on the other side of the world. She successfully navigated my crazy schedule and then coordinated hers along with many others going above and beyond to help line the right people up to get my house ready to sell. She not only made top notch recommendations for prep jobs such as painting and new carpet design, but was integral in coordinating the jobs, being at the house when I was unable to do so, and advocating for me when things didn’t go exactly as planned.

She was truly a ONE STOP SHOP and with time being my most precious asset, Bernice proved to be an angel every step of the way. You wouldn't believe the transformation in my home. We were looking for something VERY specific and not easy to find, given the stringent criteria. The location had to be just right and there had to be a first floor master bedroom. Bernice put us on a search through MLS and eventually the ideal house came up, except that it was very much overpriced. Bernice pulled some comps and even though it was a long shot, suggested that we make an offer for market value. This was 40K below asking! The negotiation process was pretty intense with a lot of back and forth. Finally, we arrived at a great number, just a little above our initial offer.

Everything progressed smoothly with the transaction until the end, when we discovered that there was a title issue that needed to be cleared up. This definitely was not fun, but thankfully Bernice continued to advocate for us and keep us apprised of what was going on. She also persisted on our behalf with one of the biggest banks in the country and was able to shake loose the title issue - something a realtor normally does not do. She was always very responsive and willing to make multiple trips to the property. As well, she was helpful in getting a good mold remediation person in to do the work necessary. If you want an agent who is easy to get along with and committed to your goals, then you've found the right person."

I've known Bernice for 2 years now and have been thinking of moving ever since we met. Bernice was with us from the beginning of the process when we weren't quite sure what we were going to do until the day we found our house online and it was go time! Within 2 weeks we had our house on the market, put an offer on our new home, and 2 months later we were closed on both homes. Not all agents are created equal- Bernice goes above and beyond for her clients. Bernice is a spectacular realtor and even better person. My wife and I were not particularly familiar with Richmond when we started looking for a new home, and we really valued her guidance and perspective regarding the neighbirhoods we should focus on. She went above and beyond, consistently working weekends and nights to make sure everything we needed was submitted promptly. It was not at all unusual for us to be signing documents at 10pm on a Sunday. She spent hours walking through tedious documents answering every question I could come up with. We were able to purchase the perfect house for our family in a VERY competitive market due in large part to her hard work and dedication. Bernice Sims did a superb job as our realtor! We could not have asked for anymore attention to detail than she delivered. We were very specific on what we needed in a new home and she found countless houses that fit our criteria. She patiently waited and gave sound advice sometimes even towards not choosing different homes because she knew our family's needs both physical and financial. Once we found the perfect house for all five of us she went to work getting us the best deal with our contract and closing costs. Even the closing lawyer was surprised at how well the financial side was worked out. There were several unexpected hold ups that were beyond our control and Bernice was steadily working behind the scenes on our behafe to move the process along and save us stress and added difficulties. Even after all her hard work at one point to get us in early we decided to wait out the closing, and she happily supported our decision trusting we knew best for our family. I know even with everything we do know she did, there was so much more we did not know about. She added such a personal touch to every interaction and even with special gifts at our closing. I could not more highly recommend any realtor or appreciate the friendship that has grown through this process. It takes a lot to do business with a friend and it go well. Bernice is the whole package!!! Almost three years ago, Bernice helped us buy our first home her in Richmond, VA. We now find ourselves relocating again and having to sell. Bernice stayed in touch, even became a friend bringing food over when my husband was away, hanging out, etc. So we called her to help us sell our home - we asked her if we could sell it fast!
