Our initial visit with Carolynn & Ryan was to meet them and get a sense of how we would work together, especially since we were out of the are. They made us a welcome video that was so engaging and positive. Our second visit was four days of house hunting. C&R made the process easy because they were so organized and helped us stay focused on the task at hand. We got our list down from over 20 houses to just three but it was either the 4th or 5th house that we ultimately choose. We trust that C & R helped us make the right decision. Because of their honesty and negotiating skills we got the best house for us at the time. There are no regrets with the purchase or with our choice of Carolynn & Ryan to represent us. Looking forward to making the move South!

I reached out to Carolyn and Ryan on the recommendation of a coworker who recently bought a house through them and I have no regrets. Ryan has been a consummate professional throughout the entire process, and in a matter of days I went from first contact to having an accepted offer letter on a house I love.

Ryan, Carolynn, and their team have been quick to respond to all my questions, and their process was easy to follow and understand. Ryan was able to schedule all my inspections on short notice while I was able to travel down to view the property, and get me quotes on needed repairs quickly. I strongly recommend them for your real estate needs.

She was proactive in getting us into homes for viewing and knowledgeable in what to look for. Her list of contacts for anything we ran into was immensely useful as well. Carolynn Howard - what can I say - she's absolutely wonderful! I wish I could buy multiple houses just to keep working with her. My idea of a dream home is not standard. Carolynn figured out my needs within our first meeting (which btw included two restless children that needed to be corraled against their will to go see a couple of houses). She then sent out "feelers" to potential sellers to help me find what I wanted. When we found the house I wanted to go for, Carolynn was on top of everything ... which was no small task because 1) my schedule is a nightmare, 2) the house of my dreams is/was a total fixer-upper, and 3) was being sold by a trust. Carolynn arranged for all the usual inspections + a walkthrough with a contractor, an assessment by a structural engineer, and managed to find the original floor plans documentation. She did this in a way that completely worked with my schedule and constant travel. Because of the sale was through a Trust, all the negotiations were layered and in the foreign language of legal-speak. Carolynn was an excellent mediator and translator. I always felt in control of the conversation and like my interests were her top priority. Carolynn delivered at every step with efficient, thorough, accurate and comprehensive information. And did I tell you she's sweet, sincere and genuinely radiates warmth? Carolynn is never going to make you feel like you've been dragged into a scene from Glengarry Glen Ross. She has patience when it's needed and pushes when it helps. I always had the impression that she was advocating for me, not trying to make a sale at any cost. So do I recommend her? Yes, without reservation. And when you are lucky enough to get to work with her, please remember to treat her kindly. She deserves it and will go to bat for you every time.

Our client purchased a home that Carolynn was selling, so we were paired up with her on that transaction. Carolynn was easy to get a hold of and communicate with and made the transaction as smooth as possible. Not all agents are professional or dedicated but that certainly wasn't the case with Carolynn - I'd gladly work with her again and would recommend her to anyone buying or selling a home!
