I can’t recommend this team highly enough. Casey is the consummate Arlington Forest realtor. He understands the neighborhood, its past and most importantly the people. He sold us our house in 2002 and kept in touch throughout the years. Casey helped my wife and me to purchase our home in 2013. We also used Casey’s services to sell our former residence and to purchase another rental property. This time around we had to relocate out of state and enlisted Casey’s services to help us remodel our home to sell after we moved out. Casey arranged for a general contractor to prepare the home and monitored the work until it was completed. He then hired a cleaning crew to do a comprehensive cleaning, including the windows. After that he brought in a stager to give our home the edge for online and in-person viewing. Casey’s careful marketing plan was expertly designed to take advantage of prevalent market conditions, and yielded a winning offer at 9% over asking price. We closed 21 days later. In the late 1980’s I was ready to purchase my first home in Arlington. My older brother recommended Casey O’Neil as he had used him for a real estate purchase. With Casey’s knowledge of the area, he was able to find exactly what I wanted. Over 30 years later Casey helped with the sale of the home in May 2021. home sale through every step of the process with skill, knowledge, and expertise.
He was able to expertly assess what we needed to do to get our house ready for

I first met Casey when my husband and I lived in a cooperative apartment in Arlington in the mid 1980s. Casey helped us sell our apartment unit and found us a single-family home in a great neighborhood, coordinating both sales so we could move directly from one home to the other with our young family. Years later when I was separating from my husband, Casey was instrumental with his guidance in finding me another home in the same general neighborhood so my girls could stay in their school district. When my family had grown and left the nest it came time to downsize from my Arlington home, Casey capably represented me on the sale of that home while he and his partner Joe found me a great condo in Falls Church city which was in a new building. I wanted to thank Casey O’Neal and Joe Hurley for their hard work in helping my parents buy their first home. For more than 30 years my mom and dad rented an apartment and never thought that they could own a home. I originally met Casey since I went to school with and is good friends with his son, Evan. I had respected his success in the real estate business and thought he might be able to help my parents in some way. Casey and I eventually scheduled a meeting with my parents to discuss their situation, and Casey arranged for one of his mortgage lenders who spoke Spanish to attend the meeting since my folks felt more comfortable with communicating in their native language. Once my parents got pre-approved for a mortgage, Casey and Joe educated them on what they could afford in their price range and started showing them property in some areas that were a convenient commute. Casey and Joe were very patient and once they found “the one”, they handled the negotiations and inspections and my parents were on their way to home ownership. The O’Neal Team also arranged for a wonderful Spanish speaking settlement agent, which was extremely helpful with explaining all of the paperwork. There were some challenges in the qualification process but they took extraordinary steps to make sure that the loan went through. My parents are now proud owners of a 2 bedroom condo in Fairfax City. They couldn’t have accomplished this without the professional help of Casey and his team. I lived in my Barcroft neighborhood for about 40 years, and as far back as I can remember, Casey O’Neal has been a presence here, a neighbor himself who really knows all about this market! Over the years, I would get cards from Casey and, later, emails with information about real estate in the neighborhood and the county at large. Then two years ago I started working with Casey to get ready to sell my house. I did speak to another agent at the time, but Casey’s concern, knowledge and attention to detail convinced me that he was the right choice to take on my listing. We firmed things up last fall and I signed the listing agreement with him. He was clear with me that I needed to do some home improvements to get top dollar, so he made a list of projects and got me two bids. All through the reno process he kept up with progress, even pointing out some additional things that needed to be done. He arranged for a stager who did a great job making the house look its best. Casey put the house on the market on a Wednesday, held a neighborhood open house in advance of the public open house on Sunday – and I got a full price offer on Tuesday, which I of course accepted. Casey then guided me through the inspection and closing process which took place about a month after the buyers’ offer was accepted. Overall I was very pleased with Casey’s attention to the sale of my house – I always felt that I was the most important client he had and he gave excellent advice at many turns. My 50+ year old home sold in a week. Casey and Jennifer were a pleasure to work with. My wife and I had owned our home for 16 years, so we were a little rusty. They met with us and patiently explained how the process of selling a home has changed with the advent of smartphones. Many buyers look at homes on their phones through apps like Zillow. This meant that we needed to stage our home and repaint the interior a neutral color that looked great in pictures. We followed their advice faithfully. They shot 40+ beautiful photos and a video that they posted online. All of this was included. There were no extra charges for all of this work. The result: We had a contract at our asking price in less than a week! They also really shined in the buying process. My wife and I wanted to downsize to a two car garage townhouse in Arlington or McLean, which are both very competitive markets with a very limited supply of townhouses. Nevertheless, they were tireless in finding what we wanted. After taking us to several openhouses, Jennifer found one that was perfect and only 2 blocks from the metro. Casey O’Neal and his team were amazing in helping us sell our house in South Arlington this summer. We moved out of the house in July of 2019 to head across the country to our new home in Colorado. Casey helped us develop a strategy and lined up contractors to begin all of the renovations and repairs that needed to be done before our house in Arlington could go on the market. There were workmen in our house the day after we moved out! Casey oversaw everything—the landscaping, the floor refinishing, the installation of a new kitchen, the painting, the repairs, the finishing touches and the staging. He kept everything on track over the course of the six weeks it took to get it all done. Not only did he stay in constant contact with us, but he even went so far as to water the new grass almost everyday to make sure the newly-laid sod stayed green during the heat of the summer. Over the months we stayed in touch and they provided digital resources on the home buying process and met with us in person to explain the process, even well before we were in a position to make a purchase. In 2019, we made the decision to put our house on the market in the springtime of 2020 and retire to Washington state. We didn’t know how much lead-time might be required to sell, as we’d been in our home for 28 years! I met with a couple of real estate agents who were known to specialize in my neighborhood and decided to go with Casey for a number of reasons. First and foremost, he arrived for our meeting with fresh data, professionally presented in an easy-to-digest format. It was clear that he knew his market inside and out. Second, he was reassuring. Casey has a calm and low-key demeanor that is refreshing in a “sales” person. (Having worked in sales organizations for most of our careers, neither my husband nor I was interested in a high-pressure sales pitch!) Even though we were at least a half-year from listing, Casey was attentive and told us to let him know when we were ready. During that time, he would contact us periodically to check on whether we needed anything from him, and he pro-actively provided us with fresh quarterly sales data. Well, we hadn’t predicted a pandemic to appear just when we were ready to list. Unsure of whether we would need to wait until later in the year or if we should forge ahead, Casey assured us that he would be fine with whatever made us more comfortable. We decided to list the house, but having an Open House was out of the question, so Casey and his videographer came over and we did a virtual open house on Facebook Live, which was really fun! Within a week, we had a good offer, and after some negotiation, a contract. While I had imagined our house would go fast, COVID had drained my optimism.
