I was looking for a second home in Washington DC on Zillow, and Chris was referred to me when I started to request virtual property tour (over the phone) . During the contract negation, Chris was able to provide timely feedbacks from the seller’s agency, and helped me to lock down the price that was comparable with other properties in the same area. Since I was doing the closing while out of town, Chris helped me find a team of experts (loan officer, home inspector, settlement company), and the closing process is seamless. Chris Polhemus facilitated the sale of our home from inception of the process through closing. In a few words: he got the job done ! He was ethical, professional, and effective. We met our asking price in the sale of our home during a challenging atmosphere of the covid pandemic.

Chris was instrumental in guiding us through the entire process—from advising us on remodeling our home in preparation for sale to setting the asking price to negotiating on our behalf. We appreciated his honesty; his helping manage our expectations; his knowledge of the market and sale process; and his prowess at working with the buyer’s representative.

We would point specifically at Chris’ advice on removing carpeting and replacing it with wooden floors and updating our kitchen and bathrooms. He listened when we explained that we had a budget, and helped us stick to that budget. He analyzed the comps for sales in our neighborhood, and gave us a realistic primer on pricing. He suggested that we stage our home for sale, took photos for internet buyers, and made the place look great. In fact, we had two offers within 24 hours of the first weekend of an open house. He gave up a holiday weekend to show our place, and generated a lot of interest. Finally, he helped us navigate some unexpected bumps in the sale process.

Chris is a consummate professional, and he is a person with high ethical and moral standards. He is a nice guy, too, and was a positive reflection on the seller side. We recommend him to anybody in need of real estate services as we are confident he would serve well any buyer in addition to any seller.

Chris was a great help many years ago in finding me my new home. I called him from Trulia about some places I had seen, and he totally helped me figure out just what it was I wanted and showed me other things in the city that I might like. I settled on a place much closer to my college campus than what I originally started looking at, and would never have had the opportunity to even view the place had it not been for Chris.
Whenever I called him or emailed him he always responded promptly, and I had no trouble getting in touch with him. He was exceedingly accommodating to my strange schedule; whenever I wanted to arrange to look at more places, or look at them again, and would suggest a time and day that worked for me, no matter how short the notice, he was able to make it.
Even after I closed and moved in I was still calling him up for recommendations and he was still coming through with great advice and people I could trust.
When I graduated and life took me away from DC, Chris was there for me again. He's been managing my property as a rental for a couple years now, and it's been great. He does way more than I would be able to do myself as a landlord, and whenever the time for new tenants comes around he keeps me up to date on any interest and then forwards me any applications to consider, as well as any relevant information the tenants have told him that doesn't go on an application.
I would absolutely recommend him to anyone looking to buy in the area.

Would give 10 stars if I could!!

Plenty of realtors in DC have the technical and local knowledge necessary to help a buyer find the right home, but I can't imagine any can compete with Chris' capacity to support and advise a client through any challenge. From the moment I met him, he was not just an excellent listener, but also able to find me exactly what I was looking for in a home.

I faced some significant hurdles in my home buying process, and Chris was there every step of the way to share knowledge, explain my options, and help me make the best decisions for me.

I never doubted for a second that he didn't have my best interests at heart, and I would use him again in a heartbeat. He is extremely professional, highly knowledgeable and intelligent, and most importantly, he truly cares about his clients.

Chris is the ideal agent to manage our property. He is experienced, professional, and responsive, and his friendly/open demeanor immediately puts people at ease. We were looking for an agent to find a tenant and manage the property with minimal work on our part, and Chris totally delivered. First, he made several useful suggestions in our initial walk through to make the apartment more appealing to a broader range of renters. Second, he presented multiple competitive candidates for the apartment, and we were able to obtain a rent that was several hundred dollars over our original listing amount. Notably, the search for a tenant happened while we were abroad, but Chris made himself available at all times to discuss the candidates and keep us updated. Chris pulled off a what I consider to be miracle in helping us sell our house in 25 days so that my husband and I could purchase our dream home. Back in 2013, Chris assisted us in buying our first house, a new construction townhome in a planned community. We kept in touch over the years, and, early in 2017, Chris reached out about a historic rowhouse in Logan Circle, noting that he thought we might be interested in moving closer in to the city. Crazily enough, we really had been thinking about it. With Chris's help, we found a historic house that we love in the Logan/U Street area and, though the seller proved to be extremely difficult, Chris was able to negotiate a contract that was contingent on the sale of our house within 27 days. Chris then worked tirelessly to get our house to sell within that amount of time. He had beautiful marketing materials made for our house, held open houses every weekend, and frequently checked in with his brokers to ensure that our house was listed at the right price. It was a very stressful time, as six other pretty much identical houses were for sale in our neighborhood, including two neighboring houses that you could see from out our window. During all this, Chris impressed us with his calm expertise and strategic vision, and he was always responsive to our questions. Because of his efforts, our house went under contract on the 25th day, meaning that we were able to buy our dream home. As we neared the finish line, Chris frequently checked in with us, our seller (who continued to be difficult about the closing date), our lender, and our buyers' lender to ensure that closing for both properties would indeed go forward. Without his attention to detail at this stage, the whole transaction could have easily fallen apart. Chris's efforts to get us into our dream house were truly Herculean, and we couldn't be more appreciative of all the work he did for us. We absolutely recommend him to anyone looking to buy or sell a home in the DC area.
