If you are soon to endeavor in a real estate transaction in the Hampton Roads area and you’re looking for recommendations for the perfect agent please take the time to read this post.
If you want the quick answer my recommendation is Mr. Chuck Mooring with Rose & Womble Realty. Read further if you want my reasoning for recommending him.
I think for the vast majority of real estate agents, a dogged and relentless search for a property for the buyer or a sale for the seller is a given. They won’t make money unless they get their clients to closing. Knowing the rules and regulations of the trade and all of the technical jargon is also a minimum requirement. My point is I look to other qualities to filter through the group and I would recommend you do the same.
This brings us to Chuck. I switched to Chuck in early August after firing my previous agent right as we were about to close on a property. From the onset, I let Chuck know that I only needed him to get me to closing on this property. Because of issues with the house and the owners unwillingness to pay for items in obvious need of repair we never made it to closing on that address. I was disappointed but honestly this was actually a good thing. This was no fault of Chuck’s but it obviously made the task a bit more complicated for him than it was originally.
Chuck set out to identify every bit of criteria I had for the house I was looking for and brought the properties to my attention that came closest to my preferences. Due to the state of the housing market each one was good but not perfect for my needs. Still Chuck brought new recommendations, showed several houses, provided his expert recommendations and insights into inspection and appraisal criteria, and NEVER NEVER made me feel pressured to move on a property I wasn’t wholly vested in.
In late October we finally found a property that I was ready to place an offer for. It was a short sale which came with its own set of hurdles. Chuck made me aware of the possibly lengthy short-sale process. He stayed in contact with the various groups involved in the sale (the selling agent, my bank, the termite inspector, the title company, etc.) and kept me up to speed on the status of communications between the selling bank and selling agent and what I should be prepared for.
Ok, so at this point I have said a lot about the process. I want you to be aware that there was a LOT of work put in to help me find a home. I want you to know this because after all of this I had to turn around and tell Chuck I needed to pull out of looking for houses all together. My circumstances changed (I won’t get into the details here) and I would be moving back home to Atlanta instead. I was very apprehensive about this discussion because I was feeling guilt about telling Chuck he did all this work and he won’t be getting the commission he earned.
And this is where I feel Chuck sets himself apart from every other agent. Without skipping a beat he assured me that what matters the most is that I am doing what I need to do to be happy going forward. Sure, you may feel that you should expect this behavior of any agent and in theory I would agree, but can you honestly say you’ve dealt with agents who don;t pressure you into a sale, who don’t try to push you toward houses at the top end of your price range or beyond in order to inflate their commission, and who won’t give you some semblance of grief when you increase their work load or reduce their income.
If your agent doesn’t put you first in EVERY single situation then I would highly recommend you switch to Chuck Mooring at Rose & Womble. My only regret is that in a year or two when I’m ready to purchase a home in Atlanta that I can’t bring him there to find my home… who knows… maybe I can… lol! Chuck was a fantastic and friendly realtor for my wife and I, a real straight-shooter, professional guy. We set realistic goals for how much we wanted our house to sell for, he walked us through the whole process and explained any confusing stuff. We listed our house on Friday with beautiful photos, got multiple offers and sold the house on Sunday. It was quick, easy, and we made a sizable profit off our house. I'd recommend Chuck to anyone.
