Moving three generations of your family to a new state you've never visited where you don't know a single person is very scary. I can't even imagine doing this without our realtor, Danny Welsch.
From our first conversation, we felt like we were Danny's top priority. We only had one full day in Richmond, and he had ten appointments set for us! Although we did not find our needle in a haystack that first day (a Fan District duplex with a garage plus studio apartment), he assured us that we would find our dream multi-generational home. And we did! When the right house became available, Danny grabbed the first appointment and took us on an extensive video tour that felt like we were really there. He measured rooms and walls and looked in every little nook. He also coached us on the bidding strategy he thought would work best, and he was right!
How do you buy a house that's over a hundred years old sight unseen? You choose a realtor you can trust, like Danny Welsch.
Even now that the deal has closed and the house is ours, he continues to help us. He has referred us to service providers he trusts and even meets repair people at our new house to let them in because he has the keys and we're still packing up our old houses in Florida. Danny has gone above and beyond our expectations of a realtor, and we are thankful that he is our first friend in Richmond.

Danny did such a wonderful job with my in laws,
the process was effortless. He went above and beyond to ensure the property received the best offer, and even went as far as pulling weeds and laying mulch to give the property better curb appeal! He staged the home beautifully and we could not have asked for a better all inclusive service! It was nice to know that he had my in laws best interest at heart, and was trustworthy right from the start! Thank you Danny for getting their home sold in one weekend, if I could give 10 stars I absolutely would!

The world of real estate is crowded with agents who are eager to help- and will likely do a good job. When selecting who to use to sell my most recent property, I wanted more than that. I wanted to work with someone who I knew cared as much about my transaction as I did. I wanted to work with someone with the experience to make sure the deal got to closing smoothly, and the expertise to help me get top dollar in a changing market. Danny went above and beyond even my already elevated expectations. He listened to me, and he understood what was important to me. He helped me prepare the house for market, and recommended changes to get top dollar. He was the most responsive person I knew. At every turn, Danny worked hard to market our home and get it sold. When it came time for offers, he was not afraid to negotiate, and was creative in doing so. His experience, expertise and genuine personality and care for PEOPLE is why he will continue to climb to the very top the real estate market in Richmond, Henrico and surrounding areas.

I HIGHLY recommend Danny as your next realtor. My home recently closed (1/5/24) at 5%($21k) above the asking price with a cash offer after only 5 days on the market. Danny is the most knowledgeable, diligent and responsive realtor I have ever worked with! In my opinion, the home sold at a premium in large part to the staging service Danny offers as part of his commission. Danny serves as your advocate and will frame the buyer's concerns in the proper perspective which is a huge plus during the stressful time of the buyers/realtors telling you everything that is wrong with your home, lol. He knows when to press for outcomes and when to backoff and let concerns play out. You would be doing yourself a disservice by not considering Danny as your realtor on both the seller and buyer side.

I can highly recommend Danny. When you find someone to work with who is as capable and courteous as Danny, it's a real blessing. He priced our home strategically and helped us ensure it was staged beautifully. The result was a sales price that far exceeded what we could ask or imagine! He is quick with solutions to anything that comes up, answers any question almost immediately and patiently accomodates the common interruptions, scheduling and anxiety-ridden moments that inevitably have to be addressed when selling. His sense of humor and positive vibes made moving so much less stressful and at times even fun. My neighbor had a great experience with him and recommended him after they got a terrific sale on their home with his guidance, as well - and I'm so grateful for that referral!
