This has been some process! Let me say that although it was bumpy we felt super confident in David and his team!

We started with a list of probably 18+ properties. David took us to all of them and didn’t like a single one....😞 Out is desperation in a hot real estate market, we were about to go back to one we “kinda” liked to see about putting in an offer, but asked to see two more houses before making the offer.

The house we are closing on was one of those two. We put an offer in and we’re assured we had a strong offer, but at the last minute we lost it to another buyer. To purchase this house we had to be pre approved with their lender and found he had a more competitive interest rate and so made the switch to this lender due to a lower interest rate.

We found another house 2 days later put an offer in and was accepted. However since this loan was with another house we felt we needed to make a switch to a 3rd lender. (I’m not a big fan of switching so much, I’m pretty loyal so I didn’t feel right about making so many switches) The appraisal came in lower than the accepted sales price... So we had a few options. Pay more than appraised value, or go back to searching, or ask for a price consideration. We did ask for the price consideration but the other agent provided bad comps and didn’t get approval. He played hard ball (actually he was a real jerk through the whole process), which left us a little uneasy. We were about to negotiate a higher price than the appraisal when we found property #1 had come back on the market.... 🧐
David made a quick call and within a short time we had gotten out of contract with the 2nd house and under contract with the 1st contract. 🤯(Keeping the original closing date from the first time we made an offer).

During this time rates jumped half of percentage point and since we had to get pre approved with their lender again, we found that he was able to keep the lower original interest rate we had before the rate hike. So again another switch to another lender.

Although we went through 20+ properties, 2 offers/contracts, 3 lenders, 2 appraisals and countless other oddities. We felt confident that finding David (Who was an absolute rock star!, especially with the early morning and super late phone calls/questions), we knew we would finally prevail.

Renae and I couldn’t be any happier with the end result.

Used David as a buyer and he was very professional and diligent. David stayed on top of our purchase making our transition to Phoenix very easy. We had to move 5 months later and David sold our home in the first week. I highly recommend him. Thanks David. Your the man!
