I highly recommend Josh and Eric from Top Flight Veterans Realty. Some words I would use to describe them would be honest, determined, professional, knowledgeable, available, attentive and selfless. Josh and Eric are definitely a powerhouse in the real estate industry but also the most down to earth people you could ever meet. They also work with an amazing loan officer named Colin. Colin is extremely intelligent, kind and knows all things finance. If you need financing, Colin is your go to.

Our family has tried to buy our first home several times in the past. We were unsuccessful with other realtors and experienced dishonest practices with a few of them. Josh and Eric were different. They understood what we had been through and gave us their word that things would be different. They kept their word. It wasn’t about a sale for them. They genuinely cared about our family and protected us from things the inexperienced homeowner could not see. They had our best interest at heart. They stuck with us through it all and I can proudly say that because of them, we moved into the most beautiful home one week ago.

Eric & Josh were awesome! They both are very personable and promptly answered any questions we had. They willingly did a walk through of our condo to help give us ideas on how to fix it up and make it more appealing to buyers. We spent a little to gain a lot in the end! They sold our condo quickly and for more than what we were expecting! They knew how to attract buyers and placed our condo at a good price to get the best deal. We also had a great experience buying a home with them. We were able to see multiple homes on multiple weekends to find the one that is perfect for our family. They understood our wants and needs and were patient with us. They stayed within our price range and location. After finding a house, they negotiated well and got the price that worked for us! If anyone is looking for a buyers or sellers agent in the San Diego Metro area Eric is the only choice to make! This was our second time buying a home so it wasn't our first rodeo but he always had some brand new insight I had never heard that helped provide clarity in alternative options we had.

We were in escrow for a Condo before that we had lost faith in because the seller had health and safety issues that we wanted credits for before closing but they weren't willing to give much so we walked and he was very understanding of it and made sure we knew it was our decision to make.

When you finally do find the place he will do his due diligence to make sure you're not going to overpay and that you're going to be comfortable with those monthly payments. He also has fantastic mortgage brokers and inspector recommendations!

We didn't work with his business partner Josh a whole lot, but he seemed knowledgeable as well. Experience and continually learning is what sets you apart as a realtor and Eric is it.

I highly recommend Eric to anyone looking to make a residential real estate transaction.

After talking with Eric about what I was looking for(a nice place to live that could also be turned into a rental property), he curated a group of places for me to tour in Orange County where I was moving. We spent a few weekend touring places until I found a great two bed/two bath condo in Huntington Beach. My journey on finding my first home started out rocky. I was working with a prior realtor that I wasn’t necessarily seeing eye to eye on. I considered giving up and waiting awhile but everything changed when I was introduced to Eric Herman. Right off the bat he hit all the key points I was looking for in a realtor. He really listened to what I wanted in my first home and knew exactly where I wanted to be. I was on the tail end of a 9 month deployment and I needed something quick, or as quick as possible in the real estate world, as I was transferring to shore duty. As everyone knows this market is tough and you have to act fast. Eric was very tenacious in all offers I submitted. Within a few short weeks he landed me the home that I could see myself living in for quite sometime. This process could not have gone any smoother if not for his strong knowledge in his field. He knows what he is doing and he’s quick to answer all questions, if and when they arise. His open line of communication is spot on as I am a big communicator, as I wanted to understand the process from A to Z. He was very forthcoming on what to expect and laid it all out on a timeline for me, which helped make the process even smoother. When it came time to home inspections and battling with the homeowners for minor changes, he helped me win on the repairs that were needed for the home prior to move in. We closed in just 21 days which was very awesome and worked out perfectly for me as I transitioned from sea duty to shore. My husband and I couldn’t have been lucky enough to get in touch with Eric to help us with our home search. Eric is one the kindest, most honest, most humble and most courteous people I have ever met. We just bought our second home and could not be more pleased with our realtor. Eric came highly recommended from a friend of another realtor (we were selling our home in Northern California and moving back to Southern California). He is literally the epitome of patience and professionalism. He was so responsive to all of our millions of questions and concerns and made himself readily available at all times, which is like, unheard of for a real estate agent. He is from the area and is extremely knowledgeable about all things southern california. He has a great sense of humor and provided much needed comic relief throughout our relocation process. He made finding a home the least stressful part of all of this.It was kind of like having a lawyer, lol, he knew what we wanted and did not want and he fought for it. I highly, highly, HIGHLY recommend Eric for anything and everything real estate related and we will never use another real estate agent-Eric is the best!

We loved working with Eric! He was so warm and welcoming and made us feel totally at ease. We could always reach him with any questions or concerns, and he was willing to show us any house we thought we could make work. He always looked out for what was best for our family, even if it meant finding us a rental and he wouldn't get paid. Thankfully, he found us the perfect house to buy. We have been in it for a week, and are so grateful for his help. He even got us a beautiful, one of a kind housewarming gift. We had been looking for the right house for 2 years with a different broker. We were almost ready to give up. That’s when we sat down to discuss what we were looking for with Eric. He quickly grasped what we were trying to find, answered our questions confidently, competently, without reservation and with complete clarity. He surpassed every one of our very high expectations.

Eric immediately put our minds at ease every step of the way. He didn’t waste any time in helping us find exactly what we had been looking for all along. He lined up many great places for us to visit, educated us more and more with regards to property and process and gave us his full support and attention at all times.
