We are so grateful to have had Gary Dwyer as our Buyer's Agent for the purchase of our first home. Gary was patient, understanding, encouraging, and provided us with valuable education both about the process and about what red flags to look for when selecting a home. Gary was also up front with us about what it would take to have a competitive offer in the current market. This allowed us to discuss and develop offer strategies in advance before being in the heat of the moment with a house we loved. His knowledge of the housing market, home appraisals, and home inspections were all incredibly helpful for us in the house-hunting process.

Gary was also very caring and showed us that he cared more about placing us in the right home rather than just any home. We had found a home we fell in love with and, given the challenging housing market, we felt pressure to make a decision quickly. Gary met with us promptly to tour the house and pointed out several red flags to us that could have resulted in many expensive future home repairs. Once Gary pointed these issues out, it was impossible not to see them. We decided not to put in an offer and good thing since we found the house of our dreams a couple weeks later. We are so appreciative that Gary was an objective member of our team and able to help us think critically about such an important purchase.

When we finally did see the listing for our future home, we new right away that it would be a good fit for us. Gary worked to get us a private home tour before the official open house. This allowed us time to schedule a pre-inspection which made us comfortable waiving the inspection contingency in the offer to make us more competitive. Overall, Gary helped us to craft a strong offer that we were comfortable with and we were successful with the bid. We've now been in our new house for a few months and still remark regularly about how happy we are to have ended up in our home. We are very grateful to Gary for his support during the process and would definitely recommend working with Gary as a Buyer's Agent.

Exceptional, professional, knowledgeable, experienced, and most importantly optimistic yet realistic! We are very grateful to Gary for his service, and I hope that this review inspires future home-buyers to do themselves a favor and work with Gary.

For those of you like me who enjoy entirely too much detail, here you go:

During our initial conversations with Gary, several things convinced me right off the bat that he was “the one:” never once did Gary try to steer us into a neighborhood that we weren’t excited about, he was very generous and forthcoming with information (as 1st time buyers, we didn’t know a ton and he very expertly filled in many gaps), and he was real with us about our prospects going into a very competitive season with low inventory (Spring-Fall 2021). However, Gary’s optimism for our purchase never diminished.

Viewing Homes: In Boston, a condo/house would go on the market on a Thursday, the open- house would happen that Sat/Sun, and an offer would be accepted that Monday. The pace was break-neck and daunting (to say the least!), but Gary ushered us through these whirlwind weekends with assurance and diligence. He always responded quickly to us when we reached out about places we’d like to see, and he was able to set up viewings quickly for times that worked for us. We also immensely appreciated how he would look into a property before the open-house and clarify relevant details (e.g. “this isn’t really a legal bedroom!”) and identify red flags. He saved us a ton of time by weeding out duds. He also shifted with us whenever our “must-haves” or “hell no’s” changed. During a viewing, Gary was always punctual, professional, and his years of experience really came through in his ability to assess the place, discuss observations, and interact with the sellers' agents.

Putting In Offers: Gary walked us through every single step of the offer process and never pressured us in any way when putting in an offer. He gave us solid advice framed as “things to consider,” and he was patient and thorough with us every time. Because housing supply was so low, we obviously didn’t get a few places we had put offers in on (by no fault of Gary’s--we were just out-bid plain and simple). He dealt with our losses professionally and graciously, and helped us game-plan for future offers. What more could you ask for?

Accepted Offer/Pre-Closing: From the moment Gary called us with the great news to the moment of the final walk-through, Gary remained accessible, vigilant, and helpful with the lengthy to-do list that comes along in the weeks prior to closing. We always received a prompt email response or phone call to discuss all of our questions which ranged from the loan, to the housing inspection, to items related to our attorney and all the other professionals involved. By the time closing rolled around, we had so much trust in Gary that we often sent him forms or correspondence just to have his expert eyes take a look at it. In my opinion, he always gave us good insight that was free of judgement or pressure. We felt like he was on our side and had our best interests at heart throughout the entire process. Furthermore, Gary provided sound recommendations and referrals that have helped us (and will help us) with the housing inspection, purchasing appliances, performing repairs, etc.

Closing: Closing was a breeze. Gary was super responsive with all of our last minute questions prior to closing, and the final walk-through was very simple. The process of buying our first home was successful entirely due to Gary. We are forever grateful to him, and we feel highly confident that future clients of his will sing very similar praises at the end of their successful home purchase. We are so sad to wrap up working with Gary, but it is because of him that we found our “miracle condo” (as I affectionately call it!). To put it simply: JUST CALL GARY!!!!

It was a pleasure working with Gary in the recent sale of Tucker Road in Andover. As the listing agent, it makes my job so much easier and makes for a smooth transaction when working with such a diligent buyer's agent as Gary.
