As a first time homebuyer, James was exactly the advocate I didn’t know I needed. He took time to get to know me and my needs and aesthetics. He supported me through a winding financial process that had a lot of ups and downs and explained to me clearly anything I needed to know. And rather than pushing me to buy the first place I became enamored with, he did his due diligence and helped me dodge some major bullets. He is clear-eyed in his judgement and that is a rare talent in any industry. As a result of his care and thoughtfulness I landed somewhere that has given me a 100x better quality of life, and I know that he was genuinely happy to see me make this shift in my life. We moved overseas in October 2020 and used James Nastus and his team at Compass to sell our house in Chevy Chase, MD. After interviewing several realtors, we chose Compass because we felt their pricing and marketing strategies, combined with their “I’ve got this” attitude, would work best to make our “classic Chevy Chase house with some modern funk” stand out, attract buyers, and critically, sell. Moving internationally in the midst of Covid chaos presented multiple logistical challenges. We put the house on the market after we moved, and James assured us he had contractors who would take care of the minor repairs and provide the TLC our house needed. James identified critical areas to focus on and got all the work done - on time and even slightly under budget! From repairs to landscaping our embarrassingly neglected garden to staging the then empty house, James and his team delivered above and beyond. James kept us in the loop, created a portal so we could see what was happening, and was quick to inform us of any issues and always presented a range of solutions, never pushing for unnecessary or overpriced options. When James shared the photos of the final product, I honestly wanted to move back in! It took about 2 months from the time the house hit the market to closing and James and his team made it very easy to do from abroad. James’s honesty, marketing savvy and can do attitude was everything we needed to sell the house we loved. I would unconditionally recommend him as a sellers agent, and went straight to him when we decided to buy a condo for our recent college grad. As a buyers agent, James quickly grasped what we were looking for, raised issues we hadn’t thought of, didn’t waste our time with apartments out of budget or that didn’t meet our basic criteria. In under a week, he helped us find the right condo, and was an astute negotiator during closing - getting us a good deal on a very nice place. If we move back to the D.C. area I would use James Nastus and Compass again without hesitation.

James worked with us on the sale of our home in Chevy Chase. It was a stressful time for us as we were leaving the country, needed to do some fixes on the house and sell in the midst of the pandemic. James did what he does best, which is to go above and beyond just listing the property. He assembled a punch list of value added repairs and improvements, found contractors, oversaw that work, and put on a marketing show that attracted the right buyers to our property. He exemplifies what a realtor who goes above and beyond can do.

James is an excellent realtor and an even better human being. He helped us buy a new home and sell our old one. This was a major life change for our family and I am thankful we had James to help us through it. There are three areas in particular where I feel he is especially gifted.

First, he knows his stuff about the real estate. In every step of the process from our first meeting to settlement, he taught us what to expect and connected us with the right people to help get to where we wanted. I felt prepared at every step because of his input.

Second, he did a great job as a project manager. We opted to do some improvements to our old home to get it ready for sale. After we moved out we had our hands full settling in to our new home. James managed the renovations on our old place completely. He got the job done on time and got the most benefit for the budget we set. I am still surprised at how good our home looked when it went on the market (and how quickly it happened).

Finally, James understands the emotional aspects of buying and selling a home. This is a big deal to me. I really like the way he accompanied us on this journey. We were not his biggest or most important client, but he worked hard for us and never made us feel like we were anything but his top priority. Through both strides and setbacks, he kept us steady and on track. I viewed him as an honest and trusted partner in this. Our story has a happy ending because we worked with James.

Buying my first home was an enormous decision and I needed an expert to guide me through it. James Nastus was my realtor for the purchase, but he was also my coach and ally at every step of the way. James was always available to answer my questions and provide direction whether we were touring properties or reading condo disclosures . Once we found the condo that was the right fit, James did extensive research to ensure we were making a competitive and fair offer. Even after the closing, he continues to serve as a resource for all of my new homeowner questions. I highly recommend working with James and his CEG team.

James was my Realtor for both the purchase of my new home and for the sale of my previous home and I can not say enough about him. At the same time he was working with me, he was also working with one of my closest friends so I got to see up close his amazing instinct for what each of us needed to find our way to making decisions. Our processes were quite different and he handled us both perfectly.

I put an offer in, quite out of the blue on a specific home that was a "Dream Home" I had seen, fallen in love with, and been unable to afford 10 years prior. It came on the market, and the emotional part of the decision was already made. I did not need opinions, options or reassurance. But I did need guidance on making an offer that wouldn't result in my over paying but also wouldn't cause me to lose my dream home by a small amount. James gauged it perfectly. And then (since I had not been looking, was not pre-approved for a mortgage, didn't have my financials together) I was a pest about each little step along the path to closing and James was rock. Smart, timely and responsive regarding every detail.

I then had to sell my old home, which also needed a bit of work to be able to go on the market and garner full value. I did not have the time or the emotional energy for this. James took care of everything. And I mean, everything. I handed him the keys, gave him a budget and walked away. In a time frame I would not have thought possible, the entire condo had gotten a face lift, it was on the market and I was under contract for more than I would have imagined. I had no emotional attachments, I just wanted maximum profit at minimum input from me. And that is what I got.

That friend I mentioned before? He was all in on the emotional investment side, both buying and selling. He needed lots of options and the emotional support and space to make this decision.

It is still amazing to me that the same person worked so seamlessly with both of us. And got both of us into homes we are both just thrilled with — in both cases on budgets that were well within our approved range.

James was recommended to me by a friend, and I'm so glad he was. After interviewing several realtors, James seemed to be just head and tails above the rest with this thoughtful answers to my questions and his initiative.

My condo sale was somewhat complex as my decision to list it was a bit of a knee jerk reaction. I had about a week to pack and move because of a family matter, and after moving I was no longer local. James scheduled and managed anything that needed to happen post my move so I didn’t have to worry about facilitating that from states away. While James was fabulous logistically, he was also great in his strategic marketing of my condo and extremely responsive to me. There was consistent and regular contact. I felt he and the Compass team were on my side and were looking out for my best interests at all times. In choosing and working with James, I believe I couldn’t have made a better choice. My condo was under contract and sold quickly at a price that was higher than I expected. Highly recommend James and the Compass team.
