As an IT Project Manager for the past 10 years I have refined my ability to solicit and extract precise requirements from my clients to meet project and program goals. As a Real Estate investor over the past seven years I have sharpened my ability to identify property that met my requirements as either a short or long term investment. As a Real Estate agent, I leverage both my professional skill-set and my investment acumen to meet the requirements of my clients in identifying the correct property, negotiating a satisfactory contract, and providing guidance throughout the closing process and beyond.

Every agent has a unique approach and mine is built upon a foundation of communication. Communication allows me to understand exactly what you desire and what you plan to accomplish. Too many agents utilize a "cookie cutter" approach regarding their clients, and that isn''t just wrong, it is ineffective and inefficient. Joe was a fantastic resource and representative throughout our entire sales process. He provided excellent recommendations on how to update, prepare and stage the house, managing the entire process from start to finish. He communicated in a timely manner, and was responsive whenever I had questions. I had no doubt, at all times, that Joe was taking care of everything that needed to be done. I would not hesitate to hire him again in the future.

Wow! Where to begin!? Joe is quite simply the best of the best! He is dedicated to not only his job, but also to his clients who he just wants to see happy with their home purchase. He is incredibly efficient, and you can depend on him to get it done quick! Joe was there every step of the way, answered questions immediately, and provided such care and guidance to us as first-time home buyers. There was no stone left unturned with Joe as our realtor. Joe Azer is different than all the other real-estate agents and property managers I have worked with over the past two decades. In a nutshell, Joe is what I personally consider "top-shelf, old school". Believe him when he says, "he does not take the standard cookie cutter approach" most agents seem to take these days. I honestly cannot think of one detail which Joe missed or one area which Joe could improve. He is just great!

In my specific case, Joe helped me get the best possible deal for a difficult property to sell. My beautiful townhome in Fairfax County, VA was changed to a rental property nearly 16 years ago when I moved overseas. Because I was out-of-the-country for all that time, I could not take care of my properly directly and so I relied on "others" to do it for me. Unfortunately, this approach did not work well for me and my home was not maintained as I expected "property managers" would maintain it.

Joe formulated a marketing plan (during the fall, after the peak sales period, which I missed out on in the spring) specific to my situation above; including quickly making some small, but required, cosmetic repairs and then staging my property with interesting, modern furniture and cool artwork. By focusing on "staging" the home (it was completely empty because it was an ex-rental property), Joe created a marketing plan which highlighted the potential beauty and location of my property and at the same time minimized the " it feels like a poorly maintained rental property" look.

What I describe above is already great; but Joe went far beyond that. Joe asked me to "come up with the net sales proceeds (the number) I expected" and worked with me in various ways to insure I could meet those numbers (within reason of course). We considered many different scenarios and Joe advised me in a way which benefitted me (my pocket) over his own personal gain. Joe optimized every possible "low hanging fruit" option which, in turn, optimized my net value sale proceeds. This approach by Joe is simply "the best" possible way to help sellers.

If all of the above seems like a lot of "goodness" already, please consider that Joe when far beyond all of that.

Joe insured our title company offered e-closings to accommodate the fact I was overseas; and that worked out very well and I closed in the comfort of my seaside condo at my own desk, on my schedule, using the e-notary service offered by the title company. This service was fantastic.

I could go on-and-on, writing heaps of praise about Joe Azer and how he represented me, the seller, in every aspect of this sale; and how much "skin Joe put in the game" (skin that most agents will not put "in the game"). Instead of wasting your time reading more of my words or praise, I recommend, with all honestly and sincerity, that you call Joe right now and talk to him about your real-estate.
