Joseph Fanelli has been a Real Estate Broker since May 2015. Prior to this, he worked as an Inside Sales Representative for six months, receiving personal guidance and training from the founder of John S Realty, John Schlanbusch. He takes pride in his ability to make home price assessments and execute complex transactions involving dual agency and off-market properties. In addition to his business and technical skills, he is known for delivering extraordinary results for his clients through rigorous analysis, consistent follow-through on promises, and a commitment to authentic relationship building. His personal business goal is to make and save his clients more money than his competition. He founded Actum Realty in August 2019 after obtaining his Managing Broker's license because he wanted to offer more personalized and enhanced services to his clients in the greater King County area. At Actum, they provide a "Highest and Best Use Report" for a nominal fee to property owners who don't need to sell but want to be advised on the potential for development, as well as professional drone-based photography and 3D/VR videography created by their content team to other real estate brokers and customers. His staff includes a full-time content creator, an executive assistant, and in-house counsel, and multiple highly trained buyer's brokers. Since becoming a full-time broker, he has specialized in obtaining a premium price for every property he's listed, as well as negotiating a great deal for every buyer he's represented. By taking a deeply analytical approach and objectively considering all of the facts to build a strong, proactive negotiation strategy for his clients, he's achieved a nearly 100% success rate. His philosophy for negotiations is based around meticulously understanding the facts and mechanics of any given scenario, while encouraging his clients to make their decisions from a position of strength and alacrity. In earlier careers, he has worked as a demolition laborer and carpenter's apprentice. He has also held a variety of positions related to selling antique and classic automobiles. He's personally bought and sold seven collector vehicles for a profit, and he currently trades collector automobiles as a hobby. He considers himself a "classic capitalist", drawing inspiration from Benjamin Franklin, Theodore Roosevelt and Dwight Eisenhower.
