Karen is amazing. She helped us purchase a home during the madness. She led us through the VA process while other realtors were insisting people switch to conventional loans. 33 years under our belts and we wanted to use that benefit. She took the time to explain the process to the buyer’s realtor so that they could understand how solid we were. That being said, she is also incredibly knowledgeable about other loan types. She works with an excellent mortgage broker. She has lived here a long time and is very familiar with neighborhoods/ location. As long as we are in the DMV area, Karen will be our realtor!

Karen is a consummate professional, thorough and knowledgeable of the local market who worked tirelessly on our behalf to find us our forever home. Despite a competitive market, Karen was able to source and close on our home in under a month - all this while we were vacationing overseas! Karen's post-closing actions spoke to her customer care, following up multiple times with us and guiding us to local contractor recommendations even after closing actions. Karen simply exceeded all expectations, and I would highly recommend her.

My family has used Karen to purchase 2 homes. Our first home was bought sigh-unseen while we were station abroad. Karen was a superstar and worked tremendously hard for us. She visited several homes, sent us countless videos and pointed out careful details as we were not there to view the homes in person. She is supremely detail oriented and a seasoned realtor. We found a fantastic home with no issues. Our experience was so great we used Karen again to purchase an investment property as well. We cannot say enough great things about her. You are in the BEST hands with Karen Olmstead!!!

Working with Karen was better than any House Shopping experience we could have hoped for! Before we ever went to look for a house Karen and I had an in depth phone call where she got to know about our family and what we were hoping to find! She never hesitated to run out and look at house we were interested in…helping to eliminate what wouldn’t work for us.

Karen was knowledgeable about the neighborhoods we were looking into. She had a comprehensive understanding about the longevity of each home we considered. This included the grounds to the actual house, even steering us away from a couple of costly money pits that looked great on the surface, all with a smile and continued patience! Karen’s communication was superb, checking in daily, answering every text and phone call instantly! Karen is the perfect mix of detailed, technical knowledge with infinite patience.

Karen found us the home that we continue to love! After moving in she continues to check on us to make sure we are settled and happy! She is the only Agent I will work with as long as we are here(although I hope to stay in this home for a very long time!).

Karen is simply amazing. She helped us buy and sell (above asking price) our starter home in Alexandria, and buy our second home in Herndon. She is a people pleaser and goes above and beyond to make sure her clients are happy with their new homes - she's personally dedicated to finding you the right place. She knows all of NoVA and is able to guide you to the communities that will meet your expectations - in our case, we wanted yardage and foliage but still neighborhoody feel as well as accessibility to downtown and areas west, which we knew was a tall order. But she found it! We have wooded trails with a stream, .53 acres, walkable community with wonderful neighbors, great schools - we LOVE our neighborhood! So grateful for all she's done for us over the years.

Karen is an excellent realtor. She really goes above and beyond for every client. I'm amazed that when I was up very late with questions, I would get a text back regardless of the hour. You won't find a better realtor anywhere!
