My wife put her Arlington Condo for sale with an Agent for a lower commission. This agent told us he would be having a couple of Open Houses, needless to say he showed the property once and informed us that we would have Open House the next week. This did not happen. The lack of communication & updates from this Agent frustrated us so much that we cancelled and engaged a more reputable Real Estate Company. This also proved very frustrating after an offer which was received was subject to us renting out the Condo to the prospective Buyer for a period of 2 ½ months pending Bank Approval (We were assured by this Listing Agent that the funds were available and the Bank had issued a pre-approval letter).Eventually, the prospective Buyer gave us a 30 day notice to Quit and leave the Condo as she could not get the funds ! With a 6month record of false promises and guarantees by 2 different Realtors we cancelled the listing again. As luck would have it we met Kevin Knightly, upon learning his background we immediately requested that he take on the listing of our Condo. Kevin is very knowledgeable in all aspects of Realty and he kept us informed daily as progress was been made. He had an Open House the first week (in bad snow weather), a number of days later and he came back to us, to our disbelief, with 2 firm offers. He walked us through to the closing and made everything so easy for us that we now refer all our family and friends to Kevin. Kevin was my buyer agent for three houses that I bought in Somerville, a two family that I live in and two investment properties. Kevin gave me a complete analysis of both properties, including value, market rents and future condo potential. Without his advice I'm not sure if I would have bought either one. I bought my first property in Medford with Kevin Knightly acting for me in the purchase process. He calmly guided me through to the closing. I was very nervous and looked at everything with anxiety being new to the process. Kevin was always available in good humor to assure me that everything was going to plan ! Later I asked Kevin to help me with purchasing a Brighton multi-family, he acted as my Agent again, this time my Bank Attorney gave the OK even though there was a slight but potentially problematic title issue. Kevin advised me not to go forward unless it was resolved but I really wanted the place so he introduced me to a Real Estate Attorney who with the Sellers’ Attorney took a number of months to clear up the problem.
