Selling our house after 45 years not to mention the need to down-size was all new to us. The best decision we made was to engage Kim as our realtor. Our stress level over the process was quickly defused because of her knowledge of every aspect of what we needed to do and how best to do it. It included the listing requirements, how to set up for the open house, have an estate sale and her help on the need to down-size was over and above all our expectations. I have worked with Kim for four years, during which Kim helped me rent out, manage, and sell my house. She grasps an understanding of my circumstance thoroughly and always recommends solutions that provide the best value to my needs. She never rushed me to decide but gave me pros and cons for each solution and so I can make the most informed decisions.

When I worked overseas, Kim helped me manage my rental property. She used her professional experience and good judgment to select good tenants, who paid rent on time during the pandemic and took good care of the property. Kim also took on tasks like managing all the utility and tax bills and recommended the most feasible solutions for repair and maintenance over the years.

When I decided to sell my house, Kim provided innovative solutions to renovate and stage the home for showing. We recently closed on the house of our dreams and so much of the credit goes to Kim! We started working with Kim in Fall of 2021, which was a very turbulent time for buyers in the housing market. At this stage, we really had no idea what we were looking for in a house, but Kim took us on house tours just to allow us to learn about the process and learn what to look for, knowing fully that we were a long way from putting in an offer. This was the first big sign that Kim was a great Realtor for us – she was patient and wanted to make sure that we were comfortable with the process.

We also learned a ton from Kim during these initial house tours. Neither my husband or I had ever owned a house and are not “handy” by nature. Kim knew what troubling signs to look for in a house and could explain the technical aspects of owning a home (maintaining HVAC, foundational issues, water damage, water drainage issues, radon systems, water softeners, the list goes on..). This was a reality check for us, but comforting that Kim had the expertise to identify these things.

With such a turbulent buyers’ market, we paused our house search and picked back up in late summer of 2022. Kim was totally understanding of our decision to pause and she never left touch with us during this time. We began to be very specific in deciding which houses to tour, as we knew the next house could potentially be the house we put an offer in for. Kim understood how serious we were getting and made herself available whenever the opportunity arose. She drove long distances for us, sacrificed Friday nights and Sundays, held late-night phone calls and re-toured the same house twice with us on a few occasions. This flexibility and dedication was so important to us.

We ultimately won the winning offer on the second house we bid on. Kim’s skills really shone through when it came down to putting in an offer. She knew our financial situation, understood the local housing market and knew what elements of the offer would make us most competitive.

Kim has been responsive, professional and a delight to work with throughout this whole process. We couldn’t be happier with our experience with her as our Realtor!!

Kim is not your regular real estate agent. From the moment you hire her, she gives you full attention and goes above and beyond to make your experience as smooth and stress free as possible. She is very dedicated and knowledgeable, but, above all, is very honest. You might think you’ve found the perfect house but she digs deep (like literally looks at the exposed foundation, sump pumps, pipes, whatever you can think of) and, if needed, will not shy away from giving you a reality check. And that is exactly what my husband and I needed in a real estate agent as first-time home buyers. The pictures all seem perfect, but it’s the bones of the house that truly matter and Kim is an expert in judging whether the house would, in all aspects, be the perfect fit for you and your family.

Selling and buying a new house during the pandemic in 2020. That sounds pretty daunting! After making the decision to move forward, our first step was to contact Kim Chadwick. My wife and I were very nervous of how everything would work during Covid. She immediately set our minds at ease. She broke everything down step by step and we focused on one at a time. Selling was a breeze! Multiple offers, over asking price! She reviewed all of the fine print and nuances of all of the offers and ranked them in order for us to review. This made everything a no-brainer. We picked the best one, and moved on to finding a new home.
2020 is probably one the best sellers markets in history. So we knew we would be up against many other bidders on each house. Kim did a fantastic job helping us to put in a solid, competitive bid, all the while keeping us smart and resisting the urge to try to way overbid, and break the bank to get the house. We cannot thank Kim enough for helping to keep us in check, and not let our emotions dictate our mortgage payment for the next 30 years. She explained how escalation clauses work, and we used this on every bid we put in. Kim's extensive knowledge of every neighborhood and town, and years of experience really helped us to hone in on exactly what we were looking for.
After a few weeks we finally had our new home! We pretty much used all of the in-house services. From the mortgage company, to homeowners insurance. They beat all the companies we were previously using, and by a pretty good margin. This made closing probably the easiest we have ever done.
On a personal level, Kim was the absolute best to work with. From taking calls and texts early in the morning, to late in the evening. Helping us get boxes. Making immediate showing requests to make sure we could get into a house as soon as it went on the market. That is just a few things that make everything go so smoothly.

Kim was our realtor for an almost three-year process of home buying. We moved to PA from the Gulf Coast this summer and Kim was with us every step of the way.

Good Quality: Kim provided us with up to date market information whenever we requested it. She advised us (but NEVER compelled us) to follow home buying best practices, such as checking out the neighborhood, looking for the little things in seller's disclosures, and keeping our budget in mind as we looked at (literally) hundreds of properties in PA, from Carlisle east to Boyertown.

Good Value: Kim's availability when we had questions or concerns was unparalleled when compared to other real estate agents we have worked with. She always would return calls, emails, and texts in a timely fashion. We never felt ignored. The agents that she worked with to help us secure financing were also of the same high quality and excellent value. You WILL get your money's worth.

Professional: Kim has this quality "in spades", as they say. She never forced, only suggested. She never argued, but rather asked questions that caused us to think about the decisions we were trying to make. I knew that Kim would give us straight answers and always she always told us what we needed to hear and not always what we wanted to hear. Some call that "tough love", but we call it "conducting business with integrity". I
addtion, she handled our requests promptly and enthusiastically.

Responsive: I covered this already, but just know that she'll get back to you always in a reasonable amount of time and will take care of the business you ask her to handle. She goes above and beyond as well, often going the "extra mile" to make sure that any information she provides is double checked for accuracy.

Overall, I'd say that she's the best realtor we've ever worked with. Kim stuck with us when the job prospects fell through and when the housing market was so hot that houses sold within 24 hours of listing. Kim always displayed confidence and a calm demeanor that was SO reassuring to us.

My boyfriend and I just recently purchased a townhome and we were blessed to find Kim along our house hunt journey! After having a poor experience selling our current home, we were dreading the new purchase process, but Kim made it so easy and seamless. She was there for us through every step and would even call/text us checking up. Kim brought things to our attention we would have never thought us and even helped us with little things such as getting info for our new HOA. From booking showings for us the DAY OF, to really going to extra mile to make sure we understood everything, I would recommend Kim to anyone and we are so excited to use her in our future purchases!
