We recently closed on our new home, below is a comprehensive review of Kristin’s performance as our realtor, specifically:
INITIAL CONTACT:
We called a realty sign on a house that my wife and I were interested in seeing. After a frustrating lack of call backs from the listing agent, an assistant called us back basically telling us we need to pre-qualification letter before we can see this home. Though we understood the reason for it, it was frustrating. Then we got a call from Kristin who apparently overheard the conversation and called us back arranging for us not only to see the place but start the processing in narrowing our search for our new home in VA.

WILLINGNESS TO SHOW LISTINGS:
Kristin was very receptive to our request to see listings, despite living more than hour away from our location. Prior to showing up, she will setup the route to include our selections and the selection she has previously screened per our requirements, making an efficient route. She made every appointment on or ahead of our scheduled time.

OFFER / CLOSING PROCESS:
She is second to none! By nature I am a micromanager of anything that could directly affect the outcome of this purchase. Kristin took care of all the details, down to the smallest of issues. We closed on time - on schedule.

SUPPORT STAFF:
Her team is very attentive and responsive. Hunter and Stephanie both keep the office running while she was in the field personally taking care of her clients. They made It easy to get answers to my questions, on inspection results/schedules, status of repairs being performed, and of course providing a relay to Kristin when she was in with other clients. Deryl, Kristin’s recommended home inspector, was very knowledgable and through. He took the time to explain all his findings, along with the corrective required to meet the code standards. Deryl’s inspection ensure all critical deficiencies were detected; allowing us to have them addressed by the seller prior to closing.

PROFESSIONAL (REALTOR’s) ADVICE:
This where she has out performed all of our past (6) realtors. She gave sound firm advice, helping us avoid money pits, poorly maintained/flipped homes. Her recommendation on financing directly resulted in a big financial savings to us; this surprised me the most as our financial institution has always outperformed the competition. Even at the closing she notice very small errors that she had corrected on the spot. This all was a plus gain for us, as we left our closing with a check vice having to write one ourselves!

OVERALL:
I am limited to 5 star by Google but quite honestly Kristin Dickens deserves a 10 out of 10! She an outstanding realtor with an attention to detail that is unsurpassed! She has set the bar for others to follow. Selecting Kristin as your realtor provides you access to her deep contact pool of resources that include highly trained, licensed tradesmen, title professionals and a superior loan officer; along with her support staff of realty professionals. She knows her business and more importantly is willing to go the extra mile, yard, foot and inch for her clients. She included minor details that made this process an enjoyable experience for my Family. Thank you to Team KD!

Kristen is fantastic. This was my first time buying a home, and it was a smooth easy process thanks to her. All of my questions and requests for advice were answered promptly and with great detail. I don’t have to know much about home buying to know that she knows exactly what she’s doing. I told her what I wanted and she helped me find a perfect home in a perfect location. I know that no matter what she will work tirelessly to get you the info you need and to get you in the perfect home. 110% recommend.

Kristin was ALWAYS available for any questions I had. There was not a single question I had that she couldn't answer, even if it was at 6:30 A.M or 9 P.M. at night.

Kristin puts your interests first. You can ask her for her earnest opinion on a property and she will be glad to give advice and offer suggestions.

Is am really fortunate she was there to help us find our first house!

If I could give her 10 stars I would. Kristin helped us every way possible. It took us several months to pick the home we wanted, and Kristin was very respectful and patient with us. Any time we needed her she made herself available through text and/or phone calls. When we wanted to see houses early in the morning she was there with a coffee in her hand ready and willing. And when we choose our house she held our hand every step of the way. Three days after we close on our house I went into labor and she was caring enough to check on us, and even after we got moved in she checked on us to see how there's were and I wouldn't want anyone else to have gone through this experience with. I'll be happy to recommend her to friend or families looking for a home

My first house didn't pan out after inspection but Kristin made sure I was getting the right one and it was going to be a hassle free experience owning my first home. We're still on the hunt for my future address, but with her experience and expertise I know I'm in the very best hands and we'll find me just the right house to make a home!

Kristen Dickens is one of the most professional what is the ages I have ever had the pleasure of working with! She has a true passion for her profession that’s clear in the detail that she puts into her work. She doesn’t cut corners and I taken care of while working with her. More importantly I felt respected and I felt that the end goal for from me meant just as much for her. She knows her job inside and out both civilian rights and military rights. She may the house buying process less scary and I don’t know how I ended up getting her as an agent but I am grateful because she put me in the home of my dreams! I would recommend her to anyone!

The positive vibe and energy she always brought also helped to calm the nerves of first time home buying.
