Kris is a fantastic realtor. My wife and I were living out of state and needed to sell our Chicago condo. We knew we needed a realtor and found Kris through a personal connection. Kris initially gave us advice on whether we should sell the condo or rent it, and after more discussions we decided to sale. Kris went to our condo and took note of all the repairs that were needed to maximize our sale, suggested listing price, and put us in contact with reliable contractors who could complete the work. After repairs were completed, he took another walkthrough to ensure they were done properly before listing the property. Once the property was listed he held open houses and we received multiple offers in line with what Kris had discussed with us when suggesting listing prices. We accepted an offer a week after listing and closed shortly after. I am thankful for Kris' expertise, wisdom, and professionalism through the condo sale process. He is the cream of the crop and I highly suggest him in all property matters.

Kris was extremely helpful in the sale of my rental property in Chicago. I lived in Michigan, so I could not travel on-site to get my property ready. Kris was instrumental in preparing my property for sale - coordinating repairs, marketing, advising me on the listing price, and more. He did not just provide suggestions, but also detailed all the pros and cons, so I could make my decision. I appreciate his expertise and professionalism in the sale of my property. When I began searching for my first condo, a website randomly assigned Kris to one of my online inquiries. I LUCKED OUT! From the first conversation, Kris was professional, approachable, and incredibly knowledgeable. He patiently answered all my questions, often offering insights I hadn’t even thought to ask about.

Kris was exceedingly generous with his time and expertise. He was always responsive, willing to jump on a call, or walk me through the next step of the process. As a first-time homebuyer, I had many moments of uncertainty, but Kris consistently put me at ease.

During showings, Kris offered his genuine assessment, which helped me see both the potential and possible pitfalls of the units we saw. His knowledge of Chicago is evident and incredibly helpful in shaping a competitive bidding strategy that ultimately landed me my dream home in a highly competitive market.

Kris also connected me with an excellent real estate attorney, and the two of them worked to make the process as smooth as possible from offer to close. He continued to show up at every stage, attending the inspection and even the closing.

I’m beyond grateful to have had Kris’ help and expertise throughout this process. He is not only a great agent, but a genuinely good person to work with. I would wholeheartedly recommend him to anyone looking to buy or sell a home.

Kris is an excellent realtor! I would strongly recommend him to anyone buying, selling, or renting. He went far above and beyond what you might expect. From being very proactive in searching and jumping on new listings, to advocating relentlessly on my behalf, to taking his time to patiently coach and inform the other listing agent who was very unprepared, to being very savvy in market dynamics, to having a wealth of knowledge on building codes and Chicago laws, to guiding me to a successful close on a tricky negotiation, to even coordinating painters for the place. If you need a realtor, he's really is the one to call.

A great realtor that helped a first-time seller through the process.

Working with Kristofer to sell my mother’s house was an unexpected, and pleasant, surprise. My wife found his listing and, because he lived in the neighborhood, we chose to meet with and then list with him. Kristofer is not a suit-coat-wearing, used-car dealer type. He was friendly and jovial, sympathetic to the reasons for the sale where needed, informative, and more like one of your neighbors that you hang out with at the local block-party/cookout.

We had many questions for him during the process and he was always willing to take the time to explain the current market, reasons for fixing this or that, what various terms meant, how the showing and sale would work and so on. Part of our selling process was needing to empty the house, which took several months, and we never felt rushed by Kristofer when we updated him on our progress.

He also was a tremendous resource for finding people to work on preparing the house for sale. He referred us to cleaners, repair people, landscapers, and even garbage removal. All of them were less expensive than services I tried to source, or were able to do work that my normal repair people were not able to accomplish on our schedule.

Finally, regarding the sale and house pricing, he fully explained how he prefers to price houses, and why and how this can work in the seller’s favor. We took his advice which led to an amazing number of people viewing the house and multiple offers being submitted within a couple days. He again provided insight as how to best handle this and to do so fairly to all parties. I truthfully appreciated his concern in making sure that we proceeded in a fair manner, basically keeping the playing field level for all the bids that were submitted. In the end, thanks to his suggestions and knowledge, the house sold both above market and asking prices.

Overall, my wife and I could not have been more pleased with Kristofer and the work that he did for us. He made what could have been a difficult and stressful process into a very satisfying and rewarding experience. We have already referred both neighbors and family to him and would not hesitate to utilize his services again should the need arise.

I could not be happier with my real estate transaction. Kris was my buyer's agent to help me close on a new condo. We worked together for 6+ months exploring many different options of live + work real estate opportunities. Kris has a full tool box of talent. He is an excellent communicator, facilitator, negotiator, and advisor. Kris anticipates, investigates, and participates very well leading acquisition efforts. Kris helped us buy our home and then helped us sell it when a change in jobs meant we needed to move out of state. His knowledge of the market and the other local realtors really helped us find a great home that was a great deal when we were buying. When it came time to move out of state, we didn't hesitate to call him again. He pulled out all of the stops to make sure we didn't have to worry about anything even when the buyers' turned out to be picky to say the least. He got us the price we wanted and was on top of the entire process. If we move back to Chicago at some point in the future, we'll be calling Kris to help us again.

As a first-time home buyer, I was unsure of what to expect from the home-buying process. Thanks to Kris and his expertise, everything from house showings to closing went as smooth as possible. While looking at prospective homes, Kris’ knowledge of construction, property values, and the general housing market was evident. I just bought my first home in late 2022. Thinking about all the steps needed to find a place that fit my needs, get a mortgage, closing, etc. was so overwhelming that I would automatically get sleepy any time I even opened a tab on Zillow. I finally decided it was time to make a move, and I found out about Kris because I saw he had some green home certifications and was knowledgeable about sustainability.

All of my interactions with Kris were very pleasant and efficient. He knew so much about the areas I was looking in, gave me historical knowledge and useful tips about those neighborhoods, and taught me interesting facts about how the buildings were made. It was very enlightening and allowed me to understand what impact(s) those features might have on my daily life. He also gave me sage advice on a few properties I had interest in that I might not have been able to suss out the red flags on my own.

Kris had several helpful contacts he recommended for the inspection, mortage officer, and the attorney I ended up using. All of whom were great to work with. Not only that, but Kris also offered to help me fix several things by coming by with his tool sets, which is absolutely going above and beyond.

I went from starting my home search in mid-September to closing on my condo at the end of November. Overall, it was still a lot of stress and time spent looking. But Kris made it a lot easier, and he was always willing to take a call or meet up in person to help me with whatever I needed. I would definitely recommend him without reservation, especially for first time homebuyers.

When we decided to sell our house we had our choice of realtors. I am grateful we chose Kris. Not just because he was able to secure a price above what we were asking--which of course was fantastic! But because of his thorough, attentive and comprehensive approach to listing our home. In every possible way Kris went the extra mile for us. He ensured our house was in the best possible shape for listing. He was there for us at any time to address our concerns and troubleshoot issues when they came up. Honestly, the list of things he did to make our home sale a success is too long and varied to count. Rest assured that if you hire him he'll do the same for you. Most importantly all of his efforts came from a place of genuine care for the wellbeing of his client. He cares about his job and it shows! I began searching for a property to buy in Chicago IL in October 2022. By November 21st I had closed on a home that was better than I could have hoped for.

Kris was very gentle in pointing out the liabilities of properties that I had an eye on. He was informative and made sure I had a sense of agency in the buying process.

When I had sudden pangs of panic (which is normal) Kris was very courteous in going to the property in person and providing evidence to calm my sudden bouts of nerves.

This process has not only been smooth, but also enjoyable, and educational. I am not from the area, ad Kris was extremely hospitable when I traveled to the location of my purchase. His knowledge of history and culture of the area made me feel like I was getting an experience not just in home buying, but in becoming a member of the community to which I would shortly belong.

We recently sold our family home with Kris Nowak. We’d spoken to other realtors about selling, but were unimpressed with a lack of knowledge and preparedness. Our first meeting with Kris really made him stand out. He showed up with a complete analysis of our house and proposed a selling strategy. He did not just throw a number out, he justified his selling price with thorough data and an understanding of the area and the current market trends. He didn’t promise anything but gave us a good understanding of what to expect and some suggestions for maximizing our sales price and competitiveness relative to other properties.

Kris was very professional – managing our photographer, the inspection and many other details. He didn’t just let the photographer in and leave – rather, he came prepared with a series of shots he thought were important for the listing and worked with the photographer to get the right pictures. The day we listed, we had eight appointments set for one day. Rather than just leaving the lock box on the door and letting the buyers come in the house, Kris spent the entire day showing our home to every single potential buyer. We were so impressed with Kris’s level of commitment and dedication. It really made us feel like we were in great hands.

It has been such a pleasure to work with Kris. Not only for what I mentioned above, but because at every step of the way, Kris communicated the status, weighed out our options, presented us with scenarios and helped us make the best decision for our family.

When it came time to finalize our decision, we felt very relaxed and excited, instead of nervous and unsure. That’s because Kris is extremely professional and knowledgeable about selling houses. Anyone can put a sign in your front yard and a lock box on your door, but it takes a real pro to sell your house the way that Kris sold ours. We really appreciate his hard work and would be more than ecstatic to work with him again in the future and recommend him to others in our same shoes.

I don’t know anything about houses, let alone buying them, and he told us exactly what to expect at every step of the process. In particular when it came to requesting credits for repairs. He knew everything about home maintenance, it was super valuable to have him estimate repair costs - correctly! - and help us understand what needed to be fixed, and what did.

Kris helped us find our new home. He was great about steering us to the right neighborhoods for our price range and our wants. He didn’t let us waste our time on homes that weren’t right for us. When it came time to put in an offer, we were one of five bidders. Thanks to Kris, his recommendation of what to offer not only got us the house, but we were able to negotiate a longer closing that worked for us and the seller. Kris also helped us sell our condo. Their dedication to their craft can make or break a deal. Kristofer took the time to make sure we understood any potential risks that could arise with the properties we were interested in and made sure we were aware of what steps to take to do our own due diligence. He took the time to understand our vision of wanting to have a long term positive impact in predominantly African American neighborhoods. I commend him for his honesty as it pertained to property values and how our communities don't see the growth as quickly as other neighborhoods. Kris has helped us with two home purchase transactions and he was outstanding. Don’t let the casual appearance fool you! He is very smart and knows what it takes to sell or buy a house. He goes above and beyond to get deals done. We bought a townhome 3 years ago for 211k and with his advice, sold the same home for 220k this year with just a new roof and new fence added since the initial purchase. With that profit we were able to make a down payment to relocate with very little saved in the bank! He helped us get it done! He even advised us on the home purchase out of state to help make sure we were getting a good deal. If you want a realtor that takes a nice business card photo and tries to close as many deals as quickly as possible, find someone else. If you want someone that’s actually knowledgeable that makes sure things are done right in a timely manner, contact Kris! He will get it done quickly but his attention to detail could save you thousands of dollars and hours of frustration!
