I was not real confidant that our house would sell quickly, but Mila came through with flying colors! The house was officially listed on Thursday evening, and by Friday afternoon, we had an offer that we could not refuse. In our six-month pilgrimage from May to October, 2022 to downsize from a five-bedroom to a three-bedroom home, we were truly blessed to have selected Mila Lucero to be our real estate agent. During this timeframe, we were caught in a hiatus of real estate rush sales with sky-rocketing prices (or a sellers market) to an overnight reverse down-turn of housing sales caused by the Federal Reserve Board’s policy to raise the interest rates (thus causing a buyers market).
It was in this housing market nightmare, that Mila demonstrated her outstanding professionalism and positive attitude to encourage my wife (Lydia) and I that it was feasible to both sell our old house built in 1975 and purchase the home of our “senior-year dreams”. Although Mila was vigilant in showing us numerous houses on the market, we opted to make an offer on a “spec” house that was under construction for several months in May. Although our new house was projected to be completed by the first week of August, it was not available until the first week of October.
Mila was very knowledgeable and helpful in advising us on the pros and cons of proposing an offer on a newly built “spec” house as well as the financial challenges and restrictions of an HOA agreement in a gated community. She prepared a detailed market analysis and recommended a very competitive and reasonable proposed price on our old house which resulted in two-offers that met full price.
We believe that Mila is a subject-matter expert in recommending how to stage a house that will result in immediate buyer offers. Her suggestions involved numerous ideas that varied from decluttering unnecessary furniture and performing low cost painting touch-up on walls to removing distracting family pictures. Her suggestions on improving the visual impressions of both the front and backyard were invaluable. The result of Mila’s staging advice was really apparent when advertising pictures were entered into MLS that made each feature of our house extremely appealing to potential buyers.
We had an unexpected demotivating challenge when the first buyers backed out of their offer over an unsubstantiated inspector finding. The second buyers’ inspector recommended a plethora of over 15 different findings covering roofing, electrical and plumbing. Mila came to our rescue to resolve many of these findings by recommending trade experts in all these fields that could cure the findings.
In sum, we do highly recommend that you consider contracting with Mila Lucero who performed her real estate support and met our housing sale and purchase needs in an exemplary and outstanding professional manner even facing extensive challenges in the current real estate market and multiple delays in dealing with a spec house under construction. When you do engage Mila in your real estate goals, you should expect to develop a friendship forever. We treasure our friendship with her and will be forever grateful.
