Mandy Herring of Century 21 has helped me to complete the short sale this week. Thank you. It took us approximately 4 - 5 months and a lot of patience. I came to Mandy to do short sale on my house. She clearly explained what needed to be done. We did the hardship letter on the second day and other paper works within an hour and we filed our case. With Mandy's hard working and her accuracy on the market price range, I got my first offer on the house after two weeks listing. When the offer was submitted to the Mortgage Lender, I waited for 2 months first to get a negotiator from the Mortgage Lender assigned to the case (4-5 weeks) and then to review the case ( another 3-4 weeks). During this waiting period it was tough because I impatiently waited to hear back from the negotiator for the offer approval and at the same time I constantly worried the buyer would walk out from the deal due to a long wait. And it happened in my case. My first buyer walked out from the deal as soon as I got approval from my Mortgage lender. So we started listing the house again but this time we knew it would be faster because the Mortgage Lender agreed with the first offer and all we have to do is to find another buyer that made the same offer. I was very glad that Mandy priced the house so accurately that I got the 2nd offer in a couple days for the same amount. Mandy issued the addendum to the first offer to the lender and we could close the deal within 30 days. My house was recorded under the new owner on August, 22, 2008. I was very happy. One important factor that triggered my decision to approach short sale is my hope to be able to buy another house after 2 years which I knew Foreclosure will not give me that option. Short sale takes time and patience. If you decide to do short sale and you have the patience, I would highly recommend the wonderful Mandy Herring who has the experience, the patience and most of all the kindness to take you through the process. *** Keep up your house nicely during this process.
