Since 2000, Mani has sold hundreds of residential properties and luxury homes. When moving to Sacramento in 2001, he started purchasing several new homes as income properties and convinced many clients to follow suit. In 2004, his associate Zen Mendoza and he founded Cornerstone Property Management and Sales to help all of their real estate investors market and manage their income properties. When marketing a rental property, he makes sure that the home shows its best through furniture rearrangements, cosmetic repairs and painting, and landscape clean-up and maintenance, and get the most marketing exposure through signage, open houses, web ads, color flyers, floor plans (if available) and various social media. The key to success in leasing the property quickly is how well the exterior and interior is presented and pricing at current rental market value. Mani gives his honest opinion on the current condition of the property and give recommendations on what needs to be done to get the highest rent and leased quickly.

Because he's also a Realtor and Broker of Cornerstone Real Estate Services (a subsidiary of Cornerstone Property Management), he gives landlords professional advice when it is the right time to sell their income properties to capture their highest equity gain. In addition, Mani finds and helps purchase the best income properties for his current landlords and investors according to their budget.
