Marilyn was extremely professional, extremely knowledgeable, and we could not have had as successful a home sale as we did without her.
There is so much involved in getting a home ready to sell and selling a home that we would never have even thought of. Marilyn brought up those details,helped put together a team to help us deal with them, and we feel sure we got a lot more for our home than we would have without her help.
Her counsel on what needed to be done and her team that she put together to help us take care of it was invaluable. We would not have known where to start to find all the labor and get things done in a very short period of time.
She kept us informed and updated through that whole process, and then when the house went on the market, she kept us in the loop and informed of all offers and all options that we needed to know about.
She made sure all the details of the transaction were taken care of so there were no loose ends that might cause trouble later.
Marilyn helped my significant other find her home, that we both now live in, helped me sell my home, and we anticipate using her services in the future when we look for a new place together. We would highly recommend her.

We moved from Knoxville, my local agent referred me to the Blankenships. I’m so very glad she did. Terry and Marilyn Blankenship have been amazing. They helped us find the “perfect” home. My girls and I love our house and our two dogs haven’t stopped smiling. They love the fenced in backyard. We are so thankful to have met the Blankenships and had the opportunity to work with them both. My daughter saw a red bird on the porch this morning and she said “Look at that red bird, Daddy is here”. (He passed away a year ago). What a blessing! I used Marilyn 4 times now! Sold two homes and purchased two homes and she was awesome! In the purchase of our current home we had the pleasure of working with Terry as well. They are awesome, very responsive and will always put you first. From knowledge of the area about other homes and just knowing the small things to have us pay attention to detail to. The most important thing is that we TRUST her to have our best interest and she would always tell us what we needed to hear and not what we wanted to hear. That is very appreciated. We had a small issue with our new home on Thanksgiving Day and I called Marilyn in a frantic and she got on top of it with the other agent & his builder. The holiday did not stop her from making sure us as clients were able to celebrate our first holiday perfectly. We are forever and eternally grateful. They are not only our realtors but NOW our friends for life. Thank you both again.

Marilyn's expertise was instrumental in negotiations, contracts, closing and other steps of the process. I was in a multi-offer situation when buying my first house and her contractual suggestions helped me stand out enough to get the house. I also can't think of any downsides to her character throughout the process. She's friendly and understanding, but still knows how to get stuff done. The best of both worlds. I would definitely highly recommend her.

Marilyn is the utmost professional in real estate needs. Her training and experience give her a deep knowledge, wisdom and understanding of the market and people. She is honest, fair, insightful and just plain smart and savvy about all the subtleties of the ever changing real estate market. She has sold 3 homes for us in 3 very different markets and she did it quickly. She has helped us purchase 2 homes. I will not buy or sell a house without her by our side.

We used Marilyn Blankenship to sell our house in Franklin, TN for my retirement move. We interviewed 2 of the highest-volume realtors first and were disappointed at their approach: One pontificated about how the elementary school is sub-standard and would bring us a low price; while the 2nd realtor suggested an unrealistically high listing price to impress us. We didn’t want to hire either. I was relaying our frustration to a friend who said “You have GOT to use Marilyn – we have used her in 3 real estate transactions!” Boy was he right. Marilyn’s approach to a real estate transaction is seasoned, calm &, knowledgeable. She researched the market; listened to our concerns, then recommended a selling method. After ~20 showings & no offer we were getting concerned but Marilyn calmed us down by re-focusing us on the attributes of the house & the market nuances. The house sold on day 58 at a VERY high price. I tell all of my business associates “You have GOT to use Marilyn!”

Marilyn offered amazing service in helping us sell our house and then buy another one. She sold our house the first day it was on the market—and we got $25,000 more than our asking price. She took the time to learn about the strengths of our neighborhood and our house. She made a few helpful, reasonable suggestions for improvements before we listed the house. We made the suggested improvements, but she did not pressure us in any way. Then Marilyn patiently helped us find the right house to buy by taking us to 22 houses, always with a positive, cheerful spirit. When we finally found The One, she helped us negotiate a new roof and a new air conditioning unit. On both the sale side and the buy side, Marilyn was a tireless advocate for us. She was on top of all the details relating to the closings. She responded to my many emails and phone calls, some as early as 6 am or as late as 10 pm. Marilyn communicates very effectively, and she spent a lot of time talking with other agents on our behalf. It was clear to me that other agents have a lot of respect for Marilyn. This is the third house she has sold for us, and she has always exceeded our high expectations. Simply put, if you want to sell your house, call Marilyn. We are glad that we did.
