Caution, long read. The more info, the better for you, I say.

I call Marilyn for any real estate questions because she knows the local market, she understands the mechanics behind this market and she will do what you ask even if the request is unconventional, albeit doable. You will not get the impression she puts her paycheck over her principles, meaning you’re getting what YOU want, not the other way around. She feels more like a personal family attorney handling real estate and that’s a huge win for any buyer or seller or refinance, anything RE. 5 stars easily for such talent in real estate and just being an awesome person in general. I can’t say enough, she just knows her craft. I just get peace of mind when she’s handling my search, financing, listening etc..

Facts:
I moved to Austin in 2009 from PHX after the 2008 meltdown and shopped to find a place to live. At the time, rent was as much as a mortgage even at 4.5% apr (low taxes in 2011 too). So I went shopping. TBH, I had always wondered what RE agents do for a living, I found out in AZ and Austin the hard way. They show houses. The end.
I needed something more considering this type of agent is the same trash that landed me in an economic conundrum (buying a house at the peak). And I thought I was just whining… nope, my gut told me correctly DO NOT buy that house. In TX, we call ourselves pendejos for trusting someone else that’s not family or friend, just a self money-making machine. Never heard from the AZ agent, even after I tried to refinance, sell or rent that money pit. He literally ghosted me, my own agent.
Moving on to TX..

Agent 1 in Austin, treated me like an idiot (I am when it comes to RE). Since I already own property, and I know finance, I knew MY bank is not going to approve another large purchase.. but her bank will.. PHX 2.0 repeat it sounds like.. thus my financial well-being was not her problem. I was skeptical, so she tossed me aside like some broke scrub. I didn’t want to overpay and deal with aged house fixes. She didn’t see buying a house this way, it was and investment, now pay and be gone. Shady, I know, next.

Agent 2 in Austin was similar to agent 1. He had no idea what he was doing, no concept of cost to own, future repairs, neighbors, HOA, TAXES, nada.. and me being an idiot, I find myself in a bidding war on a condo that’s been on the market for over a year with zero interest or recent showings or bids obviously. Zero. Something shady was going on here too, in a DOWN market mind you! I’m out.

My third call went to Marilyn and thank God! She listened. She knew I was compromised coming from a hectic AZ market. She pointed me to the Arboretum area based on our conversations, despite me being adamant about being south (where my friends wanted me to be). She found me the perfect spot, centrally located, easy travel to Zilker and DT and at the price I wanted or needed rather, and fair. She knew the market and knew where our bid needed to be and knew exactly what would keep me happy for years to come. She helped me rent my place in Austin and even helped me sell my house recently in AZ with her contacts in the area who were absolutely amazing, equally talented people. What RE agent do you know extends beyond the pale to help?!?

Marilyn will protect your interests, and that’s how it should be. Oh, and those questions you didn’t know to ask, she asks. Knowledge, empathy, persona, superb listening skills and ability to translate all those conversations and experience into your dream Lot or Home, makes her the win-win choice. Just have a conversation with her, you’ll see. And, she’s not shy telling the truth, even if you don’t want to hear it. I certainly didn’t want to hear “stop looking in Westlake.” Ten years later, I’m not bitter. 😁
