We came to Matt as first-time homebuyers, and couldn't be happier with the experience of working with him, and with our new home! We were referred to Matt through a friend, and came into the home-buying process knowing very little about what to look for in a home beyond the basics. Our priorities were finding a home we could grow into over the next several years, with some room outside and in a friendly neighborhood with other young families. Matt is incredibly thorough and takes the time upfront to get to know his clients and what they're looking for - and beyond that, he educated us and helped us think about things we hadn't before. Buying a home is a journey, especially when it's your first, and especially in this competitive market, and you want a realtor who has your back throughout the process. Matt is more than just a great realtor, he is a highly empathetic person who takes the time to understand what his clients want and like/don't like, and makes sure you never settle for anything less than what you want. I used Matt O’Brien, Realtor to sell my codo in the San Diego’s Marina last winter and -simply put- he was outstanding! Matt had worked with my dad a few years back when he sold his home in Tierrasanta so my dad enthusiastically recommended him to me when I was on the market for a codo in downtown San Diego. Matt did an amazing job and helped me buy a beautiful condo downtown San Diego below asking price (in those days you still could find amazing deals!). Besides having done an outstanding job back then, I really appreciated Matt’s laid back and easy to work with attitude, so I kept in touch and contacted him before selling my condo in the Marina last winter.

Before during and after the sale, I spoke with Matt numerous times and he spent hours answering questions, providing objective data regarding how long listings typically stay on the market, and providing tons of info on comps in the area etc. Matt made the selling process incredibly easy and took many steps many Realtors don't take, like helping to find an affordable/competent company to revamp the apartment, helping with the interview of potential contractors, having a pro come in to stage the apartment, having professional photographs taken, and a lot more. Matt even -=*personally*=- helped to buy new appliances for the kitchen, which unquestionably saved me a bit extra cash!

When I saw my listing, I was blown away! Matt’s hard work and knowledge of the market really paid off - my listing looked amazing and knocked out the competition. Within a week I already had multiple offers above asking. I accepted the best offer (well above asking price) and Matt walked me through every step of the closing process. It couldn't have been a more pleasant experience.

I will recommend Matt to everyone I know. He's a true professional and a genuinely nice guy. I realize it won't always be this easy to sell your home in San Diego, but I think it is very easy to find the best man for the job!

As first time home buyers, we interviewed multiple realtors. When we met Matt, we knew right away we wanted to work with him- not just because of his expertise and experience but because he was personable. And it ended up being the best decision we made!
Not only was he patient with us (we looked for a home over the span of a year on and off) but he went out of his way to show us homes during COVID times and even when we were out of town via video. It also meant a lot to us that he pointed out not just the pros, but also all the cons, at the different homes we looked at. This was my girlfriend and I’s first home buying experience so we had no clue what the process was or what we were doing. Matt was there every step of the way to help us and make us feel comfortable. Well, we did not expect we can get a new home this year, at all.

We are a young couple with a 2 year-old daughter. The birth of the new life have brought many joys, but also added the request for a larger home.

Unfortunately, the market price has been skyrocketing since we started our search. Or 'crazy', like Matt stated :)

Not a good time for buyers.

We spent half a year visiting different properties, looking for something ideal for the kid, for us, and potentially for our parents' visit in the future. Didn't go well at the beginning. Not too many dream houses, and for the houses we were interested, crazy biddings.

We were discouraged for a while. We told Matt, hey just to let you know, we are thinking to stop home hunting this year. Let's see what will happen next year.

Matt replied, don't be discouraged. The market is not on your side, but remember, you might still have chance. Then he made some strategies for us.

We visited two more properties afterwards.

For the first one, we were interested, and were thinking to put an offer. After talking with the seller's agent, Matt suggested us to quit, since the seller's agent didn't disclose some key information. That could be a huge red flag for a flipped house. We took his advice. The house was eventually off-market.

For the second one, we made our first offer this year, and the offer was accepted. The situation for this one is a little bit complex as well, but Matt did his best to communicate with the seller's agent, to make the transition smooth. Long story short, we finished everything with a very tight timeline.

We are pleased to choose Matt again, and are very happy with the result.

In short, Matt is a GREAT agent.

And here is our story. We are first time buyers, and had little knowledge about everything. We roughly know what type of house we are looking for, and know our budget. Other than that, almost nothing.

We interviewed several agents before we decided to work with Matt. The decision was easy to make. First, he had extensive knowledge about local market. Second, he is very patient to our 'naive' questions regarding purchasing a house.

We are very happy that we have had Matt's help for our home purchasing. He was very responsive. When we were looking for properties, Matt always replied our showing request immediately. As a result, we can always visit these houses at our first convenience. There was one time that we visited an open house on Saturday, and would like to ask Matt to show us the property again the second day. Matt replied our message immediately and drove to the property in an hour so that we can visit the property the same day. That's really impressive.

After we were making offers, Matt represented us very well in any open and frank way. He always keep us notified about the latest situation, and provide us his suggestions. We have to point out that Matt NEVER pushed us on making decisions. On the other hand, he allowed us to go with our own pace so that we can think about all kinds of questions by ourselves, and decide what exactly we want to do with certain properties. We really appreciate it.

Once our offer was accepted, Matt worked closely with us to ensure the process could go seamlessly and smoothly. We finished all the required steps several days earlier than the deadline, and we were well informed during the entire process due to Matt's experience.

This Tuesday, just before Thanksgiving, we became owners :)

'Client First' was what Matt wrote in his introduction. That's exactly what he showed when helping us. To conclude, we would point out that less than 6% of agents were selected as "Five Star San Diego Real Estate Agent", and Matt was awarded many times, including in 2016 and 2017. You would know why if you have worked with him :)

After doing a lot of research and interviewing a handful of other real estate agents, we chose Matt O'Brien to be our realtor and walk us through buying our first home. Immediately (ok, don't tell Matt that part) after our interview, because he was honest, shared a ton of great info, and knows all of the surrounding areas and communities in San Diego. The process went smoothly and we felt as if we made a new friend in the process.

Fast forward a few years later... the time had come to move out of state and we were struggling whether to hold on to our townhome and keep it as rental or if we should sell it. We love San Diego and our location in Clairemont was awesome too. Matt told us to keep it as long as it wasn't a financial burden, especially because we plan to move back to San Diego someday. I guess I wasn't surprised, because Matt always put us before his own interests and he hasn't changed. Well, after a lot of back and forth, we decided to sell as we moved out of state and it COULDN'T HAVE GONE ANY BETTER! . At the start I told my wife what the dream outcome was, and we got an even better outcome! TIP - do exactly what Matt says (if you can) and he will deliver.

We were out of state early in the process and he helped make everything go as smooth and easy as possible. He helped us get the home ready for the market and WOW! He basically took care of most of the upgrades we did in the house from flooring, painting, outlets, minor repairs, carpet, cabinets/countertops, even new mirrors and door knobs! (I highly recommend listening to his recommendations!). Then he had it staged (highly recommended, this makes the finished product look much better!), and he got professional photos, real video, aerial, and a 3-D tour too (all of it turned out incredible!). We ended up getting 9 offers on our place and we sold it for WAY over what I was originally hoping for! He shared the offers with us and discussed the pros and cons of the different aspects and thoroughly went over the options with us, then he gave us his "gut instincts" too.

He does an INCREDIBLE job in all aspects. The best part is not only do you get a knowledgeable partner that is on your side, he is the most ethical Realtor I have met. (I trust him completely with buying and selling and I already warned him that we'll be back!)

No reason to look further, I am in the mortgage business and Matt is the best there is!

I ended up with Matt as my realtor many many years ago, by chance really and I could not have gotten luckier. If you’re considering Matt as your realtor, my advice is 1000% yes, hands down, not a single hesitation.

He helped us buy our first home seven years ago and has consistently stayed in touch since then. He wasn’t just available to us during that time, but had truly built an ongoing relationship with our family. Not only was he an excellent resource during the home buying process, but he has also remained such an invaluable resource to us over the years as we think about both where/when we should make our next move and how to get the most value out of our house when the time comes. Even though we’ve been discussing selling/moving for some years now - and just been unable to pull financially pull the trigger as yet - he never makes me feel like I’m getting on his nerves or wasting his time - and I always appreciate his smart advice.

This year we had a little extra money due to stimulus checks and decided finally update our incredibly dated kitchen that wasn’t working well for our family. I’ve never really done any major home updates/renovations before and honestly wasn’t sure where or how to start - and wouldn’t have gotten it done without Matt’s help. He helped me understand how the process should go and where I could buy my cabinets/countertops for a good deal and even met me there to help me make my choices (but didn’t push his own opinions on me). Then he hooked me up with his trusted handyman to handle most of the work, who did an excellent job. In the end we now have a beautiful, significantly more functional kitchen that we’ll enjoy very much until we (hopefully) sell soon and capitalize on the investment. And we have Matt to thank for it, in large part!

We can’t say enough great things about Matt O’Brien. As first-time home buyers who were searching from across the country, we relied HEAVILY on Matt. Not only did we have a million questions that Matt patiently answered and re-answered, Matt also catered to our unique situation of needing to tour homes virtually. Matt was perfect for our home search. Navigating the San Diego housing market can already be a little daunting during normal times, but trying to do so during Covid times was just a whole other ballgame.

When we started the process, we were all over the place as far as what and where we were looking for, what we could afford, what style we wanted, everything. Matt walked us through everything without flinching or skipping a beat.

We wanted to see everything, even if it didn't align with anything we were looking for and there was no way it was going to be something we were going to buy. Matt could have deterred us from doing so as not to waste time, but he happily took us to every house we asked to see, and got us in as soon as possible. This was so helpful because we were able to figure out what we really wanted versus what we thought we wanted, and what was really important to us in the search. He talked us through every house - the area, the layout, possible future updates, costs, possible pitfalls/traps, history, everything.

And Matt knows San Diego. He has a great pulse on all the different neighborhoods and the real estate history, he can tell how homes were laid out prior to renovation depending on the year of the home, and he always has an eye out for you on the pros and cons of each spot. He doesn't pressure you, and is very much committed to helping you find the right home for you, even if that means delaying his own payout.

Matt's very responsive and can be trusted to handle everything thoroughly - from getting you all the information you might need, to tracking down the realtors on the other side and building rapport and staying on top of communications, getting you connected with helpful referrals, making sure you're protected and all the i's are dotted and t's crossed.

Trying to buy a home during the pandemic when inventory was low and prices were surging (by the day it felt like) and competition was ridiculously stiff was a super anxiety inducing, emotionally draining process... one that we are so thankful Matt helped us get through. We're so happy with the home we purchased and looking back - everyone kept saying you'll find the right one at the right time - and even though I thought there was no way at the time, in retrospect, it couldn't have been more true!

Matt was recommended to us through a mutual friend, and having had REALLY poor experiences with realtors before it was a bit unnerving starting the process again when we got news that we were picking up and moving our family across the country. We contacted Matt, let him know of our tight timeline and situation and within 24 hours he was at our home guiding us through the process.
We are a family of 5(3 kids that range from age 10-3) that is moving from Sunny San Diego to Nashville, TN. To say it was overwhelming is an understatement but once Matt entered he brought a form of confidence that our very short timeline could be met. Matt is more of a Sherpa than a Real Estate agent. He guides you through the process and steers you clear of trouble. He brings up things you wouldn't even think of and is incredibly patient! Answering questions was helpful, but also he was incredibly knowledgable about all kinds of related topics to buying a house - from use of space and design, to HOA's, taxes, inspections and disclosures and everything you need to know to get to a successful closing. If you want to find an agent to buy your own house in San Diego, I highly recommend Matt as the first choice. We finished our purchase in a few weeks because Matt has provided tremendous help for preparing, assisting and recommending us in all possible aspects of evaluating properties. We got very detailed explanations and suggestions on what to prepare before buying a house in our very first meet. He would notice issues of the houses that are very difficult to find even for a professional house inspector during house inspections. When helped us make decisions, he gave us many suggestions on what to consider, which makes me feel that he is trying to benefit the clients as much as possible, unlike other agents who only want to make money as we heard from other people. Another good thing about Matt is that he knows lots of companies that could be very useful in evaluating and fixing your new house. As far as we have searched, the recommended services are very reliable as well as reasonable in price. This saves us a lot of time in looking for those things. He offers persistent help even after the purchase for a variety of things, not limited to but including keys replacement and decorations around the houses. Overall we are very pleased to work with him for our first house and we hope that our reviews could help other people choose him for buying houses. TLDR: Matt is the best realtor out there in the San Diego market---HIGHLY recommend using him!
First, let me start by saying that Matt is on top of his game—he’s excellent at communicating with his clients what the next step is and was always looking after my best interest, even to the detriment of his own personal interest. He was always easy to contact and very friendly and professional. I’m a rather detail-oriented, difficult-to-please person and Matt had PATIENCE beyond what can be expected from anyone. Time and time again, Matt went above-and-beyond what a realtor should do (not even in the job description of a realtor). Matt is the consummate professional with expertise in all aspects of home buying and selling. So experienced, knowledgeable, professional and personable. He was in constant contact with updates on every step of the selling and buying process and is a great negotiator. My condo went on the market on a Thursday. By Monday I had 5 offers to choose from all higher than the asking price. He also helped me find the perfect home to buy. All of the transactions went so smoothly and quickly including a 1031 exchange. And almost everything was done long distance since I don't live in the area. When I came into town my condo was already in escrow. And my loan had been pre-approved. It only took a few days to find my new place and escrow closed in less than 30 days. Matt was great to work with on the purchase of our home. We didn’t have a specific location or even a dwelling type in mind when we started looking, but he was very patient with us as we switched between condos, townhomes, and detached homes and ranged from Rancho Bernardo to Mission Valley. Matt knew about all the neighborhoods and complexes that we toured; he is very knowledgeable about individual neighborhoods and HOAs. His insider knowledge of one of the complexes is how we ultimately found our home. Throughout the whole process, Matt was always available for any questions, to arrange showings, and put in offers. He was very responsive even on evenings and weekends, which was critical given how competitive the market was when we were looking.

Matt always had useful advice about long and short term considerations of any specific property and he gave suggestions for potential improvements/repairs for the places we viewed together. He has good connections, and we have been happy with everyone we worked with that Matt has recommended. Matt facilitated most of the interactions and inspections that occurred during escrow, which made the whole process much easier than we had been anticipating.

An easygoing and likeable person, we cannot recommend Matt highly enough.

We were referred to Matt from a friend who had worked with Matt on buying their home and they had nothing but great things to say about him. My girlfriend contacted Matt on Wednesday and arranged viewings for the next day. That evening, Matt sent us a video message introducing himself to us. First impressions are everything and from his introduction we felt that he was sincere, professional, and not pushy at all about working with him. We had actually contacted other agents as well in our initial search for a home to setup viewings before we were working with Matt, and received calls from them regularly to try and pressure us into working with them. Matt's approach was simple, he stated that we would take a look at some homes as a "test drive" and hope that we could work together. Fast forward to after the first day in which Matt took us to see 19 houses. That was a long day, but Matt had nothing but our best interest in mind letting us know what he thought about each house we went to, and taking our feedback about what we were looking for to heart to narrow our search down for the perfect home. Throughout the process (over 30 homes viewed) we never once felt like we were "just another client" and that he didn't have time to answer questions or address concerns we had. We felt like we were the ONLY clients he had, which is amazing considering the amount of clients he has. Matt was always in reach, a phone call, text or email away and responded quickly, efficiently, and precisely. Any questions we had were answered almost immediately. Matt O’Brien is extremely helpful and very knowledgeable. I would HIGHLY recommend him.
My husband and I were relocating to San Diego and had no idea where to even look at a place. As we were unsure where we would end up we only wanted to rent. A friend of a friend recommended we give Matt a call. We came into town to check out the area and set an appointment up with him. He explained to us that he did not work with rental but gave us advice on areas and online resources so help us find a place to rent that suited us.
I was back in North Carolina when I finally found a couple of places I might be interested in. Once again, it was Matt to the rescue. He took his own time and went out to the two places and did a Skype call to show me what the inside of these places and the outside areas looked like. He gave me facts about each area so I could make an extremely well informed decision on what place was best for us. He went above and beyond what anyone else would do for a couple who weren't even ready to buy a house yet!

Excellent real estate agent to work with. Matt sold our Mission Valley townhouse while we were living in New York. I met Matt while we were still in San Diego. After we moved, he would periodically update us via email on how the market was doing. When we were ready to sell, Matt was ready. He got our unit looking fantastic fast, doing some light remodeling and prepping. We used the companies he recommended and he coordinated them to get in and finish quickly, and all the work they did was high quality. Our unit was on the market for two weeks, and we got asking price (which we also set on Matt's recommendation). It's a bit crazy how I came upon Matt O'Brien for an agent--something as crazy as looking up a property I had seen on Zillow (or Redfin, or Trulia--it's all a blur now), and he popped up on the bottom of the screen. So, I contact him telling him how interested I am in the property, and he breaks my heart by telling me that it's already in escrow. He said he would try to fit me in his schedule somewhere, sometime, and I tell him I have to go on my vacation, so, he could contact me a couple weeks out. So, I've been through this cycle before with other realtors, where they tell me they want to help me, get my information, flood my inbox with props they think I might be interested in (or barely interested in), and then never hear from them again. So, after my vacation, guess who calls?! MATT!!

From just that one instant, you can tell the type of realtor Matt is--he is organized, which is SO important as a realtor, because you need all your docs in a row *snare drum*. Matt pays attention to detail, and tells you ins and outs, pros and cons to everything (which I totally appreciate). He respects what you think about things. Not once have I felt pressured to buy, hurry, or make decisions I didn't want to make. Or, even better, he will save you from yourself! I thought I wanted this one house, but he gave me some "ehhhs" and the whys behind it (just the second time he broke my heart), but looking back on it, I am honesty, SO much happier with the home that I am now in =)

Additionally, he is super knowledgeable and will repeat things to you over and over again, especially things that are critical (which I love, because my mind is all over the place, all the time). He is so patient, personable, and passionate about his work. He wants to make sure that you are happy with your decisions. At times, I thanked God that Matt was as patient as he was, because I would have driven myself crazy, haha! This one time, he stayed super late for hours, explaining everything in my offer to me, even though I'm sure we were both tired and hungry! All because I needed some hand-holding as a first-time home buyer.

We probably visited close to 20 props in 2 separate weekends. And I ended up submitting an offer for a house that wasn't even on my list! With Matt's great advice, I got my first home offer, ever, accepted! This was promising, as I've heard of home-buying horror stories before. Got the home at a reasonable price, he went above and beyond to get reasonable estimates for repairs, and I honestly can't thank him enough. I want to stress how above and beyond he went. Above and beyond, above and beyond, above and beyond! His correspondence was always quick, too.

Matt was the biggest client advocate; let the sellers know the buyers' worth. He always kept encouraging me, even though I was doubtful, myself. What was even more impressive was that even though I am sure he had plenty of clients during my home search & buy process, he always seemed so vested in me, that I felt like I was his ONLY client. I was always in the know, we talked almost every day; we were basically best friends for two months. This is a lengthy review, but Matt totally deserves it. Don't think I could've done any better without his help; I feel so lucky. I've already recommended him to all my friends, I definitely needed to recommend him to everyone else!

I could not be any happier with my experience with Matt. My fiancée and I were first-time home buyers, and I like to know everything there is to know before making such a big decision. My fiancée gave me a small budget, and I was disappointed knowing we would not find anything I wanted within the budget. Matt went above and beyond to help us find the home we were looking for, and to make sure that I understood everything that I needed to know! I wanted land as well as a house, and Matt helped us find a house and land, something I never expected! He went above and beyond to make sure that I understood what was happening, each step of the way.

He gave me excellent guidance in all aspects of searching for the house. He really listened to the items that my fiancée and I wanted, and he would make suggestions on how to better the house to make it exactly what we were looking for. He was a trooper when we were looking at the different homes, some of them my fiancée was scared to walk through and Matt stayed very professional the entire time. Then one day we found a home and fell in love. Matt walked us through the offer process, and our offer ended up getting accepted.

After the offer was accepted the real test for Matt began! The seller was a horrible person to do business with, but Matt stayed very professional and kept me posted each step of the way. He stuck in there and my fiancée and I ended up getting the home that we fell in love with.

I would recommend Matt to anyone who is looking to buy a home. He did a great job walking me through the entire process so that I understood exactly what was happening. He did not only work the typical office hours and was always available to answer questions at all times of the day and night. Our condo was a big mess, or a fixer upper. He brought in a team of construction workers who bid the job. We selected the fairly priced repairs we wanted done, and they moved in like a whirlwind and finished the work in record time. They did meticulous work. Buying and selling a home has to rate as being among the most stressful life events. We’ve just experienced both and want to share our experiences with you because we had the most wonderful real estate agent in San Diego. We meet Matt O’Brien, Realty One, while casually looking at a house next door to a friend. He seemed highly professional, knowledgable, and had a pleasant and easygoing personality. We kept changing our minds about what part of San Diego we were interested in but Matt persevered. We asked to see almost 30 houses we viewed on the internet. Matt was always patient, pointing out the pro’s and con’s of each house, while continuing to listen as we honed our actual needs for the future. Matt was never pushy, he allowed us to decide what we did and did not want to view. He worked with us through several escrows, always insuring that we had inspections prior to any final offers. This insistence on inspections saved us from making several very serious mistakes. When we finally found “the perfect house” Matt was amazing in his negotiations with the seller, obtaining almost a $20,000 decrease in the price for needed repairs. Throughout the process, his excellent legal knowledge of the escrow documents uncovered many errors on the part of the other brokers. In addition, he was able to refer us to a number of firms that did our repairs at very frugal prices.

On the selling side, Matt was every bit as effective with our old house. He made many suggestions for small repairs that helped to enhance the house and yard. He also had the house staged which greatly increased the presentation of that “first view.” He spent time talking with the appraiser and proving him with a lot of comps that mirrored more precisely our own house and it’s neighborhood. He proved his experience again with the pricing of the house and we had three good offers in five days. This lead to a bidding between buyers and helped increase the price we received for the house.

Matt O’Brien helped make this incredibly stressful experience a great deal easier than it might have been. We were approached by several other brokers wishing to sell our house but found them either too pushy with their own agenda or not willing to spend much time with us or really listen to our needs. Matt stuck with us when I think other brokers might have given up. I highly recommend him for any of your real estate needs, be they small or large, and anywhere in the San Diego County area. Matt is the Best.
