Mei recently sold my Rivermark townhouse that I had been renting out. Best thing about her services, for me, was the predictability of the process. Early on, Mei provided me a forecasted timeline and cost structure (such as for renovations). The final timeline and actual costs were spot on with her earlier forecasts. She was also very generous in her time discussing the renovation options and each purchase offer.

Mei's services include free staging. Renovation costs are paid through escrow. Time between my tenant vacating the premises and open house was about 5 weeks. There was a first offer for the house about three days before open house and a final sales contract signed with a buyer about four days after the open house. Escrow closed within its 21-day window. All very friendly to my monthly cashflow ... my only out of pocket during the process was mortgage/utilities/HOA/lost-rent for about two months.

I work a demanding full-time job overseas and completed the house sale entirely remote. The predictability and short timeline were a huge boon for me. It is clear working with Mei that she values her long-term reputation ... extending from client to renovation contractor to title company to other real estate agents to property managers. I am happy to do what I can to further support her good reputation. You'll get your best value with a low amount of stress. A big "thumbs up" for 8 Block Real Estate!

My wife and I worked with Mei to sell our Santa Clara townhouse in April 2023. We were very excited to partner with Mei and 8 Blocks. We were already aware of her sterling reputation and deep expertise. Over the course of just 4 weeks, Mei beautifully transformed our townhouse, listed the property, marketed it compellingly over video and online, and generated tremendous traffic and interest in the home. We were thrilled to accept an amazing offer within a week of the house being listed. It was well over what we had hoped for: $90k over asking.

Mei’s pricing, staging, marketing, and open house execution all led to a fantastic situation for us as sellers. Selling a house can be challenging at the best of times; doing so while moving cross country during a pandemic and it becomes quite difficult. This was my situation and it seemed like there were a million and one things to do, however, thanks to Mei Ling, Taylor Lambert and the staff at 8 Blocks Real Estate, selling my home became the easiest part. From arranging repairs and remodeling to cleaning and staging Mei and her staff took care of virtually everything; The result - multiple offers over asking price and just one week from day of listing to SOLD! To say I'm happy with the result is an understatement. Based on my experience I would highly recommend Mei and 8 Blocks Real Estate.

We worked with Mei and Taylor from 8 blocks for selling our townhome in the Rivermark community in Santa Clara.

We decided to work with Mei and team based on multiple data points we had received in the past. We had consistently observed that her listings
were much superior in terms of presentation and looked very professional. We had also gotten data points that her team understands the Rivermark real estate scenario well. Based on these inputs, we decided to go with Mei and team.

== Longer version ==
(1) No false promises
Mei and Taylor made it very clear that the townhome market had slowed down and it won't be possible to attract a lot of buyers. Her analysis
was accurate given similar townhomes had not appreciated as much as single family homes in the area.

(2) Process in place
- When we made up our mind that we would like to proceed with the sale even when the market had not appreciated as much for townhouses, Mei and us wrote a contract with all the expectations, all the costs related to the transaction etc. [Everything is online, DocuSign based. Makes it easy to get paper work done.]
- We provided her with the keys for house and from then everything was taken care of by Mei.
- Mei came up with a flow chart of all the upcoming events like initial inspection, formal inspection, basic improvement jobs, carpet cleaning,
painting jobs along with accurat dates and completion time. It was very positive to see that clarity and transperancy. This gave us a great insight on when the home would be listed on the market.
- Mei worked with us very closely for getting some of the smallest issues fixed along with providing cost effective solutions like replacing a broken piece of a window. She and her team took care of buying and installing everything. She also made sure that she got the approval for the cost before taking any action. She and her team showed a great professionalism here.
- Mei and team took care of each and every small to medium size improvement along with hauling away leftover stuff without any problems. The process was really smooth.

(3) Listing and final sale
- Mei, Taylor and team did an amazing job at setting up the home for sale. The setup looked gorgeous, we were happy with the staging. Her team also did a great job at setting the home up for listing on Redfin, Zillow etc. The photographs, video tagged with the listing looked professional.
- Our home had many visits and few offers. We decided to accept an offer based on the current market situation. Mei made sure that the decision was completely on us rather than forcing it on to us.
- Mei made sure that the all the documents applicable to the transaction were made available for us to review and sign, again everything was paperless.

Overall, I would recommend working with Mei atleast for selling a home in the Rivermark area (I'm sure she must be doing a great job even for areas outside Rivermark).
I rate her and team highly for following points -
(1) Professionalism - Real estate market analysis and understanding, pre-defined procedures etc
(2) Communication and clarity in the project
(3) Customer first attitude and get things done
(4) Velocity of getting things done

I worked with Mei as townhome buyers got more and more picky and were consistently choosing SFH over townhomes. Despite this, she got us multiple offers and drove buyers to bump up their offers.

Selling our home was a breeze with Mei and her team. Mei was very proactive throughout the whole process, e.g., when we were not able to restart utilities to the home on time for the pre-sale renovation, Mei took initiative to rent a power generator for the painter to maintain schedule, without us asking. Mei has an eye for design, the staging was modern, comfortable, and tastefully done to highlight the aesthetics of our home. In addition, Mei is very responsive in communicating. Overall, I cannot recommend her enough and I would work with her again for the future.

Mei was referred to me by my friend who was happy with her home sale experience. We had a second property to sell that had 2 homes in it and this was not located in the Rivermark or Mission Park communities of Santa Clara which is their primary focus area for 8 Blocks Real Estate..
They got the main home staged-in elegantly and were flexible to allow the second unit to continue with the tenant during the sale process. They advised us on remodeling to enhance the interior. This was also the time of peak Covid pandemic with personal interactions restricted and so much of it had to be done virtually. Mei & Taylor prepared a nice video walk through of the property that was very professionally done and appealing. They were patient dealing with Covid driven challenges.
Their knowledge of the market was excellent and were friendly to work with. They managed the entire process while keeping us updated. One of the owners was not in the USA and could not travel to the USA due to Covid. Mei & Taylor took care of this extra complexity of paperwork and took all our stress away. We were pleased with the whole sale process and experience.

Mei is amazing. Hands down the only real estate agent to use, especially for the Rivermark neighborhood. She just sold our townhome (Dec 2020) and we couldn't have dreamed it would be so seamless and fast, with multiple offers over asking all during the end of this crazy year - when I was initially worried we would be bumping into the holidays. From the time the tenants moved out to listing the property was maybe two weeks. We allowed a few extra days for offers deadline since it was Thanksgiving weekend and had offers in hand not even one month from the tenants moving out.

Mei helped us determine what upgrades to make, for a fresh and sophisticated home for the new buyers. Her staging is second to none and her taste is impeccable. We loved her professional photos, 3d tour and video of the property. After seeing the house fixed up we wanted to move back in (it was our first home years ago, before renting it out). Especially the bedrooms, which she set up to look so calming and inviting and what I had hoped we did when we lived there. Really amazing!!

Mei is an outstanding agent. From the initial consolation to our final closing we were well informed and what was happening and what was upcoming. We consulted with Mei about two months before we planned to sell the house and she outlined the current market conditions for our Home and what were her thoughts on repairs and even the approximate costs as well as a timeline. All of this information was so helpful, she really let us concentrate on getting ourselves out of the house while she working on getting the crews and quotes for work to meet the timeline. She had our house listed within 17 days of our move out. This work included all inspection and repairs, painting of the inside and portions of the outside and also all new flooring throughout our two story home. She also did all the marketing and staged in this time. We were astonished at the speed and especially the end product. We got more than asking and closed over the first weekend with multiple offers. We could not be any more satisfied and highly recommend Mei for real estate needs.

Mei was our seller agent for the recent transaction of our townhouse in Santa Clara. We started to work together several months before staging. She started by explaining to us the process, cost, and things to pay attention in details. It provided us a clear view on what to expect. Since we are remote, she managed everything for us, including working with the tenant, remodeling, decoration, taking pictures, inspection, and making sure everything works in the house. She was so resourceful and made it so easy for us! The decoration was great. The house was sold quickly. All worked flawlessly. We are very grateful for her help managing the whole process. We were looking for a broker that can provide a comprehensive turnkey service, from remodeling, staging, promoting, to closing, to sell my parents’ house while they are in overseas. After interviewing several brokers, we decided to go with Mei Ling and we are glad that we did.

Mei Ling and her firm executed the whole transaction in a professional manner and communicated effectively to us at each stage with estimated timeline. We entrusted her with the whole remodeling and landscaping, since we didn’t want to deal with contractors or run back-and-forth to home depot. It was hassle-free; not only it was done beautifully, but it also added more value to the house than the money spent. After remodeling, staging, advertising and listing, we received multiple offers, all with above asking price, with one open house showing. In addition, my parents were able to do all the escrow paperwork overseas and whole deal was closed very smoothly without having them traveling back to US. Needless to say we were extremely happy and satisfied with the whole experience. We definitely would recommend her service to our friends and family.

Back in 2015 I pick Mei ling to be my realtor to sell my house. I knew and feel it, that she's gonna do a good job. Even though I have a lots of friends back then, and they all realtors. Also, some say she is very expensive. But I didn't listen to them and just followed what I felt. Me and Mei start doing some team work and the best thing is communication.
