This notice is to confirm the outstanding professionalism and dedication of Michael Porchetti. We contracted with Michael Porchetti to sell our house in November, 2012. Due to health reasons and lack of employment, we could no longer make our mortgage payments and were facing foreclosure. The mortgage company was very difficult to deal with in seeking a solution via the “short sale” process. Michael came to our house and contacted the mortgage company and was able to convince the mortgage company to work with us with the “short sale”. During 2013 we had 5 contracts to sell our house, but for one reason or another (health, loss of job, etc.) four of the contracts were cancelled. We had become very discouraged and in November, 2013 we were ready to allow the mortgage company to foreclose. Michael convinced us to remain with him and shortly thereafter we received a contract which resulted in a sale and the house closed in mid December, 2013. Throughout this entire process Michael worked tirelessly with the mortgage company. As was determined during this ordeal, the mortgage company was and is very disorganized and incompetent. However, this did not dissuade Michael from working in our behalf. After months of assorted search attempts to locate and sort out various areas and all kinds of homes, I was blessed with the opportunity to work with Mike. His continued effort to show me homes and guide me through the negotiation process was equaled by the help with financing provided by his lender Andy. As a single mom, I especially appreciated how Mike made sure that all of the minor items needing attention after the home inspection were taken care of so that I could move in smoothly. We have known about Michael Porchetti for over 10 years. He came through in helping a best friend both sell a home and then buy a new one years ago. She always spoke highly of him. So, while we knew about him, it took a few hard knocks for us to realize we needed him for our realtor needs. Our individual when we were moving and selling our home in 2004. After interviewing countless realtors and frustrating them to no end!, we tried a couple of them in the process that ended disappointedly because they could not sell our home. We had already moved 500 miles away with the unsettling nightly thoughts of an empty house unsold in the cold. Inevitably, this recently remodeled house was destroyed from top to basement when severe weather caused pipes to burst throughout, requiring $35,000 plus worth of renovation. After repairs were made, again, on this remodeled home, we thought selling would not be a problem. However, we could not afford to hang on much longer. We opted at that time to consider no other realtor but Michael Porchetti because it was time to listen to the good advice of our friend. Within two weeks, our first offer had reasons and issues that we later learned why Michael advised us to turn down. The next offer, which was considerablely better, came with Michael's advice to take it as we fully trusted him longdistance to help us do the right thing. Boy, were we so thankful! When we ended up a year later moving back to the Columbus area, we were unemployed and getting re-established. Resolved to take our time to buy our next home, we ended up, before calling Michael, in a difficult negotiating process with a for sale be owner situation. The entire challenging deal fell through so we were crushed. By this time, we decided we needed to switch tactics and called Michael. We should have called him first. This is what he did: he sat with us for two hours to help us figure out what we really needed and wanted for location and our lifestyle. We felt he was our friend and genuinely understood our story. His process is unique - something we had never experienced before with a realtor. You just have to experience it. We went out the next day. We had found our dream home within the price range we wanted. Since we needed special financing, his direction to us to a right lender source helped us avoid the hassels like the house that had fallen through without him. Many friends and co-workers know what he had done for us. As a result, we sent many of them to Michael with their housing needs. Nothing is ever too difficult for Michael. He helped our pastor not only sell his home in a neighborhood, where hardly any homes sold the year before, within 9 days. In a challenging market, he helped them find a home far beyond their dreams in their price range and orchestrating both deals to run smoothly. Everyone I've referred to Michael, whose followed his advice and stayed the course, ends up with remarkable positive results. Why we waited so long to ever call Michael in the first place, we will never know! So, don't you wait! I was very impressed with Mike's abilities in helping me purchase a home here in Columbus, but first a little background. I never had so much trouble giving someone $110,000 in my life. I had accepted an offer for a new position in Columbus sight unseen. YThe closest I had ever been to Columbus was when I spent a week at the Furniture Market in Chicago with my father when I was 16 years old. I came here with my wife who would only be able to stay for about a week and a holf before she would have to go back to Riverside, CA, to care for our two children and two dogs. I was fairly anxious to take advantage of the time to look at possible new homes but I could not get any response from any of the Realtors that I contacted. One happened to be at an open house that we were able to go to but when I asked him to follow up the next day, I didn't hear anything from him for a week and a half. I had another agent refuse to show me another house because I may never call her back. I contacted another agent about another house which was unacceptinble and had an 11:00 appointment with her to look at other houses. After waiting for her from 10:45 to 11:30 I was totally upset and discouraged. Mike happened to be at a flea market at a church next door and he inquired as to my plight. I explained things and he offered to help. Later that afternoon he came to get me and we looked at 6 or 7 homes, including the one I purchased. With his expert assistance, my time wasn't wasted with inappropriate houses and he found me the one home that was the closest to one that I would custom build without actually having to build it. Dealing with a remote sale such as mine, with poor odds of making the sale before actually needing to take possession here in Columbus took several professional and knowledgeable people that he was also able to provide. With his help, we were able to put this deal together and make it work even though my wife was some 2300 miles away until after the house closed. My husband & I recently purchased a condo for our adult son, who is disabled. What could have been a very daunting experience for us , since we live out of state, went very smoothly, thanks to Mike's expertise, his vast understanding of the Columbus real estate market, and his excellent communication skills. He quickly grasped what our needs were in selecting a property, and inspired such confidence that we felt comfortable trusting him to be our ' eyes & ears' in Columbus. He spent a long afternoon showing our son properties, discussing the pros & cons of each, and explaining the process. By the end of the day our son had found a condo he loved in a good neighborhood, and within our price range. His excellent service didn't stop there.
