Price your home competitively in the MLS To open the market vs. narrowing the market. 7. Promote your home at the company and board sales meeting. 8. Develop a list of features of your home for the Brokers to use with their potential buyers. 9. Email a features sheet to all agents in the local board of realtors. 10. Suggest & advise as to any changes you may want to make in your property to make it more saleable. 11. Constantly update you as to any changes in the marketplace. 12. Prospect 5 hours per day and talk to 100 people per day looking for potential buyers. 13. Contact my buyer leads, sphere of influence and past clients or their referrals and prospective buyers. 14. Add additional exposure through a professional sign, lock-box and flyers. 15. Keep you aware of the various methods of financing that a buyer might want to use. 16. When possible have the cooperating Brokers in the area tour your home. 17. Follow-up on the salespeople who have shown your home for their feedback and response. 18. Assist you in arranging interim financing, if necessary. 19. Prequalify buyers; verify credit, income, down payment and financing prior to acceptance of offer! 20. Represent you on all offer presentations, to assure you in negotiating the best possible price and terms. 21. Connect a 24 hour Radio Broadcasting your property’s features and benefits, plus available financing! 22. Deliver 1000-1500 “Just Listed “flyers or postcards to neighbors looking for buyers. 23. When possible have an open house advertised and marketed for maximum results! 24. Massive exposure in the World Wide Web, over 250 of greatest sites. 25. Handle all the follow-up upon a contract being accepted attorney, mortgage, title and closing procedures. 26. Deliver your check at the closing.
