As a residential realtor, my job involves guiding clients through the complex process of buying, selling, or renting homes. Here’s what I do:
Representing Buyers
Understanding Your Needs. The first thing I do is sit down with you to really understand what you’re looking for in a home. We talk about your budget, preferred locations, and the type of property you’re interested in—whether it’s a single-family home, a condo, or something else.
Searching for Properties. Once I know what you want, I start searching for properties that fit your criteria. I have access to the Multiple Listing Service (MLS), which gives me the latest listings and insider information on properties that may not be widely advertised. I’ll arrange viewings and accompany you to each one, pointing out the pros and cons based on your needs.
Market Research. I also conduct detailed market analyses to ensure you’re getting a fair deal. I’ll compare similar properties in the area, look at recent sales data, and help you understand what a reasonable offer might look like.
2. Representing Sellers
Property Valuation: If you’re selling, my first task is to determine the value of your home. I’ll conduct a Comparative Market Analysis (CMA) to see how your property stacks up against others in the neighborhood. This helps us set a competitive, yet realistic, asking price.
-eMarketing Your Home. I’ll take professional photos, create listings, and market your property through various channels, including online platforms, social media, and my network of contacts. My goal is to get your home in front of as many potential buyers as possible.
Handling Showings and Open Houses. I organize and manage showings and open houses, making sure your home is presented in the best possible light. I’ll provide feedback from potential buyers and advise on any adjustments we might need to make to attract more interest.
3. Negotiation
Offers and Counteroffers Whether you’re buying or selling, negotiations are a critical part of the process. I’ll represent your interests, helping you evaluate offers and make counteroffers as needed. My goal is to secure the best possible deal for you, whether that means negotiating a lower price, better terms, or specific contingencies.
4.Managing the Transaction
Coordinating with Other Professionals: Real estate transactions involve a lot of moving parts. I’ll coordinate with mortgage brokers, home inspectors, appraisers, and title companies to ensure everything stays on track.
5. Paperwork: I’ll handle the mountain of paperwork that comes with buying or selling a home. From the initial offer to the closing documents, I make sure everything is completed accurately and on time.
6. Problem-Solving. Sometimes, unexpected issues arise—whether it’s a problem found during inspection or a delay in financing. When that happens, I work to find solutions quickly, keeping the process smooth.
