About Nate
Nate Guggenheim is consistently ranked amongst "America's Best Real Estate Agents" by Real Trends, in the team category for both volume and number of transactions. Additionally, he has been annually awarded both "Top Agent" and "Top Producer" by Washingtonian Magazine since the publication’s creation of the annual award. His team of two consistently produces $100M+ in volume and over approximately 100 transactions. He proudly represents properties of all sizes — studios to estates — and price ranges — $200,000 to over $10,000,000 — in the D.C. Metropolitan Area.
Nate, who works with Anne Savage, formed his partnership in July of 2007 based on a strong friendship and mutual respect for one another’s business acumen. Each was a successful agent in his/her own right, but both thought a partnership would benefit their clients. Since that time, Anne and Nate have worked with buyers and sellers in D.C., Virginia, and Maryland, successfully selling homes and helping buyers find the right place. Their business is predominantly repeat and referral (over 95% year in and year out).
In addition, he has represented countries, universities, non-profits, corporations, and real estate investors and developers in the acquisition and sale of both income-producing residential property as well as development projects ranging in size from single-family homes to buildings larger than ten units. They also have developed property, performed land assemblages, own several investment properties of various types and sizes in the area, and are experts in the financial analysis for the purpose of investment.
Nate’s experience of selling more than one billion dollars in property allows him to help structure even the most difficult deals. Good relationships with other agents create an environment where he can successfully negotiate his clients’ desires as well as manage their concerns.
Nate is a native Washingtonian. He is a graduate of the Saint Albans School for Boys at the National Cathedral and earned his college degree, a MA with Honours, in Art History at the University of St. Andrews in Scotland, UK, where he focused his studies on post-1950’s American Art. He wrote his Master’s dissertation on Mark Rothko. Nate worked in commercial real estate lending locally and decided to direct his interests to residential sales in February 2006. He lives in a 1930s house in Wesley Heights that was -- fun fact -- Jack Ryan's house in the movie Clear and Present Danger.

Nate's Reviews
7/1/20Michael Irwig
The team of Nate Guggenheim and Anne Savage did a great job at selling my Dupont Circle rowhouse.
I initially had my home listed with a team of agents at TTR Sotheby’s for 3.5 months. Despite plenty of showings and two price reductions, I unfortunately got no offers. I switched agents to Nate and Anne who immediately realized that the property needed to be staged. Within a week of going back on the market I got a serious offer and the house sold.
In addition to the staging, I valued and trusted Nate and Anne’s candid judgement and expertise. Nate is also an excellent negotiator and I’m glad that I had him on my side during this important transaction. I highly recommend this team!
