Peng was an absolute pleasure to work with during our home-buying process. Peng was responsive, attentive and extremely competent in navigating us through the home-buying process. As first-time home-buyers we were apprehensive to say the least. Peng worked to educate us about the process end-to-end, connected us with mortgage officers whose rates couldn't be beat. It was rather reassuring to have Peng represent us: we felt that we couldn't make any truly terrible choices with Peng to guide us.

Scheduling with Peng was often a breeze: I feel guilty about the amount of Peng's time we occupied over weekends, but it serves as a testimony to how accommodating of your schedule Peng is!

In the past few weeks after closing, Peng has been super-helpful in sharing his vast network of contractors, handymen and other professionals working around home maintenance and improvement, as we work to make adjustments and improvements to our new home before moving in.

We had previously bought our house with Peng and had a great experience, so naturally we turned to him to sell our condo. Peng’s team handled the entire process from start to finish. Peng did a thorough assessment of the unit, handled the staging and all the vendor coordination. We already knew he was super detail-oriented from our previous time working with him on the buy side, but it was amazing to see how much he had thought about and streamlined the sell side as well. Peng kept us posted on market conditions and buyer interest throughout the listing process. He was transparent with us through price negotiations with buyers, and was always available to jump on a call and discuss options. Peng helped us move quickly and get the home of our dreams in a very competitive market. As we toured homes, he educated us on the tradeoffs of home construction in different eras, so that we understood as buyers what we were getting into. He was always available to us for quick discussions as we submitted and negotiated on offers. What impressed me the most about him is his diligence: when we made an offer, he would walk us through every detail of the inspection and submission, and work with us to think of the big costs we would incur by waiving inspection. We never felt rushed, even when we were trying to get an offer in ahead of other buyers. The home we eventually bought was again a result of his diligence. I got to know Peng from one of my colleagues who endorsed Peng using the strongest words in the world as soon as he heard I and my wife were looking for a new home, leaving no reason for me not to give it a try. It turned out that I continued being a lucky man by always meeting sound people.

Peng always addressed my questions and concerns made up from various corner cases in a timely manner. My stress could hardly build up before it got suppressed. The whole home hunt experience was mostly fun and exciting. Whenever we would like to go for a listing house, Peng arranged it at our earliest preferred time. If the house was located in a community we hadn’t explored before, Peng would also give us a comprehensive introduction to the surroundings so that we could generate a basic picture of the whole area instead of a single house we were touring, which was very helpful for future comparison. He also had quite broad relationship network which could sometimes bring valuable off-market information to us, though we didn’t eventually make use of any. What is especially worth mentioning is that Peng had an extraordinary sense of market trend and pricing range of each listing. His predictions were validated to be close to the sold price multiple times in some unsuccessful offers and some given up but tracked opportunities. The most important effect of this was we then fully trusted Peng’s estimates and directly offered our best to match our desires in our final bidding, without questioning ourselves on whether we could offer way too much.

What’s more, it looks to me that Peng had a deep belief in the natural learning path for buyers. That is, while continuing sharing his experiences and opinions prior to we making decisions, Peng never had an attempt trying to forcefully override our mind with the potentially best decision in his mind. Instead, he respected our thoughts, and respected the natural path that buyers become mature after actually experiencing the market. We eventually met our dream house for which my picky wife ignored her special requirements she insisted before. And we got it, probably because we experienced the market, we learned from failures, we absorbed Peng’s opinions to build our strongest offer, and Peng worked out a talented strategy with us.

I worked with Peng on buying and selling my home. Peng was outstanding on both sides of the transaction.

While representing me as the buyer, Peng really took the time to understand what I was looking for in my next home. The properties he recommended evolved over time, taking my preferences into account. Thanks to his background in his own real estate investments, Peng was also able to provide detailed feedback on the work and associated costs that each prospective house was likely to need. When it came time for putting in offers, Peng had a strong sense for where there was flexibility to negotiate and what was likely to occur based on his prior experience in certain situations. This was particularly helpful for what ended up being my successful offer.

When selling my house, I was incentivized to list as quickly as possible after moving out. Peng took care of all of the logistics to ensure that everything was lined up for an aggressive listing timeline, and he took several steps to ensure that there were as few uncertainties as possible after an offer was accepted. Peng kept me constantly up to date with what was happening before and during the listing period, and he again demonstrated a strong sense for what could be negotiated in buyers' offers. In a word, Peng is terrific. My wife and I were relocating with our 9-year-old twins to the Seattle area from Southern California. We knew nothing about the area. Neighborhoods, schools, the city, the surrounding suburbs—all a mystery to us. We didn’t know where to start. Peng was a hero from the beginning. He helped us cast a wide net based on our initial preferences, then narrow towns and neighborhoods down to a few areas to really focus on (and wait on, if we had to). He has amazing depth and breadth of knowledge on the Seattle area. He was able to expand our field of possibilities, and narrow them down when needed, often based on vague information from us. Peng always made himself or his team available for viewings, often with short notice because we were on relocation trips, and gave amazing advice that helped us take the long view on our home buying process. He was exceedingly patient, kind and informative with us throughout the process (the relocation was stressful).

Peng’s experience as a real estate investor really helped us out, too. He was able to give us ballpark estimates of renovation and repair costs for homes we were considering, would point out things to be mindful of, and give us advice that helped us understand what we would be getting into while we considered making offers (and if it was worth it). When it came to getting information and making offers, Peng and his team were incredibly fast, thorough, and always available. I think we looked at nearly 60 houses, and when it came to make an offer on sweet number 60, Peng made sure we put in a strong, reasonable offer that closed the deal. We could not be happier with our home, our neighborhood and the schools, and we could not have done it without Peng.

Relocating from out of state was quite overwhelming. We didn’t know where to start as far as which location would suit our commute and lifestyle. I found Peng through Instagram and contacted him and he was very quick to respond. We had an idea in mind in which cities we liked and with his knowledge he gave us his recommendations. While we were still out of state and couldn’t see the homes personally, Peng took the initiative and checked out all the homes while on zoom calls with us. When we arrived in WA, we looked at the neighborhoods he recommended, and loved the area. As first time home buyers, we had heard of horror stories of being misled by agents looking to make a quick sale and pressuring buyers to make a quick decision in this highly competitive market. We on the contrary had an incredible experience working with Peng and his team while we found our dream home.

We were referred to Peng through a friend who had recently bought a house with his help and had a fantastic experience working with him. Right from our first consultation, Peng understood our needs, provided us with a good pulse of the current market conditions and what we can expect within our budget.

We had just lost our first bidding war on a home that we loved, and given our misgivings about the Redfin agent we had been working with, were open to a fresh start at house hunting with hopefully better guidance and efficiency. Peng delivered on all counts and more.

Some key takeaways:

1. From our first consultation with Peng to the last, he was an immensely empathetic listener who deeply understood our needs as we explained them. Not only that, but he was able to give us the feedback — and more — on our options given our budget.

2. Peng was excellent at finding the types of homes that we either had a hard time catching on our own and/or might have overlooked. This enabled us to visit and tour homes early on as soon as they listed for sale.

3. We had felt that our prior agent often hesitated to give us clear answers to our questions yet still tended to wax prolific when we already felt short on time due to all the viewing we were running around to. In contrast, Peng always gave us candid, direct, and knowledgeable answers to our questions, no matter the topic. That included: specific renovation costs, features of local neighborhoods, how common certain features/issues are in the housing market, which parts of a home might impact its resale value, which properties might offer better value for the dollar, and appraisals.

4. Knowing that we were anxious to find a home soon, Peng helped us to stay patient and not settle on any home that didn't quite check all of our boxes, reassuring us that a house that better suited our needs and was within budget would likely pop up soon.

Thanks to Peng's efforts, we were ultimately able to find a wonderful home in a "hidden gem" (mainly in the sense that we hadn't seriously considered it before) of a neighborhood we now love. The home was within our price range, we found it within hours of it being made available for sale and viewing, and we successfully purchased the second home we ever bid on only a month after first enlisting Peng's help. Peng was also phenomenal to work with during closing as he stayed on top of the entire process, often in an even more timely manner than we did, he was highly responsive in answering our many questions, and he always knew who to connect us with for any additional help.

In sum, Peng was proactive, professional, personable, and patient, and we cannot recommend him highly enough!

We were introduced to Peng through a referral from a close friend. From our very first interaction, Peng was thorough, informative, and patient as he explained his methodology and approach to the home buying process, especially in a post-COVID world. Peng walked us through general timelines and procedures, and once we determined our budget, we set off on our home buying journey. We provided Peng some general guidelines on what we wanted and the area we wanted to be in, and Peng always made sure to have us be one of the first to view a listing that popped up. He leveraged technology through his brokerage to create a collaborative site that my spouse and I could comment back and forth with each other as well as with Peng. He was always available via text or phone call, and even drew up some contracts for us while he was on vacation with his family! Before we made our first offer, Peng explained the different options available to us and helped us to craft a competitive offer even though it wasn’t the highest price. Our first offer was on a home with 13 other offers, which ultimately went for almost 12% over ask all-cash; that would have been hard for us to compete with. The next offer we placed on a different home, Peng tried a different approach. Even though there was an offer review date, he was able to gauge the sellers’ agent and helped create an offer that was very competitive. We had the advantage of being in first, and by adding a deadline to our offer it was accepted and we successfully closed on the home 30 days later. The home was perfect for us and met all of our needs (and then some). Finally, one other area that Peng was a huge help was with his vast network of contacts. Being such a successful broker, he knows people in every facet of real estate. He provided referrals for multiple lenders, insurance brokers, and even contractors. Having compared some I had found on my own with his network, his won in every case (price, service, quality, etc.). One of his lender contacts got us a great loan, his insurance contact provided the lowest price and highest coverage home insurance, and his flooring contractor came in and replaced our carpets with hardwoods and did a phenomenal job at a very competitive price. He is fascinating, smart and humble; he used to be a software engineering manager in big tech, and now he's a realtor. I had a really good feeling about working with him. He knows the area very well and is very well versed in the minutiae of all the contracts and legal documents regarding the purchase of our home and protected us from any additional costs that can be easily overlooked by the average home buyer. He has many contacts including Home inspectors, sewer inspectors, loan officers etc whom he works with on a regular basis and they were all excellent recommendations. My wife and I are both doctors and he did recommend a loan officer who was experienced in working with physicians which was a huge help for us. When issues arose during the buying process, he always knew what documents we needed or whom to contact to resolve the situation.
We are grateful for his services and would not hesitate to recommend him to any one of our friends.
