Coming from out of town (Seattle), we wanted local help to find the right neighborhood for our family. When we flew out to Arizona we had a very limited amount of time and were very fortunate to work with Liz Krish at Mr. Rodgers Realty. Liz was always prepared, meeting us early, printing out all the information on the properties, and was very efficient and knowledgeable. In addition to the MLS searches she provided, Liz helped us look into various leads we had found, including investigating the legitimacy of some of the listings. After seeing a few properties the first day, Liz recommended another neighborhood and that we should be considering - and it was perfect. Unfortunately the house we liked was already application pending (not that Liz didn't try her best to sway the owners in our direction). On our last day a new property was listed in the neighborhood that seemed perfect for us, but we were unable to go see in person. Liz setup the appointment and used Facetime to show us the property, then helped us immediately submit an application while we were going travelling home! Liz was amazing and so dedicated on helping us find the right home. She made the process so smooth and efficient, we'll definitely be calling her for any future realty needs.

When my fiance had gotten a new job in Arizona we had the daunting task of trying to find a place to rent halfway across the country in Connecticut. We had never been to the area before and didn't even know where to start! After seeing all the raving reviews about Shawn on Zillow I decided to contact him for help. He responded immediately and set me up with his partner David to start looking for places. And let me just say David was a godsend for us. Not only did he look at several places in person for us before we moved there, but he also picked us up from our hotel to show us his top picks as our car (which had been shipped from CT) had not arrived yet. I'm a out-of-state buyer buying an investment property. Found Shawn on zillow and he assigned Mr. David Hulka to be our agent. David was so responsible and helpful! Since I'm not in AZ and couldn't look at the properties myself, David looked at all the properties for me, took a lot of pictures and sent me very detailed and long emails describing the pros and cons about the properties. He is such a diligent and careful agent. He always replied my emails in a few minutes. Even at midnight! He noticed even very tinny problems when looking at properties and let me know. David really wants to help buyers rather than simply making money. Since we are not in AZ, he offered to change the light bulbs and wiped the dust for free, so the property is ready for the property management company to take over. David didn't charge us at all but if he doesn't do this, property management company will charge us for sure! And it won't be cheap! I'm very glad I could find someone like David. I was referred to Mister Roger's Home Group when I asked for recommendations for local realtors from those who have sold homes in my area, on a local facebook neighborhood group. A few people recommended them and I read the reviews. I decided to contact MRHG and see if we meshed. Intantly I was put at ease by how organized they are! I was told an email was on its way to me and once I complete it they told me what their exact next step will be. So on and so forth. It was so easy listing my home with them. Shawn, the broker who I intitially had contact with, was very knowledgeable and he assigned Jennifer as our agent. Jennifer did a preview of my house on line before it was listed as a coming soon attraction. I liked that MRHG was already marketing my home. My house was under contract in NINE days! Closed within the month! I am so relieved we had a great team behind us to sell our home. We decided to use Shawn Rogers & his assistant Jeff Dekruif after numerous 5 star ratings...many more than what is on yelp. Seeing hundreds of 5 star ratings was good enough for us. We interviewed many other realtors and they all said the same thing, lower the price by over 100,000 but Shawn said too much. We should get close to what we estimated without pricing us out of the market. Promoting our house by using a drone gave such a better prospective compared to pictures and we got the full asking price with back up offers all at the full asking price. To think if we went with any one of the other realtors, we would of short change ourselves by over $100,000. David even went so far as to go and take a bunch of photos of our number one choice so that we could se a bit more unbiased view of the property. I found Shawn Rogers, as most of you probably are finding him, because he is ranked #1 here on Zillow, in addition to having experience with investment properties. I wrote to him and received a response back quickly, letting me know that I would be dealing with one of his agents, Benjamin Bustos. Benjamin was extremely professional during the whole transaction, so although I did not deal with Shawn directly, it seems like he employs a very strong team! I did not get to see much in the way of local knowledge. I described Benjamin the types of properties I was looking for, and he provided me a customized search for properties that matched my criteria. If I was a traditional buyer looking for an owner-occupied property, I could see how this would be very helpful. For me, as a buy-and-hold investor, I did a more broad MLS search from his website and then contacted Benjamin with the properties I was most interested in. My purchase was a fairly simple one, so I cannot speak to Benjamin or Shawn's expertise in more complex purchases, but for me it was more than sufficient. Benjamin stayed on top of everything throughout the whole process and helped make sure tasks were accomplished on time so that we could close escrow at the designated date. If I had to choose one of Zillow's four ranking choices that Benjamin excelled at most, it would be Responsiveness. Benjamin was quick to respond to e-mail and also quickly responded to text messages. This type of communication is very appreciated as I work a full time job and cannot afford to be making lots of phone calls during business hours. Some of the agents I worked with in the past either insisted on phone calls or were very slow to respond to e-mail, so I appreciated Benjamin's quick response in text-based mediums. Negotiation skills is the most difficult one for me to rate. I came in with a relatively solid set of guidelines for what I would and would not pay, so Benjamin followed my guidelines for the most part. The first property I made an offer on fell through as the property had been wrecked by the current tenant, but if I had been the type of investor who was interested in a fix and flip, I feel like Benjamin would have been a good agent to deal with this sort of transaction as he had negotiation tactics ready to purchase the property at a steep discount. As an out-of-state investor, I appreciated Benjamin's willingness to drive out to the property to take pictures. In addition, he helped me quickly find and coordinate a general contractor to provide quotes to some repairs, and then negotiated to get the seller to do the repairs. Thanks again to Benjamin and Shawn for helping me find a property within my criteria (relatively turn-key with a long-term existing tenant and good cash flow).
