Spirit arranged for me to have a portal to check for townhouses for sale in a particular neighborhood. I opened the portal each week to see if something was available in the size I wanted. I found one that had been listed just that morning. Spirit met me at 2 pm that day to see the unit. We worked together to create an offer that afternoon and submitted it the next morning. I knew what I wanted, Spirit gave me the ability to find it as soon as it became available and I bought it immediately. Given that we were the fourth group to see the townhome by 2 pm, time was critical to getting the townhome under contract. Spirit made that possible. Spirit Messingham listed our house on a Monday, only one family saw it, and by Thursday of that week, we had a contract! A week later, we looked at homes, found one, and made an offer. This process of selling and buying a house was not without its hiccups, but Spirit continued to reassure us through each one. He was forthcoming about any issues that we faced and gave us options. While looking at the first house, he informed us of a previous leak in the roof and some other problems. He always left the decision making to us as to what we wanted to do. He was always in our corner when it came to negotiations. My wife and I decided to purchase our first home. I was dead set against having an agent and she felt an agent was the best way. We started with my plan of searching houses with all the internet has to offer. We divided the listings on Saturdays, and if one of us liked one, we would try to see it together on Sunday. With all of the open houses, my wife started taking in several stray agents that needed a commission. They called, emailed, texted, harassed and annoyed. Then she went to an open house and was sure she met the perfect agent that I could tolerate. We met with him, and I was far from sold, but was willing to see where it went. Well, my hat is off to my wife for picking such an outstanding agent. We went through viewing countless houses with Spirit, and went into the buying process on three homes. We changed our minds on the first two. Spirit, after doing all of the paperwork, was not phased. He kept a positive attitude, and always made us feel fine walking away from a deal or him. Spirit has uncommon patience, and a unique understanding of the differing needs of a couple. Five months of us, and he was a champion for us both. Spirit has the interest of his clients at heart, and takes his work personally. His objective is to get a win for you. He works with couples better than I have seen most in the counseling profession. He possesses an exceeding knowledge of the real estate business, and is eager to share that knowledge with the client in a comprehensible manner. I highly recommend Spirit! When I was looking for a vacation home in Tucson, Spirit did a huge amount of research on available homes, emailing listings to me back in the Midwest. When I arrived in Tucson to tour the ones I was interested in, I had a broken foot and was on crutches. Spirit went out of his way to help me get around as I hobbled in and out of houses. We spent three full days looking at about 40 houses in several different areas of the city! He was very good natured about my indecision and hung in there with me, helping to narrow down my wish list and advising me, until I finally found the right one. I really enjoyed working with Spirit and he is a social person with good relations with many people in real estate. Whenever I had any questions he would reply right away. Even if I had some questions at 10 pm (it can happen if you are very close to the closing date) Spirit would reply right away. For some of the properties that I liked he would do a thorough statistics search (how much the houses in the neighborhood were recently sold for and how much they were listed for, how many houses for rent in the neighborhood and how much is the rent, etc.). Within my price range of $130k it's hard to find a nice house in a good condition, but I guess I got quite lucky. For $130k I bought pretty much a new house in a good neighborhood in a very good condition. I am a first time buyer and Spirit never rushed me in buying a house, but he did advise me not to wait on that particular house. So after looking for about 10 days I didn't find anything better and we made an offer. Spirit helped us to sell our house, which has just sold. We had moved to another country for professional reasons and therefore had to sell, but we weren’t present in Tucson during most of the time the house was for sale. In most circumstances, being absent during the time the house was for sale would have made us very nervous and would have probably made it hard to sell. But not with Spirit: He made everything easy, and always made sure things were going well for us. We basically just left him our keys when we left left and he took care of everything. He contacted us weekly to give us updates on the visits we received, and feedback from prospective buyers. He provided advice on which improvements towards selling would be worth their cost and which ones wouldn't. He always left the final decisions on our hands so we always had advice but never felt pushed. In addition, he looked through all the paperwork (recording agency, SPSS...) making sure that everything was done right and kept us updated on everything that needed to be done until the last minute. He even saved us some money by realizing that we had a warranty on one item that needed repair, when we had forgotten about that warranty. Spirit is trustworthy, hardworking and capable. That is probably all that I would need to tell you about a real state agent. But the best part is that he is also a super nice guy. He understands that a house is also a home and finds pride and joy on finding a good place for people to live in. He does this without letting it get on the way of business: he works to get a reasonable price for your house (if you are selling) and to find you the house you want at a reasonable price (if you are buying). Spirit can do this because he knows the neighborhoods and, most impressively, he can tell you which houses were sold when and how over the last years. I cannot say enough good things about Spirit's skills and knowledge as a realtor. I think it would be a challenge to find anyone more dedicated to his work and clients than Spirit. My husband and I were first time home buyers and from the very first phone call Spirit was honest, available and willing to do whatever it took to help us find the right house and negotiate terms with the sellers once we did find the house. He gave honest opinions about his thoughts on houses we saw when we asked, but didn't give unsolicited advice. He didn't pressure us into settling for a house and told us from the very start that it might be a long process to find the right house, but he would stick with us as long as it took. We never felt like we were just another number in his book of clients. In terms of availability, he was always extremely quick to respond to emails and phone calls. He was willing to spend time answering questions we had, no matter how insignificant they seemed. I could probably write all day about the hundreds of times he helped us through the whole complicated home-buying process (from first viewing houses to seeking out a loan office to signing the title), but I'll just give one final example of his dedication to the buyers he works with. The day AFTER we officially owned the house we bought (meaning that technically his job with us was completed), we had a problem with a washer/dryer delivery that the seller had set up. To make a long story short, I ended up calling Spirit in a bit of a panic and asked him for help contacting the delivery company. He immediately told me not to worry, that he would make some calls and get it straightened out. Less than 5 minutes later I got a phone call from the MANAGER of the delivery company. That is just one example of a time that he went above and beyond to help us out. Spirit really seems to love what he does and clearly has a gift for this business. I first contacted Spirit via a phone message one morning and he was back to me that afternoon. He quickly understood the particulars of my house hunt and suggested that he set me up with a personalized portal to the multiple listings that he customized to the Tucson area and home requirements that I had told him I needed. Every time I texted or called him he responded immediately - either able to talk then , or telling me exactly when he would be getting back to me. And it was never more than an hour or so later. He helped us find a short sale property and we went through the entire short sale process including waiting for 1/2 a year, but lost it at the end due to bank issues. Spirit had worked very hard for us, although the sale did not go through. We thanked and wrote Spirit a very good Zillow review and then moved on (to a different city), and thought that we would not buy in Tucson. Spirit cared about what I wanted in a house. He didn't waste my time, but also made sure I knew what else was out there so I could properly gauge what a house in my price range would run for - this allowed me to know the price was good on the house I purchased. When it came to putting an offer on the house, Spirit did what I believe was right: he told me what to expect of the house's likelihood to go under contract (for instance, he told me I should have an offer in by Monday am after looking at the house Saturday am) and gave me the space I needed to make the decision. As a first-time home buyer, I knew almost nothing about the process, but from my first phone call with him, Spirit's expertise immediately filled me with hope and confidence. Spirit's not only the best at what he does, but he made me feel like an expert as well - which is no small task. I don't usually write reviews but this guy is so good I did. I wanted to buy my UofA student a condo or townhouse. My wife and I looked online (from out of state) for potential places and called and talked to agents as we found places we liked. My theory at the time was to identify the listing agent of each place and contact them, as I thought that would get me the best results. Well about three months in, we had contacted or left voicemails to about 8-10 agents and with the lack of response, lack of enthusiasm, lack of professionalism, and lack of knowledge we felt like maybe we should just rent and be done with our search. I then found a place with a weird status I didn't understand (Active/CAPA), so I searched Google to try to understand it. This lead me to Zillow forums where Spirit Messingham had posted the correct answer I was looking for explaining fully that status. I then read his reviews and frankly was a bit skeptical, as they all were about like the one I'm writing is going to end up being.....very good. I thought, if all of these reviews are legit this is the guy I need to talk to. I called him (he answered!) with no particular place in mind, but told him what I wanted to buy, where, when (asap), and how much I wanted to spend.....we talked for about ten minutes and somewhere in that time span I knew this guy was the real deal and that if we were going to find the place we wanted from two states over Spirit was our best shot at making it happen. As soon as I got off the phone with Spirit, I called my wife and said I just talked to the guy who is going to take care of us, and I think it's all going to work out. I told her to just forget about any other agent she had talked to and let's go with Spirit. She kind of laughed and said I seemed awful confident in this Spirit guy and that no other agent's were doing much anyway. Spirit called/texted/emailed back every step of the way, and in no time had educated me on the Tucson market (which is a strange one), brought my expectations as to what type of place I could find close enough to the school into reality, gave me access to the MLS with all properties that would work for me, met with my student and showed the properties, walked me through the offer process, recommended inspectors, met with inspectors.....etc etc etc... With Spirit's help we bought a nice townhouse that fit the bill in a great area, for considerably less than what I explained was my max budget. This all happened very quickly.........In fact I had two agents actually call and say something to the effect of Hi, you had called and left me a message about a townhouse I have listed? Sorry it took me a while to call you back.... These calls came AFTER SPIRIT HAD FOUND OUR PLACE AND WHILE WE WERE UNDER CONTRACT! When told we had already found a place they seemed almost relieved so they could just hang up. To sum it up, if I hadn't found Spirit we wouldn't have bought a place. He is all that these reviews say he is. The man is on it from beginning to end. My wife and I had a first class experience with Spirit during the recent purchase of our first home. He was attentive, very insightful, and responsive to our questions and concerns. He was able to help us find the home in which we will raise our children for years to come. His knowledge and expertise was key to assisting in pinpointing the strategy that would get us the biggest bang for our buck without compromising what was important to us in a home/community. Without going into the WHOLE story, I can truly say that we would not have had the opportunity to live in our current home without Spirit's negotiation skills, timely responses, and professionalism. Spirit prides himself on being a neighborhood expert of the Broadway-Broadmoor neighborhood where we lived. And he truly is. Before even meeting with us, he had already not only researched comps in the neighborhood, but he was able to explain the characteristics of houses in our neighborhood that are and are not problems for buyers. And given his contacts in the neighborhood, we were able to find a buyer before even listing on MLS He took care of the entire process from offer to closing, providing us with documents to sign promptly and, perhaps most importantly, an explanation of what to expect at each stage. Needless to say, inspection and closing went flawlessly. Spirit is someone I very highly recommend. Our case was not easy since we are currently living abroad. So everything had to be done remotely. Spirit took extra videos and pictures of the houses and yards in order for us to get the best possible idea of what each house really looked like. He replied to the concerns we had and, most of the times, in fact even went ahead of the concerns as he quickly grasped what we found to be very important and what was less important to us. Spirit sold our Tucson property for almost $100,000 more (yes you read that number correctly) than ANY other home has sold for in our neighborhood EVER! Other Realtors thought him 'crazy' to list our property at the price he did. Who's laughing now.....:) As a former Realtor now retired, I truly appreciated Spirit Messingham's market knowledge and his direct communication style. When you use Spirit, he is 'your' guy... no 'middle men'.... nobody to have to 'get through' to get your questions answered. Call Spirit and get your answer. First I'd like to mention a little thank you to Zillow for helping me find Spirit. I can't imagine a better agent for our situation. Being out of state makes it hard to get things done. The property being a second home makes it hard to get things done. The home we bought was a short sale which made it ridiculously harder yet! Spirit did all the work for us with follow ups, inspections, appraisals, repair estimates, you name it! His response time to our calls and emails was nearly immediate. When I started looking for a house in Tucson I corresponded with about a dozen realtors. One of them encouraged me to disregard the, in his opinion, far fetched, exaggerated many times bogus or manipulated reviews on Zillow.... I ignored that realtor’s opinion. Instead, I decided to contact Spirit to represent me as buyer’s agent in my purchase of a new home. My decision was based mostly on many other positive reviews of Spirit on these popular websites. I have not been disappointed. About a month after we started we closed on a property: searching, viewing, and evaluating properties; making and negotiating an accepted offer; inspecting, negotiating, and supervising repairs; and so on. After the offer was accepted, we were able to complete the remainder of the buying process while I was back home overseas, so naturally I had to rely on Spirit to get the job done, and done well according to my expectations. He did. His professionalism exceeded my expectations. From beginning to end he proved to be diligent, efficient, organized, honest, courteous, knowledgeable, and an able communicator. Any minor point of criticism that I could write here would be insignificant in the scheme of the entire process. My wife and I had been working with another Realtor for a few weeks before we started working with Spirit. Our house hunting experience with this other realtor was one of frustration. We felt like we were doing all of the research and our realtor was just the guy with the keys to the houses. After a while a friend recommended Spirit to us. If you are wondering if his name is appropriate, rest assured that it is. Before we started, we let Spirit know that we were in no hurry to buy a house. If we didn't end up finding the perfect house we would simply continue renting. Spirit was fine with this, and told us of a client he had who had been looking for a few years and had just recently found a home. He never tried to pressure us into anything, and insisted that we only consider the houses that would blow our hair back as he put it. Spirit was always on top of things, emailing us about new houses on the market that he thought might interest us before we noticed them on the MLS website. This was new to us because with our previous realtor, we were usually the ones calling him about houses. Spirit is also a pool of realestate knowledge. He sees so many properties that he is very in tune with housing the Tucson area. He knows when a house is worth what the sellers are asking, and most certainly if its an amazing deal! As a real estate agent, Spirit has far exceeded my expectations. My wife and I started looking for a new home earlier this year.
